Heirloom Ridge HOA reality
The master declaration creates Heirloom Ridge Homeowners Association, Inc. The Idaho Secretary of State public search returned that exact entity in Active Good Standing and listed Verity Property Management Inc. as registered agent. Mountainbreeze Management states on its current official site that Verity changed its name to Mountainbreeze while keeping the same team and services. That closes the current manager continuity route. It does not create a current exact property fee statement.
Get the seller package

The current builder page identifies West Ada as the school district for its public sales location. That is an orientation fact, not a guaranteed assignment for every Heirloom Ridge property. Run the actual residential address through the current West Ada lookup and confirm grade level, transportation, enrollment timing, programs, and any choice process directly with the district.

Use the exact street address in the official West Ada tool. Do not substitute the builder sales address, a neighboring home, an older listing, or a third party school page.
Confirm the details
Ask the district about current assignment, bus eligibility, enrollment timing, special programs, and any planned boundary change that could affect the exact grade.

Brian’s practical Heirloom Ridge analysis
I like Heirloom Ridge, and I have said that in my own Star neighborhood content. That does not give me permission to recycle old prices, fees, floor plans, or amenity details as current facts. The useful part is combining the location observation with fresh public evidence and a clear sequence for one address.
The public name is only the front door
Heirloom Ridge works for search, conversation, and listings. Rosti Farms Nos. 1 through 9 explains the recorded land. The buyer needs both because a familiar community name cannot identify the controlling plat or supplement by itself.
Nine phases are manageable when the chain is mapped
The master starts with Nos. 1 and 2. One supplement then adds each phase from No. 3 through No. 9. That is a clean sequence, but the buyer still has to match the exact legal description and include the April 2026 amendment.
The amount of movement deserves a second question
One hundred eight retained closes and 67 verified current Active or Pending records is a lot of activity for one subdivision name. The next question is what is driving it. New releases, builder timing, completed inventory, resale competition, incentives, and property differences can all matter. The counts alone do not answer that.
Zero DOM is not a shortcut to seller leverage
The two median market time fields are both zero. I would dig into the exact listing history before treating that as a demand signal. Reporting practices and new construction timing can compress those fields.
The highway question belongs at the house
The public map and Brian’s owned observation support a proximity tradeoff. They do not tell you how one interior, patio, yard, wall, orientation, traffic period, or future access point will feel. Test the exact place.
The HOA answer should end at closing documents
The current manager continuity route is now clear, while a current uniform amount is not. That is enough to act: get the exact property package, confirm the association and payee, then have title or escrow reconcile the final charges and recorded scope.
