If you live in South Meridian, you’ve felt it. You’ve got freeway access but not the same store access that North Meridian or Boise has five miles away. You’ve been on an island. That’s about to change in a big way. A 222-acre mixed-use project and a brand-new Costco are headed to the South Meridian and Kuna corridor, and the impact on home values, convenience, and daily life is going to be significant.

I’ve been in the Treasure Valley for 35 years with 120+ transactions and over $100M in sales. Here’s what’s coming and what it means for you.

The District at Ten Mile

This is the big one. A 222-acre mixed-use project at South Ten Mile Road and Interstate 84, being developed by Ball Ventures Ahlquist, the same team behind other major Treasure Valley developments.

What’s planned: – Retail shops – Potential movie theater – Hotels – Restaurants – Office space – Light industrial – Residential space

It sits across from Shields in Meridian. Phase one focuses on infrastructure, building out a road connecting Black Cat to Ten Mile Road. This road connection alone changes the traffic flow for the entire area.

For South Meridian residents who’ve been driving to North Meridian’s Chinden and Linder corridor for everything, this development puts a full commercial hub right in your backyard. The comparison isn’t hard to see: North Meridian has Chinden and Linder. South Meridian is getting Ten Mile and I-84.

The Costco at Meridian Road and Lake Hazel

According to Boise Dev reporting, a brand-new 200,000 square foot Costco is being planned for the corner of Meridian Road and Lake Hazel Road.

The details: – Full warehouse plus fuel center with 16 pumps – Distribution center on site – 903 parking spaces – Five entry/exit points (two on Lake Hazel, two on Spire Street, one on Meridian Road) – Application submitted June 20, 2025 – Kuna planning and zoning commission reviewing later this summer – Potential 2026 opening

The site is just outside Kuna city limits and needs annexation from agricultural to commercial zoning. Costco even requested a bike parking reduction from the required 36 spaces to 20, reasoning that hardly anyone bikes to Costco. Hard to argue with that logic.

This project brings hundreds of jobs and will almost certainly attract more businesses to the area. When Costco goes somewhere, restaurants, gas stations, and retail follow. It’s the anchor store effect.

For home values: Having a Costco within 5-10 minutes of your home is a legitimate selling point. Right now, South Meridian and Kuna residents drive to the North Meridian Costco or the one in Nampa. A local Costco changes the convenience equation completely.

Syringa Crossing at Meridian and Amity

Boise developer Hawkins is planning a 55-acre mixed-use project called Syringa Crossing at the intersection of Meridian Road and Amity Road.

What’s planned: – 408 apartments and townhomes (primarily on the southwest corner) – Commercial space – Office space – Residential mixed-use

This adds population density and commercial options to a corridor that’s been primarily residential. More people means more retail follows, which means more convenience for existing homeowners.

What This Means for South Meridian Real Estate

South Meridian has been the growth frontier of Meridian. The same builder teams developing in North Meridian are building down here too. But the commercial infrastructure hasn’t kept pace with residential growth. These three projects change that equation.

Before these developments: South Meridian felt like a residential island. Great freeway access but limited shopping. You drove to The Village, North Meridian, or Boise for most things.

After these developments: A self-contained corridor with Costco, mixed-use retail, restaurants, entertainment, and office space. The gap between North and South Meridian narrows significantly.

For buyers looking at South Meridian right now, you’re buying before the commercial infrastructure arrives. That’s typically when the best value exists. Once the Costco opens and the District at Ten Mile starts filling in with tenants, prices in surrounding neighborhoods will reflect the improved access.

Traffic Considerations

More development means more traffic. That’s the trade-off. But the infrastructure is being built alongside the retail:

  • New road connecting Black Cat to Ten Mile Road (Phase 1 of the District)
  • Five entry/exit points at the Costco site to distribute traffic
  • Ten Mile Road itself is getting continuous improvements

South Meridian’s advantage is the freeway access that already exists. The I-84 corridor gives you something North Meridian doesn’t have: quick on-ramp access. Adding commercial development near existing freeway infrastructure is smart planning.

Kuna’s Role

The new Costco sits just outside Kuna city limits, straddling the South Meridian and Kuna boundary. This is the same dead man’s area between the two cities that’s been ripe for development. The annexation and rezoning process will formalize what everyone already knows: this corridor is the next commercial hub for the southern Treasure Valley.

For Kuna residents, this is massive. Instead of driving to the North Meridian Costco or the one in Nampa, you’ll have one at your northern doorstep.
