Lavender Heights Meridian Idaho: Homes, HOA, Maps and Market Data
Lavender Heights in Meridian, Idaho
Current new home choices next to a major public park, with four recorded areas to verify
Lavender Heights gives buyers a south Meridian location, a broad mix of builders, current construction, and Discovery Park at the neighborhood edge. The purchase still comes down to one exact home. Price, construction stage, HOA obligations, warranty, inspection rights, and closing terms all need written answers.
Quick facts
The answers most buyers want first
Current homes
Seven Active homes are available to compare now
The exact Lavender Heights search in Meridian found 15 current homes on July 20, 2026. Seven were Active and eight were Pending. None were Coming Soon. Ten were marked new construction and five were not.
A Pending listing tells you that a contract exists. It does not tell you whether the home is framed, finished, waiting on an approval, or already occupied. A new construction label also does not prove completion. Ask for the physical stage and the current written timeline for the exact home.
Active Lavender Heights homes
The homes below are limited to Active status in Lavender Heights, Meridian. A live card module can occasionally show fewer homes than the exact current search. Treat the seven home count as the dated market snapshot and use the cards as a convenient place to start.
The official construction signal
The current Lavender Heights community and homes pages say Homes Now Under Construction. Three current builder routes were also marked Available during this review. Those public labels support an active builder phase. They do not settle the condition, price, incentive, completion, warranty, or association obligations for a particular home.
What to bring to a comparison
Collect the plan, lot, current price, written specifications, incentive, lender terms, deposit terms, HOA package, warranty, permit history, inspection rights, completion target, closing date, and possession terms. Put every meaningful promise in the contract package.
Verified market context
Recent exact sales ran from $384,900 to $830,000
Thirty eight Lavender Heights homes closed from July 19, 2025 through July 18, 2026. Thirty four were marked new construction. The median sold price was $532,400. The median sold price per finished square foot was $277.30.
| Buyer question | Current answer | How to use it |
|---|---|---|
| How many exact sales were reviewed? | 38 | Use the set for neighborhood context, not as a shortcut for one appraisal |
| What was the middle sold price? | $532,400 | It marks the midpoint of this recent closing group |
| How wide was the price range? | $384,900 to $830,000 | The spread reflects meaningful differences among homes and written deals |
| What was the median sold price per finished square foot? | $277.30 | Compare size and product carefully before using this number |
| What were the marketing time guideposts? | 28 median reported days and 56 median cumulative days | Relisting and prior exposure can make the clocks different |
| How much of the market was new construction? | 34 of 38 closings | Builder terms are a major part of the recent market story |
The numbers show a neighborhood with more than one product and more than one price band. They do not tell you whether an incentive was tied to a preferred lender, whether landscaping or fencing was included, whether the lot carries a premium, or whether two similar looking homes have the same finish level. Compare the complete written deal.
Active construction
Builder choice is the opportunity and the homework
The recent sales included several builders, and the current inventory also represents several builders. That can be a real advantage. You can compare layouts, finish packages, lots, timelines, service processes, and price points in one neighborhood. It also means there is no single assumption that safely covers every home.
Compare the contract
Put price, incentives, deposit risk, lender requirements, options, allowances, unfinished work, closing, and possession into one written grid. A bigger incentive can still produce a worse total deal.
Match the inspection to the stage
Confirm what can be inspected now, what will be covered before closing, how corrections are documented, and whether a reinspection is allowed. The stage should drive the scope.
Read the warranty itself
Ask for the exact builder’s current written warranty. Review exclusions, notice deadlines, service procedures, emergency contacts, transfer terms, and responsibility for incomplete work.
HOA reality
Park Pointe is the current manager route
Lavender Heights Homeowners’ Association, Inc. is an active Idaho entity in good standing, entity 4488021. The current state record lists Park Pointe Management Services, Inc. as the registered agent. The current neighborhood HOA page also identifies Park Pointe Management.
That verifies the association name and the current route for property specific answers. It does not verify the exact dues, account balance, transfer costs, rules, insurance, reserves, assessments, violations, litigation, or common property rights for the home you may buy.
| Question | Why it matters | Where to verify |
|---|---|---|
| What amount is due and when? | A general community figure may not match the current obligation for one home | Current Park Pointe disclosure or resale package, seller or builder, title, and escrow |
| What does the payment cover? | Services and owner duties belong in the current documents | Current budget, governing documents, manager response, and title review |
| Are there setup, transfer, resale, or assessment charges? | Amount, timing, and responsible party can affect cash at closing | Exact property statement and written escrow figures |
| Is the account clear? | Corporate good standing does not prove one owner’s account condition | Current ledger, violation information, title, and escrow |
| What does the association insure? | Coverage, exclusions, and deductibles affect the owner’s policy | Current policy summary plus an exact address insurance quote |
| Which rules affect use of the home? | Parking, leasing, design, maintenance, and enforcement can change the fit | Current governing documents and written Park Pointe response |

