Star neighborhood buyer guide

Cresta Del Sol makes more sense when the map, the records, and the listings agree.

Cresta Del Sol is the name buyers see in Star. The recorded story is Cresta Del Sol Subdivision Nos. 1 through 5. That distinction matters because a neighborhood label alone cannot prove which declaration applies, whether a parcel is residential, or which current fees belong to one address.

This guide connects the five recorded phases to Ada County parcel data and the exact Cresta Del Sol plus Star market label. It excludes 48 recorded common lots, nearby property, commercial and other nonmarket parcels, rentals and nonmembers outside the selected scope, and any future phase without a recorded and title crosswalk.

Research and current inventory refreshed July 18 2026. The verified closing window runs from July 18 2025 through July 17 2026.

Why 270 is not the home count. Ada County returned 270 parcel records carrying the five exact subdivision identities. The plats and declaration chain identify 48 common lots. Removing those leaves 222 residential parcels in this page’s market universe. A plat count is not an association roster, and this page does not pretend otherwise.

Current homes

Five active homes and fifteen pending at the point in time check

The refreshed exact Cresta Del Sol plus Star listing feed returned 20 current records. Five were Active, fifteen were Pending, and none were Coming Soon. Fifteen were marked new construction. Every current record mapped to a selected residential parcel. None mapped to a recorded common lot and none remained unresolved.

The module below asks for Active homes only because pending inventory is not an available home search. Status can change at any time. A listing card also does not replace the parcel, declaration, title, fee, permit, inspection, and warranty review for the exact property.

If no cards appear, the current Active feed may be empty or temporarily unavailable. That does not prove there are no later status changes or direct builder opportunities.

Verified market data

The recent market is overwhelmingly new construction

The retained set contains 93 closed sales from July 18 2025 through July 17 2026. The first filter required exact IMLS subdivision Cresta Del Sol, exact city Star, and Sold status. The second step reconciled every result privately to the selected legal scope. Ninety two matched an official residential parcel directly. One matched by normalized official address. Zero remained unresolved.

A short reported clock needs context. Builder reservations, listing entry timing, contract timing, status changes, and reporting practices can compress days on market. The medians describe what the retained records report. They do not promise that a particular home will sell in the same time or that every buyer faces the same negotiation.
Verified closings by construction classificationOf 93 verified closings, 89 were marked new construction and 4 were not. 89 new construction 4 not marked new construction Verified window contains 93 closings

Construction classification comes from the retained licensed market data. It does not establish the current warranty, builder obligations, condition, or inspection history of one home.

HOA reality

The association name is verified. The exact property account still needs documents.

The master declaration recorded as instrument 2022 045942 identifies Cresta Del Sol Homeowners Association, Inc. A fresh Idaho Secretary of State search showed that exact nonprofit corporation in Active Good Standing status. The state result listed Verity Property Management, Inc. as registered agent.

Mountainbreeze Management’s official rebrand notice says Verity Property Management changed its name to Mountainbreeze Management. Mountainbreeze also maintains a current official contact route. That gives a practical path for current account information without confusing the recorded association, state agent record, and current management brand.

No public HOA amount is published here. A fee copied from a listing or an undated summary can be wrong, can omit its billing frequency, or can miss transfer charges and special assessments. For one address, obtain the seller’s current association disclosure and a current Mountainbreeze account statement or estoppel. Reconcile the result through title and escrow.

Ask for the whole account picture

  1. The exact assessment amount and billing frequency for the property.
  2. What the assessment includes and what it does not include.
  3. Any transfer charge, setup charge, working capital amount, or other closing charge.
  4. Any special assessment, approved budget change, violation, balance, or pending account issue.
  5. The document chain that places the exact parcel under the master declaration and the applicable supplement.

Current construction and resale choices

Compare the contract and the condition, not just the floor plan

Fifteen of the 20 current exact listing records were marked new construction. Toll Brothers showed two quick move in homes on its official Cresta Del Sol page at the refresh. Those two numbers answer different questions. The listing records describe the broader exact current market. The builder page describes what one builder was actively presenting on its own site at that moment.

The stronger construction signal is the combination of five recorded phases, 89 new construction closings in the verified recent period, and fifteen current records marked new construction. The two builder quick move in homes are useful current shopping context, but they are not the entire market and they do not independently prove the construction pattern.

This is a point in time market snapshot. Verify status, price, incentives, completion, and availability directly before relying on it.

New construction questions

  • Which plans, selections, appliances, landscaping, fencing, and site work are included in writing?
  • Which incentives depend on a preferred lender or title choice, and what is the real cost after comparing alternatives?
  • What inspections fit the current construction stage, and which corrections will be documented before closing?
  • When does the warranty begin, what is excluded, and how are unresolved punch items handled?

Resale questions

  • Which builder warranty rights remain, and are they transferable?
  • What changes were made after the original build, and were permits or association approvals required?
  • How do actual landscaping, window coverings, appliances, fencing, and completed improvements affect the comparison?
  • Do seller concessions and a known condition create a better total value than a new home with incentives?

Schools

Use the exact address lookup for the effective school year

Cresta Del Sol is within the West Ada School District service area, but this page does not assign one school to every parcel. Attendance boundaries, grade configurations, programs, capacity decisions, and effective years can change. A community label is not precise enough for a purchase decision.

Enter the exact home address in the district’s current lookup. Save the result and its effective school year. Then confirm the assignment directly with the district before relying on it. If a program, bus route, transfer, or future boundary matters to the move, verify that question separately.

Location and distances

Open a live route from the house you are considering

The map searches for Cresta Del Sol in Star as an orientation point. It is not a surveyed boundary, does not locate every phase, and does not establish the location of one parcel. Fixed travel times are not published because the starting lot, traffic, route, road work, weather, and time of day can change the answer.

