About the zero market time medians: DOM and CDOM are reported IMLS fields. At least half of the 22 reporting rows had a zero in each field, so both medians are zero. That does not mean every home sold immediately. The retained sample is entirely reported under one builder field and includes newer construction activity. I would use the exact home’s listing history, construction status, contract history, and seller position instead of turning the median into a speed promise.

The current Idaho Secretary of State result identifies Carrara Estates Homeowners Association, Inc. as Active Good Standing and identifies Alliance Management Partners, LLC as registered agent. Eagle Island State Park is a public recreation option outside the association. Neither fact proves what the HOA owns, operates, maintains, or allows.

I do not have a Carrara specific personal transcript to lean on, so I am not going to manufacture a story. The value here comes from connecting the legal records, current inventory, and exact market sample in a way that helps you make a cleaner decision.

Compare the contract, not only the house

This sample is entirely reported under one builder field and centers on newer construction. A headline price misses design selections, structural options, lot premium, incentives, financing terms, completion timing, landscaping, and warranty documents. Put those items beside each other before calling one home the better deal.

Do not turn Pending into a demand claim

Seventeen Pending records beside five Active records is a real status snapshot. It is not proof of appreciation, scarcity, future availability, or seventeen independent resale choices. Builder pipelines can place several homes into Pending status on different construction timelines.

Use the price medians carefully

The current Active asking midpoint is close to the past sold median, but the groups are different. The asking sample has five records. The closed sample has twenty six. Neither tells you what one plan, lot, option package, or contract should be worth.

Make every unknown earn a deadline

HOA charges, utilities, irrigation, insurance, permits, taxes, title, and school assignment should not stay as casual questions. Assign each one to a source, require a written answer, and put the answer before the deadline that protects your decision.
