Meridian, Idaho went from a town of 33,000 to over 100,000 people, and most of them came for the same reason you’re thinking about it: they wanted out of their blue state and into a place that matched their values. But before you pack the U-Haul, you need to know what you’re actually getting into.

I’m Brian Hymas. I was born in Boise, grew up in and around Meridian, lived in Eagle for eight years, and now live in Middleton. I’ve spent 35 years in the Treasure Valley, closed over 120 transactions totaling more than $100M in sales, earned the Circle of Excellence award and my RENE designation. Meridian is where I cut my teeth. I know this city like the back of my hand.

The Quick Answer

  • Meridian is the heartbeat of the Treasure Valley and the #1 destination for relocating conservatives
  • It’s highly residential with great freeway access, restaurants, schools, and hospitals
  • Tradeoffs are real: smaller lots, heavy traffic, road construction everywhere, and limited outdoor recreation access
  • It’s not cheap: desirable location means you pay a premium and get less land
  • Star is the next Meridian, Middleton is the next Eagle if you want more space and value

The Five Things Nobody Tells You About Meridian

Road Construction Never Ends

If you use the Waze app, you’re going to need it in Meridian. Eagle Road is the main corridor from the freeway up through to Eagle, crossing the Boise River. It passes the Village, Target, restaurants, schools. It’s the hub. And it’s always under construction. If it’s not Road A this month, it’s Road B next month and Road C the month after. Growth drives construction, and Meridian is growing fast.

The Lots Keep Shrinking

The more popular Meridian gets, the smaller the lots get. When I show people Meridian on a Zoom call, I pull up the satellite view and let them see the sea of houses. That’s Meridian’s true identity. If you’re coming from a state where you had space, and you’re expecting that same space at a reasonable price in Meridian, you need to recalibrate. You can get a nice home, but getting a nice yard with RV parking or a shop? That’ll cost you.

Location Is a Double-Edged Sword

Meridian’s location is fantastic for daily life. Freeway access, proximity to everything you need residentially. But if you’re moving to Idaho because you want to hike after work, float the river, or mountain bike on weekends, Meridian itself is flat and sits above the Boise River on a bench. The Greenbelt runs through Boise, Garden City, and Eagle. Not Meridian. Bogus Basin is almost an hour away. McCall is two hours. You’ll love the lifestyle, but you’re driving to get to it from Meridian.

It’s “Boring-er” Than You Think

My three-year-old used the word “boring-er” and it fits perfectly. Meridian is not the life of the party. It’s a great place to raise a family with soccer leagues, football, basketball, restaurants, and theaters. But when it comes to the outdoor adventure lifestyle that draws people to Idaho, you’re not living in the middle of it. You’re living in a residential hub that gives you access to it.

The Schools Get a Bad Rap (But Don’t Panic)

Some websites rank Meridian’s education at a C-minus. Here’s what I tell people: go look at the actual schools on GreatSchools.org before you trust a blanket city rating. Every rating system weighs things differently. Some care about diversity metrics, some care about test scores, some about funding or teacher-to-student ratios (about 20:1 in Meridian). Compared to what a lot of folks are leaving behind in other states, Meridian’s schools are doing just fine. Do your own research on the specific schools in the neighborhoods you’re considering.

Where Should You Look Instead?

If Meridian’s density and price point aren’t matching what you want, here’s what I tell my clients:

Factor Meridian Star Middleton
Lot sizes Small, getting smaller Larger, more variety Largest in the Valley
Price per sq ft Highest in suburban TV Lower, great value Best value right now
Growth trajectory Mature, built out The next Meridian The next Eagle
Outdoor access Drive to it Closer to foothills Rural feel, acreage options
Commute to Boise 15-25 min 25-35 min 30-40 min
Vibe Suburban hub Growing fast Small-town, quiet

Star is the next Meridian. Middleton is the next Eagle. If you want the space and the Idaho lifestyle you’re picturing in your head, look west.

Frequently Asked Questions

Is Meridian, Idaho a good place for conservative families?

Yes. Meridian is one of the most popular landing spots for families leaving blue states. The values align, the schools are solid, and the community is family-oriented. Just know it’s a dense suburban environment, not a rural escape.

How bad is traffic in Meridian?

Eagle Road and the major corridors see consistent traffic Monday through Friday. If you’re coming from LA or Seattle, it’s nothing. If you’re expecting small-town Idaho roads, Meridian will surprise you. Waze is your friend.

Can I get land or acreage in Meridian?

Not without paying a significant premium. Meridian’s growth has pushed lot sizes down. If acreage is a priority, look at Star, Middleton, or even Caldwell for more bang for your buck.

What’s the student-to-teacher ratio in Meridian schools?

About 20 to 1. The school district is large and serves a wide area. Individual school ratings vary, so check GreatSchools.org for the specific schools in your target neighborhood.

Is Meridian close to skiing and outdoor recreation?

Bogus Basin is about 45-60 minutes from Meridian. McCall is two hours. The Boise River Greenbelt doesn’t run through Meridian. You’ll have access to all of it, but you’re driving to get there.

What’s the population of Meridian now?

Over 130,000 and growing. It was 33,000 when I was in high school. The growth has been explosive and it’s not slowing down.

I've spent 35 years in the Treasure Valley — born in Boise, raised in Meridian, lived in Eagle for 8 years, now on acreage in Middleton. Before I was an agent, I was an appraiser. That means I see homes differently than most. I've closed over 120 transactions and more than $100M in sales, but the number I'm most proud of is the families who moved here from California, Washington, and beyond and said it was the best decision they ever made. There's a lot more to the story.
