Harris North quick facts

Harris North is a newer single family foothill neighborhood above Boise’s Barber Valley. In the exact Harris North and Boise market sample, 21 homes closed from July 15, 2025 through July 14, 2026 at a median sold price of $1,650,000. BrianHymas.com’s live IDX response returned seven Active listings at a median asking price of $1,999,900, plus one Pending listing, when reproduced July 14, 2026. That asking figure is not a sold price, appraisal, value estimate or trend conclusion.

The most important buyer decision is not whether Harris North looks like one neighborhood. It is whether the exact home’s legal description, plat, declaration stack, title exceptions, current association package and CID status all line up. The broader Harris Ranch resource is useful for parent community orientation, but none of its market totals, HOA layers or amenity statements are imported into this Harris North analysis.

Harris North homes for sale

This live module is filtered only to Harris North in Boise. In the July 14 verification it returned seven Active listings and one Pending listing. It is separate from the dated closed sale study below, and listing availability can change at any time.

If the cards do not load, use the public Boise home search and ask for the exact Harris North filter.

Harris North market context

The cleanest market read is a dated snapshot, not a prediction. The closed sample contains 21 exact scope sales from July 15, 2025 through July 14, 2026. Current inventory was reproduced separately from BrianHymas.com’s live IDX response for the exact Harris North filter and checked against the status shown on each listing detail page. It returned seven Active listings and one Pending listing. These samples differ, so comparing their medians does not establish appreciation, depreciation or a likely negotiation result.

Where Harris North is

Harris North sits on the east Boise foothill edge above the Barber Valley. The public builder sales center at 5935 E Marmount Ct works as an orientation point, reached from East Barber Drive to South Grebe Avenue and East Marmount Court. It is not a legal boundary, a universal entrance or a substitute for an exact address route.

The recorded plats use the legal names Harris Ranch North Subdivision No. 1 through No. 4. For readers, the neighborhood name stays Harris North. The broader Harris Ranch Specific Plan, CID map, association directory and Harris Ranch resource are different layers. None replaces the Harris North plats or an exact title commitment.

Amenities and access

Harris North has recorded common area and pool layers, but the buyer question is whether a particular right is recorded, currently operating and attached to the exact lot. The 2018 First Supplemental identifies a Harris North pool common lot and assigns association management, maintenance, repair, hours and rules. Because it was executed while construction was in process, it does not prove current operation, hours or rules.

The declaration does not create blanket access to pools or community centers on other master declaration properties. Treat broader Harris Ranch amenities as unverified for Harris North unless the current title and association documents specifically establish the right.

Schools for the representative public address

The Boise School District lookup for the public sales center at 5935 E Marmount Ct returned Dallas Harris Elementary School, East Jr High School and Timberline High School on July 14, 2026. This is orientation for one public address, not a universal assignment, enrollment guarantee or transportation promise.

Homes, builders and recorded phases

The observed Harris North market runs to newer, larger single family homes, though the samples do not define every legal possibility or every builder that has worked there. All 21 closed records and 7 current Active records were classified Single Family. Median living area was 3,733 square feet in the closed sample and 4,010 square feet in the Active sample.

Boise Hunter Homes currently markets Harris North and uses the product labels Carrara, Rosato, Siena, Valencia and Verona. Those are current developer labels, not a complete builder history or proof that every plan is available in every phase.

Lots at the foothill edge deserve more than a listing level review. View potential, slope, retaining conditions, grading, drainage, rockfall measures, easements and future obstruction must be checked for the exact property. A listing or marketing page cannot protect a view.

HOA costs and what is actually verified

Harris Ranch North Homeowners Association, Inc. is the verified legal entity, and Sentry Management is the current public management route. No universal current assessment, billing period or transaction fee is verified, so this page does not publish one.

The 2017 declaration recorded an initial annual assessment of $1,000 per lot and historical setup and transfer fees of $500 and $250. Those figures are historical terms, not current charges. The declaration also authorizes multiple assessment types, but authorization is not proof that a particular current charge exists.

