Do not assume every feature shown in builder marketing is complete or included in the HOA. Visit the community and ask the manager what is complete, who owns it, who can use it, and whether the cost is included in the dues.
Construction and resale choices
The contract path may matter as much as the floor plan

Recent sales are a starting point, not a price opinion. Incentives, lot premiums, upgrades, and unfinished items can change the real deal. Compare the whole contract, not only price per square foot.

How I would compare a Benari Estates home
Benari Estates has enough recent activity to give buyers useful price context, but it is still a small, newer community. I would start with the seventeen recent sales, then narrow the comparison by plan, lot, finish, and construction stage.
The median sold price is above one million dollars, but the top sale stretches the range. For one buyer, the plan, lot, finish, and contract terms matter more than a broad neighborhood average.
Eight of nine listings were Pending. That may indicate strong activity, but Pending does not tell you whether a home is framed, finished, or close to recording. Ask for a site visit and a written completion schedule.
The published HOA fees are useful for planning, but the current account answer belongs in the association package and closing file. This is where a clean process beats a confident guess. Confirm the home first, then confirm the money and rights attached to it.
That is the practical Benari Estates decision. Choose the right home and construction path. Prove the phase. Prove the account. Inspect the work. Price the whole contract. Everything else is secondary.
