2. Understand that Boise means nine cities. When people say “moving to Boise,” they usually mean the Treasure Valley. That includes Boise, Meridian, Eagle, Star, Middleton, Nampa, Caldwell, Kuna, and Garden City. Each one has a distinct feel, price point, and community vibe.

I grew up in South Meridian. Technically my address was Boise, but it was South Meridian in every way that mattered. Meridian has gone from 33,000 people when I was in high school in the 1990s to 139,000 today. That kind of growth changes the landscape, but the community feel has held strong.
Community events that actually matter:
Meridian Dairy Days is a summer parade and celebration that pays tribute to the dairy farming roots of the area (Idaho is the third largest dairy producing state in the nation). The Christmas Light Parade happens the first Friday of December, ending at the city building where they light the tree. When our kids were younger, we went into Meridian around the holidays for coloring books, games, and pictures with Santa. These are not corporate events. They are small town traditions that 139,000 people somehow still make feel personal.
The one thing nobody talks about:
Freeway access. South Meridian’s proximity to I-84 gets you anywhere in the valley fast. Ten minutes to downtown Boise. Fifteen to twenty minutes to the west end in Caldwell or Middleton. If you take the 10 Mile exit, you are connected to everything. I live in Middleton now and it takes us 20 minutes to get to Shields, which is still in South Meridian. The freeway is Meridian’s secret weapon.

I have helped buyers at $142,000 and buyers up to $5 million in the same month. CBH (Corey Barton Homes) has a massive presence in Meridian with a ton of options under the median price. Then you have other builders filling in that $540K to $1M range with quality construction.
For acreage, know this: there are only about 11 active listings in Meridian with one acre or more at any given time. Middleton actually has more acreage properties available right now than Meridian does, despite having a fraction of the population. If acreage is your priority, you may want to look west toward Middleton (which is essentially the next Eagle in terms of trajectory) or Star (which is the next Meridian).
Schools, Safety, and the Stuff That Matters
Schools: A’s and B’s will treat you well in Meridian. I went to Meridian High School. It has received significant renovations and investment over the years. People used to overlook it because newer schools were being built around it, but it has come back strong. Charter schools are also available throughout the district.
Safety: The violent crime rate is 1 in 698. I do not remember the last time I heard about a serious crime in Meridian. The statistics say it is safer than 58% of communities nationally, but my lived experience says it feels even safer than that.
Medical: St. Luke’s on Eagle Road is minutes away from anywhere in South Meridian. Top notch care, no long drive required.
What Is Happening in South Meridian Right Now
The area is booming with new development:
– Topgolf is in South Meridian
– Shields (the massive sports and entertainment complex) is in South Meridian
– Wahooz and Roaring Springs water park
– Hillsdale Park and Discovery Park
– YMCA facility
– Albertsons and multiple grocery options are building out
– Home Depot, Lowe’s, Walmart all have South Meridian locations
– The 10 Mile corridor is being built out to match the Eagle Road corridor
Construction is a bear right now as they widen roads and improve access off Eagle Road, but that is the cost of growth. Going from 33,000 people to 139,000 means infrastructure has to catch up. This is not a problem. It is a sign that the investment is flowing in the right direction.

South Meridian in 2025: What the Numbers Actually Look Like
If you are relocating from California, Washington, or Oregon and doing a genuine cost comparison, here is what South Meridian looks like on paper in 2025. Entry-level single-family homes start in the low $400,000s for three-bedroom homes in established neighborhoods. New construction in developments like Bainbridge and Victory Commons runs from the mid $400,000s to $650,000 for four-bedroom two-bath homes with two and three car garages. Luxury builds in the Hillsdale and Meridian Road corridor push into the $700,000s and up.
For a family selling a $900,000 house in the Sacramento Valley or a $1.2 million home in the Bay Area, buying in South Meridian at $550,000 means showing up with equity left over. That changes everything — the down payment, the monthly payment, the financial flexibility you feel in year one.
Ada County property taxes average around 0.75 percent of assessed value, which is lower than most California counties. Combined with Idaho’s income tax structure (top rate 5.8 percent, capped at $14,000 of taxable income), the total tax burden for a family earning $150,000 to $250,000 is meaningfully lower than coastal states. For families moving from states where faith communities have shrunk, South Meridian offers something you may not have experienced in years: a church that is full on Sunday morning and active seven days a week.
Schools score well on Idaho state assessments, with Rocky Mountain consistently ranking among the top high schools in the state. The Meridian School District runs a choice enrollment model that gives families flexibility depending on their specific neighborhood assignment.