Exact title and resale checklist

Ask the title and association teams to identify the exact recorded plat, legal description, every declaration and supplemental instrument, all easements and exceptions, CID treatment, current assessment ledger, violations, insurance, budget, reserves, special assessments, rules and design approvals. Confirm that each document actually attaches to the lot rather than assuming a neighborhood wide package.

CID, taxes, utilities and foothill property checks

CID status is not universal in Harris North. The recorded chain identifies lots inside, outside and partly inside Harris Ranch Community Infrastructure District No. 1. The current tax bill, title work and official exact lot confirmation must answer the question for the home you are buying.

All four reviewed plats state that the lots are in the Wildland Urban Interface. Recorded materials also identify Fire Wise duties and, for applicable lots, slope, hillside setback, rockfall, drainage and easement controls. These are reasons to investigate the site, not conclusions about a particular home’s condition or insurability.

Current planning and infrastructure

The four Harris North plats trace back to City preliminary plat SUB15-0005, approved by Boise City Council on June 2, 2015. The Harris Ranch Specific Plan is the broader planning framework, not the Harris North legal boundary, HOA document, ownership map or CID determination.

Brian’s Take

Brian’s verified Harris North observations are narrow but useful. In one video segment from 38:12 to 39:20, he distinguishes Harris North from Harris Ridge and says the drone footage shown is Harris North. In another transcript segment from 11:05 to 11:12, he places Harris North in southeast Boise, connects it with Boise Hunter Homes and mentions valley views.

That points to the practical appeal: newer homes at the east Boise foothill edge, a premium price range in the recent exact scope sample and the possibility of valley views on some properties. The tradeoff is that the hillside setting adds more address specific work. Views are not automatically protected, CID treatment changes by lot, and slope, rockfall, drainage, wildfire, easements, insurance and design review cannot be settled with a neighborhood level answer.

Harris North fits buyers who want newer single family homes, foothill orientation, proximity to east Boise and the possibility of views, and who are comfortable doing a careful title and site review. Keep looking if you need a universal answer on HOA costs, broader Harris Ranch amenity rights, CID status or insurability before identifying a specific home. Those answers depend on the property.

Sources, methods and what is not verified

This resource uses official recorded documents, official agency and association routes, current developer marketing, Brian supported transcript observations and one frozen exact scope IMLS study. Evidence was evaluated July 14, 2026, America/Boise. No competitor claim or wording is used as evidence.

Market method

Closed market figures come from the retained database import paragon-2026-07-14, imported July 14, 2026 at 14:21:14 UTC from 2026-07-14_Comp_App_July_11-13_2026.csv. Closed records were selected only where subdivision equals Harris North, city equals Boise, status equals sold and closing date falls from July 15, 2025 through July 14, 2026 inclusive. Current inventory comes from the real time Lofty IDX response behind BrianHymas.com’s exact Harris North module, reproduced July 14, 2026, with each returned listing status checked against its public detail page.

Each median was calculated from its own nonblank denominator. The result is 21 closed records in the dated study and 7 current Active listings in the reproduced live response, plus 1 Pending listing shown separately. Public analytical composition cells are shown only when each visible cell contains at least five records and no unsafe complement is revealed. The incremental upload database retains earlier Active rows, so it is not used for the current inventory total. The live listing module can change independently of this dated verification.

Official and primary sources

The linked sources below are official public routes or Brian owned evidence. Recorded instruments are identified by number because the reviewed local production PDFs are not reader URLs.

Explicitly not verified

No universal current HOA assessment, billing period, transfer, setup or resale fee, budget, reserves, insurance, special assessment, violation, rental rule, parking rule, pet rule, enforcement policy or current design package is verified. No universal pool or broader Harris Ranch amenity right is claimed. School assignments beyond the representative public address are not verified. Exact CID, taxes, utilities, irrigation, flood, drainage, slope, rockfall, wildfire, easements, roads, traffic, noise, insurance, views and geotechnical conditions remain property specific. The complete builder history and universal product or lot range are not established.

The reviewed recorded chain may not contain every current unrecorded rule or later document.
