North Meridian is the hottest market in the Boise Valley right now, and every neighborhood wants you to think it’s the best one. Some of them are. Some of them aren’t worth the HOA. Here’s the real breakdown from someone who’s sold homes in most of these subdivisions.

I’m Brian Hymas. I shop in North Meridian no matter where I’ve lived. Here’s what you need to know about every major neighborhood.

The Quick Answer

  • Spur Wing is my #1 pick. Country club lifestyle, golf course, pool with food service, multiple home styles from $337K (pre-2020) to $4M+
  • Three Corners is the luxury play. Median $1.1M, homes up to $2.9M, large lots up to an acre+
  • Fairbourn has the best location but the smallest lots. Median $852K, five minutes from everything
  • Paramount wins for schools. Elementary, middle, and high school all within the subdivision. Median varies by section
  • Bridge Tower West has the best builders and paver streets. Median just under $800K
  • Bainbridge is the best family value. Median $615K, 22 acres of green space, top builders
  • Oaks North has variety from $422K to $1.3M with walking paths, fishing ponds, and pickleball
  • Quartet is the new kid. Brighton, Alturas, and James Clyde building now. HOA under $900/year
  • Silver Springs is uniform but solid. Venta/Todd Campbell homes, median $714K

The Chinden and Linder Intersection

Before diving into neighborhoods, you need to understand why North Meridian works. The Chinden and Linder intersection is the commercial core. Within five minutes, you have Fred Meyer, Winco, Costco, Walmart, Costa Vida, Hugo’s Deli (best fries in the world, not debatable), Starbucks, Chase Bank, Orange Theory, Boise Fry Company, Epic Car Wash, Olive Garden, MoBettas, Taco Bell, McDonald’s, Blaze Pizza, and the Meridian Library.

Every neighborhood I’m about to cover is within a short drive of this intersection. That’s the location premium you’re paying for.

Spur Wing Country Club: My #1 Pick

If I had to choose one neighborhood in North Meridian, it’s Spur Wing. Here’s why: you get a country club membership, golf course access with discounted rates, pool with food service (order burgers by the pool), and a clubhouse for events.

Spur Wing is actually several sub-neighborhoods: Spur Wing Greens (eco-friendly builds, social membership option), Spur Wing Heights (view lots and estate lots), and Spur Wing Olive Tree (homes right on the golf course, all resales now).

The numbers:
  • Bedrooms: 2-6
  • Lot sizes: Small interior lots to large estate and view lots
  • HOA: Around $1,500/year (may be higher with membership add-ons)
  • Pre-2020, I sold a 3-bed, 2.5-bath in Spur Wing Greens for $337K. That home is now worth $600-700K
  • Homes range up to $4M for estate properties

If you want a lifestyle neighborhood with country club amenities, this is the one.

Three Corners: The Luxury Tier

Three Corners is where the money is.

  • Bedrooms: 4-7
  • Bathrooms: 3-5
  • Garages: 3-car minimum, up to 6-car
  • Square footage: 2,700 to 5,000+
  • Lot sizes: Quarter acre to over an acre
  • Built: 2015-2023
  • Lowest sale: $759K
  • Highest sale: $2.9M
  • Median: $1.1M
  • HOA: $1,000-$1,500/year

Community park, covered picnic area, walking paths. You’re paying for large homes on large lots in a premium location. The HOA doesn’t get you much beyond a pristine community.

Fairbourn: Best Location, Smallest Lots

Fairbourn has the location dialed in. Five minutes from Costco, Fred Meyer, Winco, and everything at Chinden and Linder. Community pool, clubhouse, walking paths.

The catch: The lots are tiny. The distance between your home and your fence is minimal. This is my only real complaint.
  • Bedrooms: 3-6
  • Bathrooms: 2 to 4.5
  • Square footage: 1,900 to 5,000+
  • Lot sizes: Max quarter acre (someone bought 2-3 lots for the view, but that’s rare)
  • Builders: B&B, Biltmore, Berkeley, Asbury, Chapman
  • Lowest sale: ~$600K
  • Highest sale: $1.5M
  • Median: $852K
  • HOA: ~$1,000/year

All built within the last few years. If you can handle tight lots, the location is unbeatable.

Paramount: The School District Winner

The most common reason people move to Paramount is schools. Rocky Mountain High School, Heritage Middle School, and Paramount Elementary are all located within or directly adjacent to the subdivision. And the ratings are strong.

  • Square footage: 1,400 to just under 4,000
  • Lot sizes: 0.08 to 0.33 acres
  • Builders: Todd Campbell, Brighton, Berkeley, Eaglewood, Hallmark
  • Three heated community pools
  • Homes from nearly 20 years old to just 4 years old
  • HOA: $590-$2,000/year depending on section
  • Location: Half mile from Fred Meyer, Winco, Costa Vida, Hugo’s Deli

When Paramount was first built, it was “out there.” Now it’s one of the best-located neighborhoods in North Meridian. Values have followed.

Bridge Tower West: Best Builders, Paver Streets

The telltale sign you’re in Bridge Tower West is the paver streets instead of asphalt. It’s a cool look and gives the neighborhood a premium feel.

My favorite builder here is Tradewinds. They do nothing like the others, never cut corners, and pride themselves on being unique. Other builders include 90 Degrees, Gardner, Solitude, Biltmore, plus many shared with Bainbridge.

  • Lowest sale: $535K
  • Highest sale: $1.164M
  • Median: Just under $800K
  • HOA: $540-$1,100/year

Bainbridge: Best Family Value

22 acres of green space, community pools, walking paths, and a builder lineup that delivers bang for the buck: Brighton, Alturas, Todd Campbell, Hallmark, Eaglewood, James Clyde.

  • Square footage: 1,400-3,700
  • Lot sizes: 0.08 to just over 0.33 acres
  • Lowest sale: $480K
  • Highest sale: $1.15M
  • Median: $615K
  • HOA: $630-$2,000/year

If you’re raising a family and want value, Bainbridge is hard to beat. If you’re retiring, there are better fits, unless you don’t mind friendly bike gangs of kids rolling through.

Oaks North: The Variety Play

Toll Brothers’ higher-end tier. Walking paths, fishing ponds, pickleball courts, play areas.

  • Square footage: 1,500-5,000
  • Lot sizes: 0.15 to 0.5 acres
  • Some homes have 2 RV bays on top of the garage
  • Lowest sale: $422K
  • Highest sale: $1.3M
  • Median: $750K

My wife and I actually looked at Oaks North before choosing Middleton for more land.

Quartet: The New Build

Brighton, Alturas, and James Clyde are building here now. Semi-custom options available. Community pool, micro park, walking paths.

  • Lot sizes: 0.15-0.27 acres (uniform)
  • Garages: 2-4 car
  • Max 3 bedrooms, 3.5 bathrooms currently
  • HOA under $900/year
  • Current highest sale: $850K (expected to rise)

Paramount for schools, Bainbridge for value and green space, or Oaks North for variety and amenities. All three are strong family choices.

As a general rule, 99% of neighborhoods in North Meridian include pressurized irrigation through the HOA. Your water rights are paid for through your dues, so you can water your lawn without a separate bill.
