I attended a planning meeting for Valnova a few months back, and here is what stood out. This is not a cookie cutter subdivision slapped together to capitalize on growth. Clyde Capital Group went to Eagle’s city council first and asked, “If we build here, what do you want to see?” The council said fire service, elementary schools, road access, and smart infrastructure. Clyde Capital built all of that into their proposal before ever breaking ground.
One city council member was so impressed with how they approached it that she left her seat on the council to go work for Clyde Capital. That tells you something about the people behind this project.
If you have seen Desert Color in St. George, that is the vibe these developers bring. Now imagine that same energy transplanted into Eagle, Idaho, surrounded by foothills with panoramic views instead of desert. That is Valnova.
What You Get Inside the Community
This place is designed so you never need to leave. Think destination community, not just a neighborhood.
Recreation and amenities include: – Three swimming pools (indoor and outdoor), hot tubs – Tennis courts and pickleball courts – Fitness centers – 2.5 acre lake with beach access and paddleboarding – Miles of hiking and biking trails through the foothills – Pocket parks throughout the community – 18 hole golf course with Troon potentially operating it

I lived in Legacy subdivision in Eagle for eight years. Legacy is a fantastic community with golf, pools, and walking paths. Valnova is shaping up to be Legacy on steroids. The scale, the amenities, and the long term vision are a level above anything the Treasure Valley has seen before.
The Builder Lineup Is Legit
Valnova was strategic about which builders they brought in. This is not a situation where one national builder stamps out the same floor plan 500 times. The first phase features a deep bench of quality builders:
Builders include: Shea Homes, Tresidio, Berkeley, Hallmark, Highland, Oakmont, Paradigm, Solitude, Superior Custom Homes, Integrity Homes and Design, Bachman, Biltmore, Brookstone Custom Homes, Core, and Hammett.
I have personally worked with or sold homes from many of these builders. Tresidio is honest and equitable. Highland builds beautiful custom homes (I am working with a Highland custom build right now). Hallmark hits a sweet spot on price without compromising quality. Biltmore can go from spec homes to luxury parade homes. Paradigm is true luxury.
Idaho builders build for zero degree winters and 100 degree summers. The construction quality here is genuinely strong. I would put Boise’s build teams up against most markets in the country.
What About HOAs?
I get it. You are moving to Idaho partly because you want freedom and less regulation. HOAs can feel like the opposite of that. But here is the reality: in a community like Valnova, the HOA is what protects your investment.
When we sold our house in Legacy, it sold for top dollar. The HOA played a huge part in that. Clean streets, maintained common areas, and consistent standards across the neighborhood all contribute to property values. If keeping your trash cans in and your garage door shut means you get golf courses, pools, trails, and a vacation resort feel year round, that is a trade most people can live with.
Valnova’s HOA will uphold community values and keep the neighborhood looking like a place people never want to leave. That is the whole design philosophy here.
