Here is the part I would focus on. Forty three Active homes in one exact community gives a buyer room to compare. You can look at several plans, lots, completion states, and pricing packages without changing the location question every time.

That choice should make you slower about the paperwork and faster about organizing it. Build one grid for the homes that survive the first walk through. Put the total price, credit, lender condition, deposit, included work, lot condition, permit status, warranty, inspection result, HOA package, insurance answer, closing, and possession in the same place.

The public name and legal name matter because title, the HOA package, and the recorded instruments may say Gander Creek South when the listing and builder page say Dakota Creek. That is not a reason to avoid the neighborhood. It is a reason to make sure everybody is reviewing the same exact parcel and document chain.

The long recent listing times are useful if you read them right. They show that some homes had a long marketing history. They do not tell you the physical construction timeline.
