Estates at West Highlands is a two plat single family neighborhood on Middleton’s north side. Its name sounds like several nearby West Highlands communities, but it has its own recorded subdivision identity. If a home here appeals to you for its yard, garage or newer finish, check the actual lot and association papers before assuming a nearby pool, path or irrigation system comes with the purchase.

My quick take: I would compare Estates homes by how the house and lot work together. A larger looking yard can be affected by easements, grading or irrigation access, and an impressive garage photo does not tell you the clear depth or door height. Those are easy things to check on a tour and in the property documents.

Where is Estates at West Highlands?

The City of Middleton’s 2020 preliminary findings place the proposed development east of Cemetery Road and north of Willis Road, directly north of Estates No. 1 at Meadow Park. Today, the Canyon County subdivision index shows Estates at West Highlands Nos. 1 and 2 recorded in 2022 and 2023. County lot addresses include Kinross Street, Moray Street, Argyll Avenue, Ayrshire Avenue, Perth Avenue and Meadow Wood Avenue. Use the street names for orientation, then use the final plat and title commitment to confirm the home you are considering actually belongs to Estates at West Highlands.

There are other nearby names worth keeping separate: West Highlands Ranch, Meadows at West Highlands and Estates at Meadow Park. Being nearby does not mean a home shares their declaration, fees or amenities. The West Highlands association site describes a pool and clubhouse for its members, but I have not established that an Estates at West Highlands lot has those rights. I would not include either feature in your buying decision until the title and association documents confirm it for the address.

What stands out about the homes and lots?

The available home records name more than one builder, so the house you tour matters more than a single community model. Some listings emphasize outdoor space or a garage suited to larger vehicles. Neither description proves the yard is all usable or the garage will fit your own truck, trailer or equipment. Measure the door, depth and turning space. Walk the drainage slope and side yards, and ask about any lot line, fencing or irrigation easement that could affect a future patio or garden.

One builder, RTL Homes, describes Estates at West Highlands as sold out on its current project page. That does not mean every house in the neighborhood is unavailable, and the page’s older plan prices are not a current market guide. For an existing home, ask for inspection history, seller disclosures and any remaining warranty. For an unfinished home, compare the written specification and contract with what is actually installed.

What have Estates at West Highlands homes sold for?

I am not quoting a neighborhood median. My available closed sale records from October 22, 2025 through October 21, 2026 include too few verified Estates at West Highlands sales to make a public median useful. A price for a West Highlands Ranch or Estates at Meadow Park home would not solve that problem. When you have a particular address in mind, I can compare homes with similar finished work, lot utility and garage space, and explain where the recent evidence is limited.

How to compare this home’s price. Source: Brian Hymas’s available IMLS closed Single Family records for Estates at West Highlands, Middleton, Idaho, October 22, 2025 through October 21, 2026, checked against current Canyon County legal lots. The available sample is limited and is not all sales or current inventory.
Question Why I ask it
Is the sale in Estates at West Highlands? Nearby subdivisions have similar names, but their homes and obligations can differ.
Does the lot work the same way? Usable yard, slope, irrigation access and easements affect how a property lives.
What was finished or included? Garage configuration, landscaping, upgrades, repairs and builder incentives can change a price comparison.

How do the association and irrigation work?

The City’s 2022 No. 1 packet and 2023 No. 2 packet contain historical proposed plat notes naming an Estates at West Highlands homeowners association, pressure irrigation, common lots and Black Canyon irrigation assessments. Those packet pages help you know which questions to ask. They are not a current fee statement or proof that their exact wording is the final recorded declaration.

Before you buy, request the seller’s current association disclosure, governing declaration, any phase amendments, budget, balance statement and transfer charges. Ask who repairs the pressure irrigation lines and pump, who maintains common landscaping and drainage, and whether the lot has separate irrigation assessments. Match the answers to the title commitment and instruments available through the Canyon County Recorder. The Black Canyon Irrigation District can answer district assessment and service questions for the specific property. I have not verified the present association manager or a universal dues amount, so neither is quoted here.

What would I check on a tour?

Property checks informed by Canyon County’s Estates at West Highlands plats and the City’s historical subdivision packets. Confirm every item for the exact home and its current documents.
On site Paper or follow up
Garage and parking Measure usable width, depth and door height; check any association rules before planning vehicle storage.
Yard and drainage Walk the grade and fence, then compare the survey or plat with utility and drainage easements.
Irrigation Ask for the actual system operator, seasonal delivery, repair duties and assessments for this address.
Shared spaces Identify which common lots belong to this association and what current access rules apply. Do not assume use of a nearby pool.
Finished home Review inspection, seller disclosures, permits or warranty as relevant, plus any remaining builder work.

Quick answers for Estates at West Highlands buyers

Is Estates at West Highlands the same as West Highlands Ranch?

No. Canyon County records separate Estates at West Highlands and West Highlands Ranch plats. Their similar names do not establish the same association, costs or amenities for a particular home.

Does an Estates at West Highlands home include the West Highlands pool?

I have not verified that right for Estates at West Highlands. The nearby West Highlands association advertises a pool for its members, but you should confirm any pool access in the exact property’s recorded and current association documents.

What is the neighborhood median sale price?

I am not publishing a median from my available October 22, 2025 through October 21, 2026 records because there are too few verified Estates at West Highlands sales. Ask for a comparison focused on the home, lot and finished work you are considering.

Who handles irrigation and association questions?

Start with the seller’s current disclosure, title commitment and recorded declaration. Historical City materials name an Estates association and Black Canyon irrigation assessments, but confirm present fees, system maintenance and contacts for the exact lot.

Are all Estates at West Highlands homes by one builder?

No. My available home records name more than one builder. Compare each house’s plan, construction, condition, warranty if applicable, garage and lot rather than assuming one standard package.

Sources checked October 22, 2026: Canyon County recorded Estates at West Highlands plat index and current legal parcel service; the City’s 2020 preliminary findings and historical 2022 and 2023 agenda packets; RTL Homes project page; West Highlands association site only to distinguish unverified amenity membership; Black Canyon Irrigation District contact; and my available IMLS closed records for October 22, 2025 through October 21, 2026. The City packets are not presented as final operative recorded declarations, and no current inventory count, association fee or neighborhood sale median is asserted.

I've spent 35 years in the Treasure Valley — born in Boise, raised in Meridian, lived in Eagle for 8 years, now on acreage in Middleton. Before I was an agent, I was an appraiser. That means I see homes differently than most. I've closed over 120 transactions and more than $100M in sales, but the number I'm most proud of is the families who moved here from California, Washington, and beyond and said it was the best decision they ever made. There's a lot more to the story.
