The zero day medians need restraint. A median DOM and CDOM of zero can reflect new construction release practices, entry timing, rapid contracts, or other reporting behavior. I would not use those fields alone to tell a buyer that every home sells immediately or that the seller has all the leverage.

Current identity without an invented fee

Heirloom Ridge HOA reality

The master declaration creates Heirloom Ridge Homeowners Association, Inc. The Idaho Secretary of State public search returned that exact entity in Active Good Standing and listed Verity Property Management Inc. as registered agent. Mountainbreeze Management states on its current official site that Verity changed its name to Mountainbreeze while keeping the same team and services. That closes the current manager continuity route. It does not create a current exact property fee statement.

Get the seller package

Require the seller to obtain the current resale or disclosure package for the exact property. It should identify the association, current charges, account standing, transaction fees, rules, notices, and the records the buyer is entitled to review.

Verify the manager in writing

Use Mountainbreeze Management as the current continuity route, then ask for written confirmation that the manager handles the exact association and property. Confirm the proper payee and current contact path.

Let title reconcile the legal map

Have title or escrow compare the legal description, plat, declaration, applicable supplement, April 2026 amendment, seller package, manager statement, ledger, and closing charges.

The current builder page names an outdoor pool. Verify present operation, ownership, season, guest rules, exact lot access, insurance, and any cost through the association package and title file.

Pickleball court

The same current builder page names a pickleball court. Confirm current access, scheduling, rules, maintenance responsibility, and property eligibility before relying on it.

Playground

That same current page names a playground. A field visit and current written association confirmation should settle operation, access, rules, and condition for the buyer.

The current builder page identifies West Ada as the school district for its public sales location. That is an orientation fact, not a guaranteed assignment for every Heirloom Ridge property. Run the actual residential address through the current West Ada lookup and confirm grade level, transportation, enrollment timing, programs, and any choice process directly with the district.

Brian has called out the highway tradeoff before. His owned Star transcript says Heirloom Ridge sits near the highway and that some later homes could be closer to it. The current public map supports the location concern. The right use of that observation is an exact home sound and route test, not a neighborhood wide noise conclusion.

Toll Brothers currently markets Heirloom Ridge as a Star community with two collections of single family homes. Collection names, plans, available homes, pricing, incentives, and completion timing can change. For resale property, verify the original builder and permit record instead of assuming every home follows the current builder page.

Do not treat the current builder site as a complete builder history. It proves the present Toll Brothers marketing route. It does not prove who built a particular resale, which plan it is, whether an improvement was permitted, or whether a warranty transfers.

What a generic subdivision page misses

Brian’s practical Heirloom Ridge analysis

I like Heirloom Ridge, and I have said that in my own Star neighborhood content. That does not give me permission to recycle old prices, fees, floor plans, or amenity details as current facts. The useful part is combining the location observation with fresh public evidence and a clear sequence for one address.

The public name is only the front door

Heirloom Ridge works for search, conversation, and listings. Rosti Farms Nos. 1 through 9 explains the recorded land. The buyer needs both because a familiar community name cannot identify the controlling plat or supplement by itself.

Nine phases are manageable when the chain is mapped

The master starts with Nos. 1 and 2. One supplement then adds each phase from No. 3 through No. 9. That is a clean sequence, but the buyer still has to match the exact legal description and include the April 2026 amendment.

The amount of movement deserves a second question

One hundred eight retained closes and 67 verified current Active or Pending records is a lot of activity for one subdivision name. The next question is what is driving it. New releases, builder timing, completed inventory, resale competition, incentives, and property differences can all matter. The counts alone do not answer that.

Zero DOM is not a shortcut to seller leverage

The two median market time fields are both zero. I would dig into the exact listing history before treating that as a demand signal. Reporting practices and new construction timing can compress those fields.

The highway question belongs at the house

The public map and Brian’s owned observation support a proximity tradeoff. They do not tell you how one interior, patio, yard, wall, orientation, traffic period, or future access point will feel. Test the exact place.

The HOA answer should end at closing documents

The current manager continuity route is now clear, while a current uniform amount is not. That is enough to act: get the exact property package, confirm the association and payee, then have title or escrow reconcile the final charges and recorded scope.