| Destination | Distance | Drive at the check time | Open route |
|---|---|---|---|
| Discovery Park | 0.2 mile | About 1 minute | Directions |
| Meridian City Hall | 5.7 miles | About 11 minutes | Directions |
| The Village at Meridian | 6.4 miles | About 14 minutes | Directions |

Traffic, road work, weather, route choice, and the exact driveway can change these results. Open the route at the time you expect to travel. Discovery Park is a public City of Meridian park, so its current facilities, hours, rules, and closures belong to the city.
Home and builder patterns
The typical recent closing was not the whole neighborhood
The midpoint of the 38 recent exact closings was about 1,834 finished square feet, three bedrooms, two and one half bathrooms, and a two car garage. Several builders appeared in the recent sales. Those guideposts explain the recent market. They do not describe every home or guarantee any feature.
Start with daily function
Walk the actual plan for storage, pantry space, bedroom separation, work space, stairs, laundry, garage depth, driveway use, and how the main living area connects to the yard. A square foot count cannot answer those questions.
Read the lot
Check sun exposure, nearby traffic, grading, drainage, fencing, landscaping, easements, private lanes, common areas, remaining construction, and the view from every main window. Verify who finishes and maintains each item.
Separate model from contract
Do not assume a model, rendering, marketing photo, nearby home, or prior builder standard defines the home you are buying. The written specifications and signed change records control the deal.

Recorded documents and plats
The recorded chain connects four service areas
The master declaration created the Lavender Heights association framework. Supplements then applied that framework to Lavender Heights Subdivision Nos. 1, 2, and 3. The fourth supplement expressly states that Lavender Place Property is part of Lavender Heights Homeowners’ Association, Inc. and is subject to the master declaration.
| Instrument | What it does | Buyer use |
|---|---|---|
| 2021 160410 | Lavender Heights Subdivision No. 1 plat | Review the recorded layout and have title match the exact parcel |
| 2021 161209 and 2021 161228 | Master declaration and first supplement | Start the association review for property in No. 1 |
| 2022 012183 and 2022 031210 | No. 2 plat and second supplement | Confirm how the second recorded area joins the association framework |
| 2022 071316 and 2022 075982 | No. 3 plat and third supplement | Keep the plat and supplement together during exact property review |
| 2025 028111 and 2025 031235 | Lavender Place plat and fourth supplement | Use the express recorded bridge, then confirm exact property applicability with title |
Brian’s buyer analysis
The useful comparison is neighborhood choice versus property certainty
Lavender Heights has what many new home buyers want. There are current homes, several builders, a meaningful recent sales record, and a large public park at the edge of the neighborhood. You can compare more than one layout and more than one builder without driving all over the valley.
The tradeoff is that choice creates more variables. A buyer can see two similar prices and still be looking at different specifications, deposits, lender terms, completion risks, warranties, lot conditions, and HOA account details. The neighborhood name does not standardize the deal.
The four recorded service areas are another reason to stay property specific. Lavender Place is not included because the name sounds similar. It is included because the recorded fourth supplement expressly connects it to the association. That is the kind of proof buyers should expect for the exact home. Nearby land and future ideas do not belong in the calculation until current recorded evidence supports them.
My practical conclusion is simple. Start with the seven homes that are actually Active. Narrow the list by plan, lot, builder, timing, and full cost. Then move the HOA, title, permit, warranty, and inspection work ahead of the emotional commitment. Lavender Heights can give you useful options. The written property package tells you whether one of those options is actually right.

That means I see homes differently than most. I've closed over 120 transactions and more than $100M in sales, but the number I'm most proud of is the families who moved here from California, Washington, and beyond and said it was the best decision they ever made. There's a lot more to the story.
