Moving to Boise from a Blue State: Boise vs. Meridian, Which One’s Actually for You?
Most people say they’re “moving to Boise” when what they really mean is they’re moving to the Treasure Valley. And the two cities they’re choosing between? Boise and Meridian. They’re completely different animals. Here’s the honest breakdown from someone who grew up on the border of both.
I’m Brian Hymas, born and raised in the Boise Valley. I’ve spent 35 years here, closed over 120 transactions totaling more than $100M in sales, earned the Circle of Excellence award and my RENE designation with JPAR Live Local. I grew up with a Boise address but went to Meridian schools, Meridian churches, and lived Meridian life. I know both cities inside and out.
The Quick Answer
- Meridian is the better pick for most out-of-state conservative families relocating from blue states
- Boise wins on outdoor access (Greenbelt, foothills, river) and downtown culture
- Meridian wins on growth, community feel, family-friendly neighborhoods, and freeway access
- Property taxes are nearly identical between the two cities
- Schools are open enrollment statewide so you’re not locked into your home’s district
Population and Growth
This tells you everything. Boise’s population is in a slight decline, about half a percent since the last census. Meridian is growing at roughly 3.66% per year. That’s a massive gap.
What does that mean for you? Meridian is where the new construction is happening. The new restaurants, the new schools, the new neighborhoods. Boise has pockets of revitalization, but the energy and investment are flowing to Meridian. The most expensive real estate in the Valley is still North End Boise and Southeast Boise, but the growth engine is Meridian.
Traffic and Commute
I’ll give a slight edge to Boise here. Meridian’s grid system works well (one mile by one mile blocks), but Eagle Road is the main corridor and it gets congested. Most traffic on the freeway happens west of Eagle Road, so Meridian residents heading into Boise hit that commute.
From Meridian to downtown Boise is about 20-30 minutes depending on time of day. No wrecks, no snow, no one pulled over on the shoulder, you’re looking at a smooth ride. Coming from LA or Seattle traffic? You’ll laugh at what we call “traffic” here.
A quick note: in Idaho, we call it “the freeway” and “the connector.” Not “the 84” or “the 184.” You’ll fit in faster if you drop the “the” in front of highway numbers.
Landscape and Outdoor Recreation
This is Boise’s clear win. The Boise Greenbelt runs through Boise, Garden City, and Eagle. Not Meridian. The foothills are right there for hiking. Table Rock is a great family hike (my 11-year-old did it on a school field trip). Bogus Basin is 30 minutes from downtown Boise. The Boise River for rafting, fishing, and yes, bridge jumping if your kids are old enough.
Meridian sits on a flat bench above the river. It has solid parks like Kleiner, Discovery, Settlers, and Storey Park, but it’s not the outdoor adventure hub. If the outdoor lifestyle is your top priority, Boise or Eagle will serve you better.
Home Prices and What You Get
| Factor | Boise | Meridian |
|---|---|---|
| Median home price | ~$535K | ~$540K |
| Median household income | ~$82K | ~$90K |
| Median days on market | 12 | 21 |
| Active listings | ~607 | ~716 |
| Highest sale | $5.7M | $3.35M |
| Lot sizes | Varies wildly | Trending smaller |
| New construction | Limited | Everywhere |
Boise’s price range is extreme. You’ve got $400K two-bed, one-baths near downtown alongside $2M+ homes in the North End and Southeast Boise. Meridian is more uniform: newer neighborhoods, HOA communities, approved builders, walkable designs, but on smaller lots.
Schools: West Ada vs. Boise School District
West Ada (formerly Meridian School District) and Boise School District both have solid ratings. Get online, look at the individual schools. I’d also suggest looking at the school board, city council, and mayor to understand the values trickling down into those institutions.
Here’s something most people don’t know: Idaho has open enrollment statewide. If there’s no overcrowding, your kid can go to any public school in the state regardless of where you live. This keeps charter schools, private schools, and public schools competitive.
Restaurants, Shopping, and Healthcare
Honestly? It’s a wash. Costco, Target, Chick-fil-A, Texas Roadhouse, Trader Joe’s, Albertsons, WinCo. They’re everywhere across both cities. Downtown Boise has a better independent restaurant scene with authentic Basque food (Boise is a Basque cultural center), Italian, Vietnamese, and more. But you won’t starve in Meridian.
Healthcare is solid across the Valley. St. Luke’s on Eagle Road serves Meridian; St. Luke’s and St. Al’s are in Boise. We’re a Level 2 trauma center. For anything extreme (severe burns, specialized cancer treatment), patients may get transferred to Salt Lake or Portland, but that’s rare.
Neighborhoods Worth Checking Out
Meridian: Paramount, Bainbridge, Bridge Tower West, Oaks North, Spur Wing, Fairbourn, Calistoga, Sky Mesa, Pinnacle, Tuscany, Century Farm. There are dozens more. This isn’t even the tip of the iceberg.
Boise: Highlands (North End, $2-5M), Harris Ranch (Southeast), Columbia Village (near Micron), Hazelwood Village, Locale (Southwest).
A note on HOAs: Most neighborhoods in both cities have HOAs. That’s how city councils approve developments. CC&Rs require a governing body. If a neighborhood looks pristine, the HOA is strict. If trash cans are sitting out front, it’s relaxed. Know what you’re getting into.
My Pick
Meridian, 11 times out of 10. Family-friendly, great freeway access, tons of new housing, strong community feel. Christmas parades, Meridian Dairy Days, the whole vibe. The only scenario I’d pick Boise is if I was downsizing to a flat overlooking the Greenbelt. That’d be pretty sweet.
But here’s the thing: if Meridian’s density isn’t your speed, look further west. Star is the next Meridian. Middleton is the next Eagle. There’s a whole Valley to explore.
Frequently Asked Questions
Is Boise or Meridian more conservative?
Meridian trends more conservative overall. Boise proper, especially downtown, leans more left. Look at city council and mayoral races for a sense of the political direction.
What’s the commute from Meridian to downtown Boise?
About 20-30 minutes depending on time of day and conditions. No comparison to West Coast traffic.
Are Boise schools or Meridian schools better?
Both districts have strong schools. Idaho’s open enrollment means you’re not stuck with your home’s assigned school. Research individual school ratings and school board values.
Is Meridian cheaper than Boise?
Median prices are nearly identical ($540K vs $535K). But Meridian gives you more new construction options, while Boise has a wider range from affordable to ultra-premium.
Do I need a car in Boise or Meridian?
Yes. Public transit exists but it’s limited. This is a car-dependent metro. Plan accordingly.
What grocery stores are in the Treasure Valley?
Albertsons (headquartered here), WinCo (also headquartered here), Costco (3 locations, 4th coming), Trader Joe’s, Whole Foods (downtown Boise only), Target, and more. You’ll have everything you need.

I've spent 35 years in the Treasure Valley — born in Boise, raised in Meridian, lived in Eagle for 8 years, now on acreage in Middleton. Before I was an agent, I was an appraiser. That means I see homes differently than most. I've closed over 120 transactions and more than $100M in sales, but the number I'm most proud of is the families who moved here from California, Washington, and beyond and said it was the best decision they ever made. There's a lot more to the story.