Builders and home patterns

The records show a young housing stock. The house still needs its own proof.

The median year built among the 93 verified closings was 2025. Eighty nine of those closings were marked new construction. Toll Brothers maintains a current official Cresta Del Sol page. Those facts support a clear conclusion: construction stage, original contract terms, completion status, warranty timing, and later owner changes deserve more attention here than they might in an established resale neighborhood.

They do not support a claim that every home has the same builder, plan, condition, warranty, finish level, or remaining obligation. They also do not prove that a listing marked new construction has every permit finaled or every promised item complete.

  • Match the exact lot to the recorded plat and current title commitment.
  • Review the signed plans, options, specifications, addenda, incentives, and change orders that control the home.
  • Use independent inspections appropriate to the construction stage and contract rights.
  • Confirm grading, drainage, fencing, landscaping, irrigation delivery, utility service, and final approvals for the exact property.
  • Obtain the signed warranty, service process, start date, exclusions, transfer rules, and open claim history.

No named community amenity appears in this guide. Current builder marketing mentions amenities, but the fresh evidence did not prove current association ownership, operation, completion, access, cost, assessment inclusion, or continuing availability for a specific parcel. The right place for those answers is the current property disclosure and association package.

Recorded documents and plats

Five phases and one recorded declaration chain

Five fresh TitleOne public packages were retrieved, checksum verified, rendered, OCR processed, and inspected locally. Together they contain 125 pages. This private stage uses checksum exact first party copies with desktop viewers and mobile fallback links while retaining the TitleOne source identity. The packages are tract index resources, not title reports. They do not prove that every document applies to one property, and they cannot replace a current title commitment with later instruments, exceptions, and parcel specific matters.

Brian’s buyer analysis

The decision is construction certainty versus finished home certainty

Cresta Del Sol is not hard to understand because it lacks data. It is hard to understand because several kinds of data answer different questions. The public name helps you shop. The five plats define land records. The declaration chain defines recorded obligations. The listing feed describes a moving market. The title commitment and current account package determine what applies to one address.

The verified market tells us this is a young neighborhood. Eighty nine of 93 recent closings were marked new construction. Fifteen of 20 current listings carried the same classification. That creates real choices. A new home may offer plan and finish options, a builder process, and current incentives. A resale may offer a completed yard, installed window coverings, known surroundings, and a condition you can inspect as it sits. Neither side wins automatically.

My advice is simple. Price the whole decision. Compare contract flexibility, financing terms, incentives, completion risk, inspections, warranty, landscaping, fencing, appliances, window coverings, association account facts, and the cost of anything still unfinished. A lower headline price can lose once missing work is added. A higher completed price can lose if the condition or terms do not hold up. The clean comparison is the real cash, risk, timing, and work left after closing.

The legal crosswalk matters for the same reason. It keeps common lots out of the housing count, makes sure all 93 closings belong in the selected market, and confirms that all 20 current records land on selected residential parcels. That is useful analysis a builder page and a general neighborhood summary cannot provide. It still stops short of pretending that private account facts are public.

The shortest version: choose the exact home first, then verify the exact parcel, title chain, association account, contract, permits, inspections, warranty, utilities, schools, flood information, taxes, insurance, and unfinished work. A neighborhood summary can organize the questions. Only the property documents can close them.

Frequently asked questions

Cresta Del Sol questions buyers ask

Where is Cresta Del Sol?
Cresta Del Sol is in Star Idaho. Use the map as an orientation point, then open a live route from the exact home because the community includes five recorded phases and one search point is not a surveyed boundary.
How many homes are in Cresta Del Sol?
Ada County returned 270 parcel records across Cresta Del Sol Subdivision Nos. 1 through 5. Recorded documents identify 48 common lots, leaving a selected residential market universe of 222 parcels. That is a parcel based market count, not an association membership roster.
What were recent Cresta Del Sol home prices?
The verified period from July 18 2025 through July 17 2026 contained 93 closings. Median sold price was $694,000 and median sold price per square foot was $277.94. Those are historical aggregates, not a value conclusion for a particular home.
Are new homes still available?
At the July 18 2026 refresh, the exact current feed showed five Active and fifteen Pending listings. Fifteen of the 20 records were marked new construction. Toll Brothers separately showed two quick move in homes on its official page. Availability and status can change, so verify the current listing and builder record directly.
How much is the Cresta Del Sol HOA?
This page does not publish an HOA amount or range. For the exact property, obtain the seller’s current association disclosure and a current Mountainbreeze account statement or estoppel. Confirm dues, billing frequency, inclusions, transfer or setup charges, special assessments, violations, and account standing through title and escrow.
Does Cresta Del Sol have community amenities?
No named amenity claim is made here. Current builder marketing mentions amenities, but the reviewed evidence did not establish current association ownership, operation, access, completion, cost, assessment inclusion, or continuing availability for one property. Verify those facts in the current disclosure and association package.
Which schools serve Cresta Del Sol?
Use the West Ada School District exact address lookup and confirm the result with the district for the effective school year. This page does not assign one school to every parcel because boundaries and programs can change.
What should I verify before buying?
Confirm the exact parcel, recorded plat and declaration chain, current title commitment, association account, permits and final approvals, inspections, warranty, utilities, school assignment, flood information, taxes, insurance, irrigation facts, and every unfinished or promised item in writing.

I've spent 35 years in the Treasure Valley — born in Boise, raised in Meridian, lived in Eagle for 8 years, now on acreage in Middleton. Before I was an agent, I was an appraiser. That means I see homes differently than most. I've closed over 120 transactions and more than $100M in sales, but the number I'm most proud of is the families who moved here from California, Washington, and beyond and said it was the best decision they ever made. There's a lot more to the story.
