The $137,900 gap between the lowest and highest closing is too large to use one community average as an offer answer. Rebuild the comparison around the exact plan, square footage, lot, garage, orientation, finish level, completion stage, included work, incentives, lender terms, and timing. The median is context. It is not an appraisal or an offer recommendation.
Construction and builder boundaries
Greenmont is in a current Hubble sales phase. One address can be at a completely different stage.
The official Hubble route identified Greenmont as Now Selling and displayed current Quick Move In and Under Construction markers. It also presented Ready Now, Under Construction, and To Be Built choices on the community page. That supports a broader current builder phase.
Those community labels do not prove the condition of one house. A property can change status, miss a schedule, receive inspections, wait on corrections, obtain a certificate, carry a different incentive, or have a different warranty start date without changing the overall community page.

HOA reality
The association applies to declared Phase 1. The current property package controls the buyer decision.
Greenmont Subdivision Homeowners’ Association, Inc. is an active Idaho nonprofit in good standing, entity 6374241. The Idaho record names Alliance Management Partners, LLC as registered agent. That role alone does not prove who manages the association. Hubble’s current Greenmont HOA section and its Greenmont contact list both name AMP as the current public HOA contact. The 2025 declaration creates the association and applies it to the exact Phase 1 property described in the declaration. That proves the association route for the included property. It does not prove the current account balance, a violation, an assessment, insurance coverage, reserve condition, transfer cost, or standing of one address.

Using the public Greenmont sales center at 4310 Dawnstar Avenue as the starting point, the July 22, 2026 route check showed about 2.9 miles and 8 minutes to Caldwell City Hall, about 25.2 miles and 31 minutes to Boise Airport, and about 26.1 miles and 34 minutes to Boise City Hall.
Traffic, construction, weather, school activity, departure time, and the exact home will change the practical result. Run your own route during the hour you expect to travel.
Home patterns
Greenmont offers broad Hubble choice inside a compact first phase
On the August 2, 2026 check, Hubble presented one story and two story choices with three to seven bedrooms, two to four bathrooms, and two or three car garages. Current sections of the official page show different square footage ranges, so verify the exact plan rather than relying on one community range.
A plan name does not settle the decision. The same plan can sit on a different lot, face a different direction, carry a different garage, include different finishes, be at a different stage, and come with different incentives or lender terms.

Walk the route you will live every morning and evening. Check where bedrooms sit, how stairs and storage work, whether the garage fits your vehicles, how the kitchen connects, and which rooms receive useful light. Model finishes should not choose the floor plan for you.

The dated 32 home Active plus Pending count equals about 46 percent of the 70 parcel residential Phase 1 scope. That is not a normal resale snapshot. Treat this page as a builder decision guide, where release timing, plan availability, physical stage, incentives, lender terms, warranty, and completion details can matter as much as the public list price.
Pending homes made up 59.4 percent of the current 32 home count. Active homes made up 40.6 percent. That split says many homes had already moved into contract status by the check date, while 13 Active choices remained.
