Sawtooth Lakes in Middleton, Idaho: Homes and Buyer Guide
Sawtooth Lakes is a group of Middleton residential streets with lake names and three recorded building phases. I like to start a tour here with one simple question: how does this particular house and lot fit the way you live? A street called Stanley Lake does not, by itself, tell you whether the home has access to water, a common area or a particular association benefit. Those are things to verify for the address.
Where are the Sawtooth Lakes homes in Middleton?
From Middleton Road, Sawtooth Lake Drive leads toward the residential streets. Current Canyon County parcel records place homes on Diamond Lake Street, Hidden Lake Court, Alpine Lake Street, Stanley Lake Street and portions of Baron Lakes Avenue, with a few lots on Alice Lake Avenue and South Crane Creek Way. A road name is helpful for finding the area, but it is not a subdivision boundary. The legal description and final plat are the way to check an individual home.
The county plat index records Sawtooth Lake Subdivision Nos. 1, 2 and 3 from 2018 through 2020. Listings commonly use the plural name Sawtooth Lakes. The similarly named Middleton Lakes subdivision is a different neighborhood. There is also a later Sawtooth Lakes Mixed-Use proposal at 22457 Middleton Road. It is not a reason to count its proposed uses or lots as part of these three residential plats.
| Recorded phase | Current county lot address examples | What a buyer should confirm |
|---|---|---|
| Sawtooth Lake No. 1, recorded 2018 | Diamond Lake Street and Hidden Lake Court | Final plat, lot lines and any restrictions for the specific home. |
| Sawtooth Lake No. 2, recorded 2019 | Alpine Lake Street and some Baron Lakes Avenue lots | Which side yard, parking and outdoor areas belong to this lot. |
| Sawtooth Lake No. 3, recorded 2020 | Stanley Lake Street and some Baron Lakes Avenue lots | Current association and shared area rights, if any, in the address documents. |
What would I look at on a tour?
Start with the floor plan, but do not stop there. If you need storage, measure the garage with your vehicle or gear in mind. Check the side gate and the route to the back yard if you expect to move a mower, trailer or building materials through it. Look at patio exposure, privacy from nearby windows, and where drainage goes. These are property questions, not judgments about every house in Sawtooth Lakes.
Next, compare the lot with your plans. A fence may feel like the edge of the property without being the surveyed line. If a shed, larger patio or garden is important, ask for the final plat and title exceptions. Have a surveyor confirm boundaries or easements when the location matters. The Canyon County Recorder is the document route; a seller’s current disclosure and title commitment help identify which records apply.
What about the HOA, shared spaces and water?
The City’s 2017 preliminary plat decision called for entrance signs, a perimeter fence, a pathway and landscaping work along Sawtooth Lake Drive. That decision tells us what was required at approval, not who operates every feature today or which particular lot has access. It even discusses landscaping beside Middleton Lakes, a different subdivision. I would see any path or open area in person and ask who maintains it now before putting it on my list of reasons to buy.
For a home you like, request the seller’s current association disclosure, title commitment and any recorded declaration or amendments. Ask the association board or manager identified in those records for the present budget, dues, transfer costs, maintenance map and rules for shared areas. I have not verified a current fee or one management contact that applies to every phase, so I would not use an old online fee as a closing cost estimate.
Water deserves its own question. Middleton’s utility page is a route for City water and sewer service; it does not establish who supplies lawn irrigation to a particular Sawtooth Lakes lot. Ask the seller for current water and irrigation bills, account names, seasonal terms and any pump or landscape responsibilities. Confirm the actual operator and service for the address before relying on the lawn setup you see during a showing.
What have Sawtooth Lakes homes sold for?
I am not publishing a neighborhood median from my available closed records. The verified sample for these three recorded phases is small, and an average of unrelated Middleton homes would not answer what one Sawtooth Lakes house is worth. When you send me an address, I can compare its finished area, condition, lot utility and association obligations with the closest appropriate sales, then explain any nearby sales I used from a different subdivision.
| Market question | What the available records support |
|---|---|
| Can a neighborhood average price tell me what this home is worth? | The available neighborhood sales are too limited for a reliable general price. I would compare this home’s floor plan, condition and lot with the closest appropriate sales instead. |
| Can a nearby Middleton sale help? | Yes, if its home and lot are comparable. I would name its different subdivision and adjust the comparison rather than quietly blend it into Sawtooth Lakes. |
| Does this tell us what is active now? | No. Closed records describe past transactions. Use the live search below and confirm any listing’s status and legal lot. |

Quick answers for Sawtooth Lakes buyers
Is Sawtooth Lakes the same as Middleton Lakes?
No. Canyon County records Sawtooth Lake Nos. 1 to 3 as separate residential plats. Middleton Lakes is a neighboring subdivision. Check the legal description of a particular home rather than relying on a nearby street name.
Do homes here have private lake access?
Do not assume that from the street names. Ask for the home’s plat, title exceptions and current association documents to learn whether it has any shared area rights, then visit the area and confirm the rules with its operator.
What are the Sawtooth Lakes HOA dues?
I have not verified a current fee that applies to every address. Ask for the seller’s current association disclosure and the applicable board or manager’s budget, dues, transfer costs and rules before using a fee in your purchase budget.
Who handles irrigation for a Sawtooth Lakes home?
Confirm it for the exact lot. Ask the seller for current bills and account names, then verify the provider, seasonal service and maintenance responsibilities directly. City water and sewer information does not by itself establish lawn irrigation service.
What is the median sale price in Sawtooth Lakes?
I am not publishing one from my available dated closed records because the verified sample is too small. I can compare a particular home with appropriate sales and explain any nearby sales from a different subdivision.
Want to compare a Sawtooth Lakes home?
Send me the address and the way you hope to use the space. I can help you look past the photos, compare the right homes and gather the lot, association and water information that could change your decision. If you are still choosing among Middleton neighborhoods, the quiz is a good place to start our conversation.
Sources checked October 23, 2026: Canyon County’s recorded Sawtooth Lake subdivision index and current legal parcel labels; the City’s 2017 preliminary plat decision and current utility route; the Canyon County Recorder document route; and my available IMLS closed Single Family records for October 22, 2025 through October 21, 2026. The City decision is historical, not proof of current amenity operation. No universal dues, irrigation provider, private water access, active inventory count or neighborhood sale median is asserted.

I've spent 35 years in the Treasure Valley — born in Boise, raised in Meridian, lived in Eagle for 8 years, now on acreage in Middleton. Before I was an agent, I was an appraiser. That means I see homes differently than most. I've closed over 120 transactions and more than $100M in sales, but the number I'm most proud of is the families who moved here from California, Washington, and beyond and said it was the best decision they ever made. There's a lot more to the story.
