Confirm the exact property, not a remembered number
The legal association name is Fairbourne Owners Association, Inc. The current public contact trail points to PMI Treasure Valley, and the official PMI site sends document orders through HomeWiseDocs. I am intentionally not publishing a current dues amount. A buyer needs the exact property statement and the applicable recorded package, not a number copied from an old listing or a neighborhood summary.
- Start with the seller. Request the current association disclosures, any notices, and the documents the seller received for the exact lot.
- Use the current manager route. Confirm Fairbourne Owners Association, Inc. through PMI Treasure Valley and order the property package through its HomeWiseDocs route.

A fresh Recorder search through the index available July 7, 2026 found no applicable Fairbourne No. 4 declaration, supplement, or annexation. So this page does not treat No. 4 as part of the association or the market sample. If you are buying there, title needs to produce the exact recorded instrument that controls that property.
The North Meridian tradeoff is mostly about daily routes
Fairbourne sits near West Chinden Boulevard and North Black Cat Road. That places it in the North Meridian growth area I have discussed in my own local videos. The useful question is not whether North Meridian is good or bad. It is whether your normal drives, lot expectations, and house priorities fit this particular part of Meridian.
North Meridian can put shopping, dining, and newer development patterns into your daily orbit. The tradeoff is that freeway access may take more surface street time than it would from parts of South Meridian. That matters differently for someone who works from home, someone who commutes toward Boise, and someone whose week revolves around Eagle, Star, or west Meridian.
Do the boring test before you fall in love with the kitchen. Drive from the exact house to work, school, groceries, medical care, and the people you visit most. Do it at the times you will actually travel. A map estimate is a planning tool. Your Tuesday morning is the real test.
Use the exact address lookup
The current buyer verification route is the West Ada School District address lookup, but this page does not assign a school to every home. Boundaries and programs can change, and a nearby school is not proof of attendance rights.

Compare the house and the lot as one decision
I am not publishing a builder roster because current authoritative evidence did not establish one for every retained home. The verified closed sale sample gives more defensible context: the median year built was 2021, the median finished area was 2,400.5 square feet, and the median reported lot size was 0.1745 acres.
That lot median is where a useful buyer conversation starts. A compact lot can reduce yard work and put more of the purchase price into the house. It can also change privacy, window separation, driveway use, street parking, outdoor storage, drainage, irrigation, and the amount of practical yard you actually get. A listing photo will not answer those questions.
At the house
Walk both side yards. Stand at the rear windows. Check fence placement, grade, drainage paths, equipment locations, and how neighboring windows line up.
In the records
Review the plat, easements, setbacks, permits, legal description, and recorded restrictions. Confirm which builder completed the home and what warranty records remain.
In your routine
Park the cars you actually own. Picture trash day, guests, deliveries, pets, yard tools, and the way you use outdoor space in July and January.

- Prove the legal phase. Match the property to Fairbourne Subdivision No. 1, 2, or 3. If it is No. 4 or another tract, stop using this page as the controlling package.

- Test the daily routes. Drive them at real commute, school, and weekend times. Do not buy from a map pin.

The useful answer is in the boundaries
Fairbourne looks simple until you ask a title level question. Then one neighborhood name becomes three supported legal phases, a later plat that stays outside the current scope, a current association document route, and a market sample that has to be reconciled privately. That is exactly why this resource exists.
First, treat No. 4 as a control, not a footnote
A sloppy neighborhood page would see the same name and pull No. 4 into the story. I would not. The plat tells us land was platted under that name. It does not tell us the existing association accepted it, which governing document applies, or what a particular owner owes. Keeping it out protects the legal scope and the market numbers at the same time.
Second, do not turn active asking prices into a market trend
The 10 Active listings and 2 Pending listings are a useful inventory snapshot. The 14 retained closes give us a clean sold sample. They are different groups of homes at different stages. If the active mix leans larger, newer, or more upgraded, the asking median can sit well above the sold median without proving that values jumped. Compare the exact competitive set before making an offer.
Third, compact lots create specific questions
The 0.1745 acre median in the closed sample is not a rule for every home. It is a signal to inspect space carefully. Buyers often focus on the floor plan and discover the side yard, parking, privacy, drainage, or outdoor storage issue later. My advice is simple. Walk the lot slowly. Then pull the plat and restrictions while the physical details are still fresh in your mind.
Finally, test North Meridian against your real week
In my local videos, I consistently frame North Meridian around growth, newer housing choices, and a different access pattern than South Meridian. That is useful local context, not a current promise about one house. Fairbourne may put the places you use every week in a convenient pattern, or it may add surface street time to a Boise commute. The only honest answer comes from your calendar and your routes.
