I’ve lived in Boise, Meridian, Eagle, and Middleton. I chose Middleton. After 8 years in Eagle’s Legacy subdivision, I cashed out $434K in equity and moved west for an acre of land. Now I rank Middleton’s neighborhoods for the dozens of buyers I bring here every year. These are the top 9, ranked, with real data on prices, lot sizes, and builders.

Quick Answer: Top 9 Middleton Neighborhoods

1. Oak Ridge (best craftsmanship, near Purple Sage Golf Course) ~$1.3M, 1-1.2 acres

2. Timber Hills (1-2+ acres, close to freeway, can’t hear it) ~$1M median

3. The Lakes at Talaga (community pool, 16 acres of ponds) ~$800-900K, half-acre

4. Quell Haven (premium builders, farmland views) ~$1.2M, ~1 acre

5. Cascade Hills (Bogus Basin views, great value) ~$1-1.2M, 1-1.5 acres

#1: Oak Ridge

Oak Ridge is my top pick for Middleton. Located near Purple Sage Golf Course, close to the freeway but you can’t hear it. One of my clients bought a McCarter Morehouse home here in the spring, and when I walked in, I could feel the difference. The workmanship was better. The finishes were a notch above everything else we’d looked at.

There are only about 20-30 homes in the subdivision. Acreage is 1 to 1.2 acres, square footage 2,500 to 4,000. Largest sale at $1.32M with a current parade home that will likely top that. McCarter Morehouse is the standout builder. If budget were unlimited, this is where I’d build.

#2: Timber Hills

One to two-plus acres with builders Bradshaw, Tradition, and Blackstone. All three are great builders. What makes Timber Hills special is the spacing. Minimum lot is an acre, so it never feels crowded.

The best thing about this subdivision is proximity to the freeway without hearing it. Nearby Purple Sage Estates is close to the freeway too, but you can hear the traffic there. Timber Hills sits in the sweet spot.

Median home price around $1M. Highest sale over $1.7M. Square footage from 2,300 to 6,600 (some of those big ones look even bigger because they’re on a hill). Basic HOA with minimal amenities.

#3: The Lakes at Talaga

This is where you go if you want water features and community amenities in Middleton. There are 16 acres of ponds. Half-acre lots on the water. Community pool. It feels like the Meadows at West Highlands but with better homes and better builders.

Expect 2,000 to 3,000 square feet in the $800K to low-$900K range. The neighborhood is 5-7 years old now. My current neighbors moved from the Lakes. Not because it wasn’t beautiful, but because they wanted more space. That tells you something about Middleton’s pull toward acreage.

#4: Quell Haven

Located right next to Cascade Hills. If you want slightly nicer builds than Cascade Hills, Quell Haven is your move. Builders Todd Campbell, Highland, and Hallmark can charge a little more because the build quality justifies it. I love all three.

Median home price ~$1.2M. Highest sale ~$1.6M+. Lots hover around one acre (some 0.8, some slightly over). Square footage 2,500 to 3,800. Surrounded by farmland with rolling hills. From out of state, this neighborhood makes you say “this is why I’m moving to Idaho.”

Note: farmland won’t be farmland forever, but for now it’s a beautiful setting.

#5: Cascade Hills

Located off Lansing, north of Foothill Road near Purple Sage. Most homes are similarly sized: 2,800 to 3,200 square feet, 3-5 bedrooms, an acre to acre-and-a-half, usually with an RV bay. Prices around $1M to $1.2M.

Builders are Mendiola and Tradition. I know Tradition really well. Great builders, quality product.

The view of Bogus Basin from Cascade Hills is the hidden gem. The subdivision sits perched on a hill overlooking farmland with the mountain in the background. Low HOA, basic amenities. Solid bang for the buck at the million-dollar mark.

#6: Black Acres Estates

Newer subdivision in northwest Middleton off Purple Sage. Not a lot of sales data yet, but what we’re seeing is half-acres going for around $900K. Builders include Evergreen Construction, Albertsons Construction, and Lions Construction.

I know Albertsons from one transaction. Beautiful home. That quality is likely driving the higher prices for the lot sizes. Recent sale: $842K for a 3-bed, 4-bath with a 7-car garage on half an acre, about 2,800 square feet. Limited amenities.

#7: Purple Sage Estates

This is where I think you get the most bang for your buck in Middleton. Builders include Green Castle (who built my home), Mendiola, Superior, and Waltman Homes (now Willow Creek).

Lot sizes range from 0.42 acres to over 2 acres. Square footage from 2,300 to nearly 6,000. Homes I’ve toured are around $1M, but the median in the stats shows $600K range, reflecting the variety.

The west side of Middleton has underrated freeway access. Nothing but farmland between you and the on-ramp. I live on this side and I think values should actually be higher, so right now you’re getting a deal. Plus, you’re close to Purple Sage Golf Course.

Important note: Some of these west-Middleton neighborhoods have Caldwell addresses. Don’t let that fool you. They pass the duck test: Middleton schools, Middleton community, Middleton feel. The address is just a zip code technicality.

#8: Valhalla

Located off Middleton Road and Purple Sage. The builders are excellent. Heinz Homes builds some of the best homes in the Valley. Median price ~$650K, highest sale $1.07M.

My knock on Valhalla: you’re getting about half an acre for prices similar to an acre lot two miles west. When I was shopping in Middleton, that’s why I didn’t look at Valhalla. I got more land for similar money with slightly less premium builders. But if Heinz Homes quality matters to you, this is your spot. Minimal amenities, walking paths, open space.

#9: Meadows at West Highlands

There are three West Highlands subdivisions. The Meadows stands out because it has its own pool. All Toll Brothers construction. Median home price under $500K with range from $300K to nearly $800K. Homes from 1,300 to 3,500 square feet on 0.13 to 0.51 acres.

Building with Toll Brothers is streamlined. 5% down to build, 10% promissory note. Quick move-in homes need non-contingent offers. I just put two buyers under contract with Toll Brothers recently, including one in this subdivision who bought a quick move-in without selling their Denver home first.

Do I like Toll Brothers? Yes. The finished product is good. There are some things in their process that don’t jive with me, but I’ve been clear about that. The neighborhood feel, pool, walking paths, and proximity to Middleton High School make this a great entry point.

Middleton’s Pattern

You’ll notice a theme across these neighborhoods. Most of Middleton doesn’t have big HOAs with pools and clubhouses. The developers out here are all on the same page: acreage lots, private wells, private septic, minimal community fees. That’s what makes Middleton feel like Middleton.

The exceptions are The Lakes and The Meadows, which offer the pool/community amenity experience. Everything else is about land, space, and the freedom to live on your acre without someone telling you what to do.
