Sky Mesa Highlands, a separately recorded subdivision next door, is not included in anything below. Every section tells you what is verified, what is marketing and what you still need to confirm on the exact home you are buying.
Amenities and access
Sky Mesa’s amenity package is the reason most buyers remember it. The developer currently markets two infinity edge pools, tree lined walking paths, a full court outdoor basketball facility and open green space, and Brian has filmed the pools, paths and green space himself. What no public record currently proves is exactly which recorded phases carry legal rights to which amenities, so that stays on your verification list.
What the developer markets
As of July 13, 2026, the official Boise Hunter Homes community page for Sky Mesa markets two infinity edge pools, scenic walking paths, a full court outdoor basketball facility and open green spaces. That is a current marketing representation from the developer’s own page. It is not a recorded amenity plan, a completion certificate or an association document, and marketing pages change.
What Brian has seen on camera
Brian covered Sky Mesa in his top ten South Meridian neighborhoods video, and the segment starting around 12:28 shows labeled community footage with the pool area, paths and green space. He calls the community feel the best thing about Sky Mesa and says the infinity pools are what you fall in love with when you drive in. That is dated first person footage and opinion, not a rights document.
Brian’s Sky Mesa segment starts at 12:28. For a street level feel, his South Meridian driving tour drives through Sky Mesa starting around 05:13. Both are dated footage for orientation, not boundary or amenity rights evidence.
Discovery Park is public, not an HOA amenity
Discovery Park is a City of Meridian public park at 2121 East Lake Hazel Road, about 1.6 road miles from a representative Sky Mesa address. Buyers can consider it as a nearby public destination, but it belongs to the city, not to the Sky Mesa association, and it is open to everyone.
What is not verified about amenity access
No current governing documents were obtained for this page, so nobody can tell you from public records alone which phases hold recorded rights to which amenities, what the pool rules and seasons are, who maintains what, or what the reserves look like. Buyers may need the current association resale and disclosure documents, recorded declaration chain and amendments, current rules, and written confirmation from the association for the exact property. Ask for those materials before you write an offer, not after.
Schools
For one publicly advertised Sky Mesa address, West Ada’s adopted 2026-2027 boundary maps return Hillsdale Elementary, Lake Hazel Middle School and Mountain View High School. The West Ada Board approved the Gold boundary proposal on February 9, 2026, and the district says those zones take effect for the 2026-2027 school year. This is a dated lookup for one representative address, not a promise for every home in the neighborhood.
The method matters here. The address used is 3112 E Renwick St, a home the developer publicly advertised as of July 13, 2026. It geocoded to a clean street match. The point fell inside Hillsdale Elementary in the adopted Gold elementary layer, Lake Hazel Middle in the middle-school layer that the district says did not change from the Blue proposal, and Mountain View High in the high-school layer carried into the adopted Gold proposal. The district’s approval notice, 2026-2027 attendance-area page and approved boundary map hub were checked July 13, 2026.
Boundaries move, programs change and capacity decisions happen every year. Before you rely on a school assignment, enter the exact address of the home you are considering in West Ada’s official school locator and confirm directly with the district. This page makes no ranking or school quality claims, and it should not, because boundary data does not measure schools.
Homes and housing composition
Sky Mesa is a newer single family neighborhood with a mix of build years from the mid 2010s through current construction, and lots that run from suburban sized to over a quarter acre. Every home in both frozen data samples, all 31 closings and all 30 active listings, was classified single family. The developer currently markets floorplans of roughly 2,700 to 4,400 square feet on homesites of roughly 6,000 to 11,500 square feet.

What this composition means for a buyer
The two samples differ. Homes that sold over the last year have an older median build year and larger median reported lots than the active snapshot. If a bigger yard is a priority, compare the exact lot dimensions and survey for each available home rather than assuming the neighborhood has one standard lot size.
Limitations you should know
The single family classification is a fact about these 61 records, not a legal promise that no attached product could ever exist in any recorded phase. Developer floorplan and homesite ranges are marketing for what is currently offered, not recorded minimums or maximums. And no current architectural or design standards were obtained, so fence, landscape, solar, RV parking and exterior change rules all remain unverified until you read the actual documents for your home.

