On the No. 1 plat, the lots are stated to receive domestic water from Eagle Water Company, and the plat includes Eagle Sewer District easement language. The current Veolia Idaho and Eagle Sewer routes can start the check. Confirm the provider, meter, connection, account, charges, capacity, and service condition for the address.

The plat and declaration describe irrigation service and association responsibilities, with New Dry Creek Ditch Company named in the plat. Before relying on the system, confirm the current source, season, schedule, charge, winterization, lot equipment, repair duty, and actual operation at the home.

There are only two recorded subdivisions in the current community scope, and the first supplement clearly brings the second one into the declaration. That makes the opening legal question direct. Which plat contains the address, and what later records affect it?

Low inventory changes the search

Zero current homes means the next listing can attract attention simply because it exists. Set the alert early, prepare the financing and document questions, and keep outside Eagle comparisons ready so scarcity does not make the decision for you.

Resale evidence is still thin

Only four of the 22 recent closings were not marked new construction. The community is moving away from builder sales, but the resale record is still small. Condition, improvements, lot position, and seller terms deserve more weight than a simple neighborhood midpoint.
