Ten current new construction homes create real choice. That is the good news. The trap is treating similar age and one builder name as proof that the homes are interchangeable. Lot position, plan, orientation, stage, options, incentives, financing, inspection result, warranty record, completion, and possession can change the value of one offer.
The recent numbers are useful because they cover the full recorded residential boundary. Fifty seven closings give you better context than a handful of visible listings. Still, 53 were marked new construction. Builder credits and lender incentives can make two equal sale prices very different deals. Start with the $474,990 midpoint, then rebuild the comparison around the exact written terms.
The four phase legal structure is not a reason to avoid Springhill. It is a reason to ask a precise title question. Springhill No. 4 has a recorded annexation, while the 2025 second amendment exhibit expressly lists Nos. 1 through 3. Do not guess what that means for one home. Have title, escrow, and the current HOA package answer it before the deadline.
The market label also deserves attention. The exact home search uses Meridian, while the map labels the orientation road Kuna and the school locator is Kuna. My recommendation is simple. Start with the six Active homes and any Pending home that still matters to your comparison. Narrow by lot, plan, stage, and total documented deal. That turns a broad new construction search into a decision you can defend.
