South Meridian is where I was born and raised. Watching it grow from farmland to the most active new-construction market in the state has been wild. The upside is obvious, lots of choice, new homes at value prices, strong builder incentives. The downside is that not every subdivision is created equal, and some lots appreciate way faster than others.

You want established mature neighborhoods. You want acreage (Middleton or Kuna). You want character or historic homes (Boise Northend).

South Meridian isn't for everyone
South Meridian is for the buyer who needs freeway access, West Ada schools, and wants to maximize square footage for their budget. If any of that's a mismatch, these three are where I'd start instead.
If South Meridian feels tight and you want more land and a quieter feel without leaving Ada County, Kuna is ten minutes south. Median household income there runs close to six figures and the growth has been significant.
If your budget allows and you want to be closer to Eagle Road shopping and the north end of the valley, North Meridian puts you in newer communities with more amenity-rich neighborhoods.
If getting more home for your money is the priority and the Canyon County versus Ada County distinction does not bother you, Nampa's north end has new construction at prices South Meridian hit five years ago.
