Living in South Meridian, Idaho: The Best Location in the Valley That Nobody Talks About
South Meridian has a reputation problem. Something floating around on the internet suggests it’s not the place to be. I grew up two miles from here, would have gone to Mountain View High School had it been built a year earlier, and I can tell you the reputation doesn’t match reality. This might actually be the best-located area in the entire Boise Valley.
I’m Brian Hymas. I’ve lived in the Treasure Valley for 35 years, closed over 120 transactions totaling more than $100M in sales, and earned Circle of Excellence honors and the RENE designation with JPAR Live Local. I was born and raised in South Meridian. Here’s what it’s actually like.
The Quick Answer
- Location is the best in the valley. Two and a half miles from the freeway. Downtown Boise in 10 minutes once you’re on it. The Idaho Center is 10 minutes away
- Home prices: Median sales hold strong. In Century Farms, the last 12 months show no sale over $800K, median below $765K, and nothing under $500K
- Family amenities: Roaring Springs Water Park, Wahooz Family Fun Zone, Topgolf, two community pools in Century Farms, YMCA walking distance, Hillsdale Park
- The trade-off: It’s a sea of homes. No major commercial intersection like North Meridian’s Chinden and Linder corridor. You’ll drive to most shopping and dining
- Schools: Mountain View High School, Hillsdale Elementary (connected to YMCA and Hillsdale Park)
- If you like Homestead in Eagle but want better pricing, Century Farms is the answer
Why I Say It’s the Best Location
Here’s what most people don’t realize about South Meridian. Once you’re on the freeway, which is only two and a half to three miles from most neighborhoods, you can be anywhere in the valley in minutes. Downtown Boise is 10 minutes. The Idaho Center is 10 minutes. Middleton is 20 minutes. Eagle is a quick shot north.
The freeway access is what makes this location work. You’re not stuck in a pocket that requires driving through 15 minutes of residential streets to get anywhere. You’re on the freeway fast, and from there, the entire valley opens up.
Compare that to some outer areas where the drive just to reach a main road eats up your commute. South Meridian gives you suburban living with legitimate quick access to everything.
What’s Here (And What’s Not)
Let me be straight about this. South Meridian is primarily residential. There’s a ton of homes. It’s a sea of subdivisions, and between them, you’ll find stores and services scattered at key intersections rather than concentrated in one commercial hub.
What you’ll find: – Lowe’s and Home Depot (less than a mile apart near the freeway) – Walmart – Albertsons at Amity and Eagle (plus another one nearby) – Jimmy John’s, Fat Boy’s Deli, Tommy Italian, Coned, Qdoba, Big Judd’s – Mobetta’s and Nashville Cluck’s Chicken across the freeway – Topgolf (couple miles from central South Meridian) – The Village is about four miles out – YMCA (walking distance from Century Farms and Hillsdale)
What you won’t find: A single major commercial intersection with everything stacked together like North Meridian’s Chinden and Linder area. There’s no “main and first” in South Meridian. You have a few places here and there, and you drive between them.
For some people, that’s a dealbreaker. For others, it’s the appeal. Less commercial density means quieter neighborhoods and less traffic through your streets.
Roaring Springs and Wahooz
This deserves its own section because it’s a genuine family draw. Roaring Springs Water Park has been here since I was a teenager, and it’s one of the largest water parks in the West.
Family tube rides that fit five people. A toilet bowl ride. Solo torpedo drops where the floor literally drops out from under you. Wave pool. Lazy River. The recently expanded Rapid River. Tons of food options. As a family, we find ourselves out here regularly during summer.
Wahooz is right next door with bowling, laser tag, ropes course, arcades, two 18-hole mini golf courses, bumper boats, and kids go-karts. You can buy day passes for cheap and hit most of it. Between Roaring Springs and Wahooz, you have a full day of family entertainment without leaving South Meridian.
Century Farms: The Neighborhood I Recommend
If you like the Homestead neighborhood in Eagle but want better pricing, Century Farms in South Meridian is the answer. Same developer (Brighton), same look and feel. The clubhouse looks the same. The fences look the same. The community areas look the same. It’s essentially the same neighborhood in a different location with significantly better prices.

The neighborhood has two community pools, a connection to Hillsdale Park, YMCA within walking distance, and you’re only two to three miles from the freeway.

The Development Story
What’s now South Meridian was all farmland when I was growing up. I used to mow lawns and drive the grass clippings over to feed the cows that roamed where subdivisions now sit. The farmhouse that still stands near Hillsdale Elementary is a reminder of what this area looked like 20 years ago.
People love and hate the development. I love it. These are well-planned neighborhoods with community amenities, parks, and good schools. The growth has been responsible, and the neighborhoods maintain their value because of it.

South Meridian vs North Meridian
This is the comparison everyone asks about. North Meridian has the commercial density, the newer luxury builders, and the intersection everyone wants to be near (Chinden and Linder). It’s where a lot of the valley’s growth energy is focused right now.
South Meridian has the better freeway access, lower price points for comparable homes, established family entertainment, and the YMCA connected to schools and parks. It’s more purely residential, which cuts both ways.
If you want walkable access to shopping and dining, North Meridian wins. If you want the best freeway location, established family amenities, and more house for the money, South Meridian wins.
