Springhill in Meridian, Idaho

One neighborhood name with four recorded phases

Springhill is the name buyers see in home searches. The recorded property underneath it is Springhill Subdivision Nos. 1 through 4. That connection matters because it keeps the home search, market numbers, HOA review, and title work inside the same 260 home residential community.

What the current construction phase means

New construction drives the current comparison

53 of 57

Recent closings marked new construction

This is a builder heavy recent market. That means a simple neighborhood average can hide incentives, credits, lot premiums, design choices, and financing terms.

Current homes marked new construction

The current choice set gives buyers several homes to compare. It does not promise that every home is complete, available tomorrow, or offered on the same contract terms.

Questions to settle before an HOA deadline
Question Why a public figure is not enough Best current route
What is due and how often? A builder or listing figure can be approximate, old, or missing frequency Current disclosure or resale package, account statement, title, and escrow
What does the payment include? General marketing does not define one address obligation Current budget, rules, manager response, and title review
Are there transfer or resale costs? Charges can change and may apply differently Current statement coordinated with MGM and escrow
Are there assessments or account issues? Active corporate standing does not prove one account condition Exact ledger, seller or builder, manager, title, and escrow
What does the association insure? An entity record does not provide current coverage or deductibles Current policy summary, governing documents, and owner insurance quote
What common property may this home use? A plat or community page does not prove operation, access, or cost inclusion Written MGM or association answer for the exact phase and address
No dues or amenity promise appears here. The available public figures do not prove a current exact obligation for every home. Request the full address package and written answers before relying on a number, feature, access right, or maintenance promise.

Map and drives

Use W Bass River Drive as the orientation point

The exact home search uses Springhill plus Meridian. Google Maps currently labels W Bass River Drive as Kuna. That difference is a reason to use the exact property address for schools, permits, utilities, taxes, insurance, emergency services, and every route that matters to you.

Builder concentration

CBH Homes appeared on 55 of the 57 recent closing records and all ten current homes. Two recent records did not disclose a builder.

Confirm the exact plan, elevation, lot orientation, included finishes, landscaping, fencing, drainage, irrigation, appliances, and any unfinished work.

Contract and financing

Compare incentives, credits, lender conditions, deposits, cancellation terms, completion evidence, closing, possession, and warranty duties in writing.

A model, rendering, or community page can help you ask better questions. It does not replace the exact plans, specifications, change orders, contract, permit record, inspection, warranty, and final walk through. Hire an independent inspector whose scope fits the home and stage. Resolve repairs, incomplete work, and warranty responsibilities inside the contract timeline.

Buyer due diligence

Use this sequence before your deadlines pass

Confirm the four phase legal bridgeAsk title and escrow to verify that the home lies in Springhill No. 1, 2, 3, or 4 and identify every declaration, supplement, amendment, exception, easement, and obligation that applies. Do not treat a listing name or plat alone as proof.
Get the current HOA packageCoordinate MGM, the seller or builder, title, and escrow. Settle the amount, frequency, balance, transfer and resale costs, inclusions, assessments, insurance, reserves, rules, litigation, common property rights, and account standing for the exact address.
Review the exact construction dealConfirm the plan, lot, options, incentives, lender requirements, stage, completion evidence, permit finals, closing, possession, warranty, and every written representation. Compare total value, not only list price.
Inspect independentlyMatch the inspection scope to the home and current stage. Review structure, systems, roof, finishes, drainage, grading, irrigation, and incomplete work. Put repairs and responsible parties into the contract record.
Verify taxes, permits, and floodUse the exact Ada County parcel and current tax notice. Confirm the permitting jurisdiction from the exact address and review permits and finals. Screen the exact address and FEMA panel, then involve the lender, insurer, surveyor, or engineer when needed.
Confirm utilities, irrigation, and insuranceGet written provider, connection, capacity, account, and charge answers. Confirm irrigation source, season, schedule, equipment, and owner duties. Obtain an exact address insurance quote and compare it with the association coverage.
Test the daily routineConfirm schools for the exact address and move year. Drive your normal routes at realistic times. Stand at the lot and judge orientation, activity, noise, light, drainage, nearby work, and the surroundings that affect your decision.

My buyer analysis

Springhill is a selection problem before it is a price problem

Ten current new construction homes create real choice. That is the good news. The trap is treating similar age and one builder name as proof that the homes are interchangeable. Lot position, plan, orientation, stage, options, incentives, financing, inspection result, warranty record, completion, and possession can change the value of one offer.

The recent numbers are useful because they cover the full recorded residential boundary. Fifty seven closings give you better context than a handful of visible listings. Still, 53 were marked new construction. Builder credits and lender incentives can make two equal sale prices very different deals. Start with the $474,990 midpoint, then rebuild the comparison around the exact written terms.

The four phase legal structure is not a reason to avoid Springhill. It is a reason to ask a precise title question. Springhill No. 4 has a recorded annexation, while the 2025 second amendment exhibit expressly lists Nos. 1 through 3. Do not guess what that means for one home. Have title, escrow, and the current HOA package answer it before the deadline.

The market label also deserves attention. The exact home search uses Meridian, while the map labels the orientation road Kuna and the school locator is Kuna. That is not a problem when you verify the exact address. It becomes a problem only when a city label substitutes for school, permit, utility, tax, insurance, or jurisdiction research.

My recommendation is simple. Start with the six Active homes and any Pending home that still matters to your comparison. Narrow by lot, plan, stage, and total documented deal. Then run the title, HOA, contract, inspection, warranty, permit, utility, irrigation, insurance, flood, tax, and school checks for that address. That turns a broad new construction search into a decision you can defend.

Springhill FAQ

Direct answers for buyers

Where is Springhill in Meridian?

The verified orientation point is W Bass River Drive. Home searches use Springhill plus Meridian, while Google currently labels the road Kuna. Use the exact home address for schools, permits, utilities, taxes, insurance, emergency services, and driving routes.

Why does Springhill have four recorded phases?

Springhill is the one buyer and market name. The recorded scope is Springhill Subdivision Nos. 1 through 4. Recorded supplements annex Nos. 2, 3, and 4 into the community chain. Title and escrow should confirm the complete current result for the exact home.

How many homes are in Springhill?

Ada County shows 290 parcels across the four recorded phases. Twenty nine are common lots and one is a sewer lift station parcel, leaving 260 residential parcels. Spring Shores, Spring Hollow Ranch, nearby tracts, nonmembers, and future property without a recorded annexation are not included.

How many Springhill homes are currently available?

The July 20, 2026 check found six Active homes, four Pending homes, and no Coming Soon homes under Springhill plus Meridian. All ten were marked new construction. Inventory can change, so use the current listing module.

What have Springhill homes sold for recently?

Fifty seven verified closings from July 19, 2025 through July 18, 2026 ranged from $389,834 to $769,900. The midpoint sold price was $474,990. Fifty three of the fifty seven were marked new construction.

Are all current Springhill homes complete?

No. Those labels tell you how the home is marketed, not how far the work has progressed. Request written stage and completion evidence, permit and final status, inspection access, closing terms, and possession terms for the property.

How much is the Springhill HOA?

This page does not publish a periodic amount because the available public figures do not prove the current exact obligation for every address. Request the current disclosure or resale package and account information through MGM, the seller or builder, title, and escrow.

What amenities does Springhill have?

No amenity is promised here. Ask MGM for current written confirmation of what exists, who may use it, what the association owns or maintains, whether it is complete and operating, and what the exact address pays for.
