Waverly Park puts CBH new construction on the Middleton side of the valley, near West 9th Street and Duff Lane. If you want a newer single family home here, start with the floor plan and lot you would actually buy. Among 32 Waverly Park sales I reviewed from the past year, the median was $438,490, but that one number cannot tell you what a larger plan, a different yard or today’s financing terms will cost.

My quick take: This is a useful stop if you want to compare several CBH plans in one Middleton community. The tradeoffs are the specific lot and finish package, the full cost of a new home and its association arrangements, especially pressurized irrigation. The verified recorded scope for this guide is Waverly Park Subdivision No. 1, not a promise about every future Waverly phase.

Where is Waverly Park?

The City of Middleton located the broader Waverly proposal at the southeast corner of West 9th Street and Duff Lane. CBH’s current Waverly Park page has a community map and directions to its current project pin. A CBH Middleton sales report dated May 2026 described Dyer Street as the entry. Use the current map for your visit rather than an old turn by turn route, then test the drive at the time you would normally travel.

Middleton is not one housing style. Waverly is a planned new home community, while buyers also compare older homes and acreage elsewhere in town. If you are weighing that tradeoff, my Middleton guide helps frame the larger location decision. Neither a city guide nor a builder map substitutes for seeing the particular street and lot.

What homes is CBH offering here?

CBH currently advertises a range of Waverly Park plans from 1,600 to 3,937 square feet on its community page, as checked October 22, 2026. That is a marketing range for the homes it describes, not the dimensions of every home that has sold in the subdivision. The page also markets move in ready homes, but construction stage and availability need to be confirmed for the address you want.

CBH describes its Waverly finish program with stainless appliances, laminate countertops and EVP flooring in its Level 1 package. I would use that as a question list, not assume the same selections in each completed home. Ask for the written inclusions and any change orders for the exact house. Then compare the kitchen and living layout, bedroom placement, garage, usable yard and street exposure in person. A bigger number on a plan does not always give you the space where you need it.

What have Waverly Park homes been selling for?

Among 32 single family sales reported in the MLS records I reviewed for October 22, 2025 through October 21, 2026, the median sold price was $438,490. This is a sample from the records available to me, not a complete count of every neighborhood sale. It is also not a current asking price or a value estimate for your home.

32Reported single family sales in the period above
$438,490Median sold price in that sample
About 53 daysMedian reported time on market, rounded from 52.5 days

The median sold price per square foot in the same 32 sales was about $225, but I would not price a Waverly home by that figure alone. Plan mix, lot, finishes and completion timing can move the comparison. A lender credit or rate promotion can change what you pay monthly without changing the home’s underlying usefulness to you.

How would I compare two Waverly homes?

I would put the actual addresses side by side. One may give you the better daily layout; the other may have a more useful yard or a better fit for your move date. The written home packet and loan estimates matter more than a community wide starting price.

Questions to ask about each specific home
Compare What to verify
Plan and lot Walk the rooms, storage, garage and yard. Check sun, nearby streets, setbacks and any lot premium for that address.
Included finish Match CBH’s written feature sheet and change orders to the appliances, counters, flooring, landscaping and fencing you will receive.
Financing Put rate, points, credits, cash to close and monthly payment on the same lender assumptions. Ask when an offer expires.
Move date Confirm completion, inspection, occupancy and closing milestones in writing. A marketing label is not an occupancy certificate.
Ongoing cost Check property taxes, insurance, utilities, association charges and the home’s irrigation service before choosing by payment alone.

What should I ask about the HOA and irrigation?

The 2025 recorded declaration for Waverly Park Subdivision No. 1 assigns common lot and pressurized irrigation responsibilities to the association. That describes what the document said when recorded. It does not establish current dues, account balances, service condition or whether later instruments changed a particular lot’s obligations.

CBH’s current association directory directs Waverly Park owners to Northern Star HOA Management and cautions that its displayed dues are approximate. For the home you choose, ask for the current association disclosure and account statement. Confirm the charges, transfer fees, assessments and which irrigation components the association maintains versus the owner. Put those answers beside the title commitment and the home’s own operating costs before deciding what the monthly number really means.

What about schools and a future phase?

For schools, use Middleton School District’s boundary information for the actual address and confirm the applicable school year, registration and transportation with the district. A builder page or listing field is not an enrollment guarantee.

This guide and its sale figures are limited to recorded Waverly Park Subdivision No. 1. A preliminary plan for a larger community is not the same as a recorded, occupied future phase. If a home is marketed with a Waverly name outside No. 1, I would check its plat and association documents on its own terms before comparing it with this sample.

I've spent 35 years in the Treasure Valley — born in Boise, raised in Meridian, lived in Eagle for 8 years, now on acreage in Middleton. Before I was an agent, I was an appraiser. That means I see homes differently than most. I've closed over 120 transactions and more than $100M in sales, but the number I'm most proud of is the families who moved here from California, Washington, and beyond and said it was the best decision they ever made. There's a lot more to the story.