Where Sky Mesa is
Official City of Meridian GIS places all nine main scope recorded subdivision polygons west of South Eagle Road in the East Taconic Drive and East Lake Hazel Road corridor. The map marker below is a point verified inside the official Sky Mesa Commons No. 1 polygon. Separately, the school and road distance checks use one developer advertised Sky Mesa address near the South Eagle Road and East Taconic Drive approach. Its geocoder point is orientation evidence only, not a subdivision boundary or proof that the point falls inside every recorded layer. From that advertised address, the route is about 0.2 road miles to the South Eagle Road and East Taconic Drive approach, about 1.6 miles to Discovery Park, about 6.0 miles to Meridian City Hall, about 10.9 miles to the Boise Airport and about 11.6 miles to Boise City Hall.

One name, several layers
“Sky Mesa” means different things in different systems, and it pays to know which layer you are looking at. The public name covers the whole community. City of Meridian GIS records nine separate recorded main scope plats under two series names, Sky Mesa Subdivision and Sky Mesa Commons Subdivision. Your purchase contract will reference one exact legal description on one recorded plat. The public name gets you to the neighborhood; the legal layer governs your actual lot. Builders, products and recorded phases
Boise Hunter Homes is the name that shows up most in Sky Mesa’s retained sales records, but the builder field in MLS data is incomplete, so no honest market share number exists. In the closed sample, 13 of 31 records normalized to Boise Hunter Homes and 18 were blank or not attributable from the field. In the active sample, 18 of 30 normalized to Boise Hunter Homes and 12 were not attributable.
That supports one qualified statement: Boise Hunter Homes appears often in Sky Mesa records, and the community page for Sky Mesa is a Boise Hunter Homes marketing page. It does not support a complete builder roster, and this page will not invent one from blank fields.

On product, the developer currently markets floorplans of roughly 2,700 to 4,400 square feet on homesites of roughly 6,000 to 11,500 square feet. The recorded structure behind the marketing is four Sky Mesa Subdivision plats recorded from 2018 to 2021 and five Sky Mesa Commons Subdivision plats recorded from 2018 to 2026. HOA costs: what can actually be verified
This review could not verify a current Sky Mesa HOA fee from the public sources checked through July 13, 2026, so treat any number on a listing site as unconfirmed. The MLS fee fields for Sky Mesa conflict across records, an Idaho Secretary of State search under the obvious Sky Mesa association names returned no exact association entity, and no current declaration, budget or current association resale and disclosure documents were obtained for this page. That is not a reason to panic. It is a reason to demand the real documents.
Why the listing site numbers do not settle it
HOA fee fields in listing data for Sky Mesa report different amounts across records, sometimes differing by hundreds of dollars for homes in the same neighborhood. Two notes worth flagging. Sky Mesa Commons No. 5, the phase the developer describes as final, is now a recorded plat. Two dated facts matter, and they should not be blended into one claim.
First, on February 25, 2026, the City’s recorded subdivision layer shows SKY MESA COMMONS SUB NO 05 recorded under instrument 2026013119. That settles recorded plat status. It does not establish construction completion, current inventory or which governing documents attach to those lots.
Second, as of July 13, 2026, the developer’s marketing describes this as the final phase and says it is both now selling and releasing soon. Those two statements sit on the same page, so treat the marketing language as changing and confirm current availability directly if you want a lot in that phase.
Recordation, construction and marketing are different layers. This page keeps them separate, and you should too.
Your Sky Mesa due diligence checklist
Run these in order once you have a specific home in play. The early items kill bad deals cheaply; the later items protect the good ones.

Brian ranked Sky Mesa number six in his top ten South Meridian neighborhoods, and his reasons were specific: the community feel, the gradual incline and the pools. In his words, the best thing about Sky Mesa is the community feel, some homes pick up views and the infinity pools stand out when you drive in. He has also described activity around the pool edge, food trucks coming out and some very large homes inside the neighborhood.
He also knows the builder side firsthand. He has put clients under contract with Boise Hunter Homes and calls them really good to work with, a local company that runs a smooth large operation while keeping the focus on the individual buyer. In his driving tour he points out that the developer controls the lots, which is why the neighborhood keeps a consistent look and feel.
