Mace River Ranch deserves attention when a buyer wants a higher price point in Eagle and is comparing custom homes, larger finished areas, and lots that can differ meaningfully from one another. The market evidence supports that this is not a simple price per square foot neighborhood. The two active listings alone had a median asking price above the median of the 17 retained closings. Those are different samples, and that gap does not prove appreciation.

What I would compare first

I would start with lot position, water relationship, architecture, effective age, renovation quality, outdoor improvements, garage utility, views, privacy, and the closest credible sold homes. Then I would read the title and HOA package before treating a feature or right as part of the value.

Where buyers can get surprised

The biggest avoidable mistake is assuming every property has the same fee, access, amenity, maintenance, flood, irrigation, or utility answer. Phase 4 makes that especially important. The answer should come from the legal description and current written package.
