Whether you want riverfront luxury, a community with its own golf course, or a starter home inside a premium neighborhood, Eagle delivers at every level. I lived in Eagle for 8 years, sold homes in most of these subdivisions, and I still believe it’s the crown jewel of the Boise area.

After 35 years in the Treasure Valley, 120+ transactions, and over $100M in sales, here are my top 7 Eagle neighborhoods and the one I always recommend first.

  • Mesa River Ranch delivers uniform luxury with 2.5 miles of trails. Median: ~$1.6M
  • Bald Eagle Point is a newer subdivision with great amenities. Range: $1.1-$1.7M
  • Riverstone is a waterfront lifestyle community in West Eagle. Range: $500K-$2M+

1. Legacy Subdivision (My #1 Pick)

Legacy is Eagle’s best-kept secret, and it’s my number one recommendation. I lived here. I played on the golf course, swam in the pools, played soccer, tennis, pickleball, and attended the community events. This place is a community, not just a subdivision.

What you get: 590 acres (expanding as they buy more land), a three-hole golf course with par 3, 4, and 5 over water, three swimming pools, three tennis courts, pickleball courts, a laser-leveled soccer field, and tons of walking paths. This place was originally planned as the Mia Hamm Center for soccer and the Jack Nicklaus Center for golf. Those names changed, but the quality stayed. The community feel: 4th of July fireworks for residents that are absolutely off the charts. Thanksgiving events. Christmas parades. There’s a sense of togetherness here that you don’t get in most subdivisions. Pricing: Median home price ~$970K. Sales range from $740K townhomes to $2.5M+ luxury homes. HOA is $1,600 to $2,400/year, which keeps everything prim and proper while funding all those amenities. The one knock: No acre lots. You’ll find half-acre and below. But Legacy is designed so you don’t need a huge lot because the community amenities are your backyard. Builders: Open subdivision with strict building standards, not a closed builder community. Different phases have different ACC guidelines (some require 50-year roofs, for example), which protects values regardless of builder.

2. Two Rivers

Luxury living is guaranteed here. Two Rivers has gated and non-gated sections, 17 ponds, over 40 waterfalls, tennis courts, paved paths, and a clubhouse.

Pricing: Pricing varies widely by property, lot, and river/amenity position. Lowest sale ~$650K. Eagle’s highest sale in the last 12 months was in Two Rivers at $6.4M. Homes range from 1,900 to 8,000 square feet. HOA: $2,000 to $4,000/year. The variety: This is the key differentiator. Two Rivers has everything from modest homes to mega-mansions. If you want options within one luxury community, this is it.

3. Williamson River Ranch

If you want to experience luxury on the river, you need to see Williamson River Ranch. The amenities, ponds, pathways, pool, and Gaggenau appliances in the clubhouse all speak to premium living. Views of the mountains, right next to the Greenbelt. This is one of the places people specifically request when moving to Eagle.

Pricing: Range $1.3-$2M in the last year. Median ~$1.5M. HOA: $2,300 to $3,000/year. Lots are quarter-acre to half-acre. Builders: Legacy Construction and Paradigm Construction, both winners to work with. Only 7 home sales in the last 12 months because it’s a newer neighborhood with construction still happening.

4. Creighton Woods

What makes Creighton Woods special is direct Boise River access. Very few Eagle neighborhoods can say that. It also reaches into Banbury Golf Course, and everything was built since 2020.

Pricing: Range $1.4 to nearly $3M. Median ~$2M. HOA: flat $1,800/year. Home sites are 0.4 to 0.6 acres. Builders: Tradewinds, Paradigm, Legacy. These homes have been in the Parade of Homes. The shopping location is close to North Meridian, making it one of Eagle’s most convenient spots.

5. Mesa River Ranch

Uniform luxury with a clubhouse, pool, and 2.5 miles of trails. There’s a nature reserve between the neighborhood and the Greenbelt, which is just on the other side of the homes. Nestled next to Eagle Road for easy access.

Pricing: Range $1.1-$2.2M. Median ~$1.6M. HOA: $1,500 to $3,600/year. Lots are quarter-acre to an acre, with most built in the last 10 years. Gated and non-gated sections are available. Honestly, the non-gated sections are just as nice.

6. Bald Eagle Point

Newer subdivision with solid amenities: pickleball court, pond, park area, play area. Location is just a couple miles from all the stores and access you need.

Pricing: Range $1.1-$1.7M. Median ~$1.4M. HOA: ~$2,000/year. One builder (WPG, a California-based group), which means you might see your floor plan repeated a few doors down. That’s the one con. But for the price point, amenities, and luxury, it’s a strong subdivision.

7. Riverstone

Riverstone is a lifestyle, not just a neighborhood. Located in West Eagle near Star, it features man-made ponds with beachfront lots, a clubhouse with pool, fire pits, bocce ball, and workout facilities.

Pricing: Range ~$500K to $2M+. Some lots are about a third of an acre, with a couple one-acre lots available. HOA: ~$2,000/year. My best friend was under contract for $1.475M on a pond lot here. The appeal: Smaller lots than Legacy, but the lifestyle amenities are unmatched. Paddleboarding on the ponds, the clubhouse, the community feel. People who move to Riverstone do it for the lifestyle.

8. Dry Creek Ranch (Bonus)

Semi-custom building with Boise Hunter Homes as the primary remaining builder. They’re a semi-custom builder where you choose from their floor plans and modification options. Not full custom, which means less headache.

Pricing: Range $780K to $2.4M. Median ~$1.07M. My current client is building a 5,000 sq ft home here, and it’s one of the nicest in the subdivision. My take on custom vs. semi-custom: People who build fully custom once usually don’t do it again. Every handle, doorknob, light switch location becomes a decision. Semi-custom gives you choices without the exhaustion.
