Estrada Village Eagle Idaho: Homes, HOA, Maps and Market Data
Estrada Village in Eagle, Idaho
The builder wave is over. The resale chapter is just starting.
Estrada Village is a 102 home community in Eagle with two recorded phases and very little inventory right now. The buyer decision is not about choosing from a long builder list. It is about recognizing a rare resale when one appears, checking which recorded phase contains the home, and getting the current association details tied to that address.
Quick facts
Four numbers tell most of the story
Current homes
No Estrada Village home matched the current search
The July 19, 2026 inventory check used the Estrada Village subdivision name and Eagle together. It returned zero Active, zero Pending, and zero Coming Soon homes. That is a truthful empty market, not a broken search and not proof that a private sale cannot exist.

Resale and low inventory reality
This is now a wait for resale market

Recent closings carried a new construction flag
Most closings in the research period came from the builder cycle. Four were not marked new construction. That small resale group is the start of a different market, but it is not large enough to treat every future resale like a builder closing.
Only 3 left
That builder message belongs to November 2025
Blackrock Homes published an Estrada Village last call article on November 8, 2025. It is useful history because it shows the project was near sellout then. It does not establish current builder inventory, future lots, completion status, access, incentives, or a new phase today.
Verified market data
Recent sold prices ran from $605,000 to $814,800
The table covers 22 Estrada Village closings in Eagle during the stated period. Every closing was matched to one of the 102 home parcels before the group was calculated. These are neighborhood level guideposts. The right value for one home still turns on size, lot, finish level, condition, concessions, and the competitive market when it is listed.

HOA reality
The association and portal are current. The bill is still address specific.
The recorded declaration names Estrada Village Community Association, Inc. The Idaho Secretary of State showed entity 4395210 as Active Good Standing on July 19, 2026. Alliance Management Partners LLC appeared as the registered agent, and the current Alliance community list linked to an Estrada Village portal.
That gives a buyer a real contact path. It does not prove the dues, frequency, balance, transfer cost, insurance, budget, or obligations for a particular home. Those answers belong in the current disclosure or resale package for the address.
| What to ask | Why it changes the decision | What should answer it |
|---|---|---|
| What amount is due and how often? | A listing field can miss the frequency or carry an old figure | Current disclosure, account statement, association answer, title, and escrow |
| What charges come with a sale? | Setup, transfer, resale, irrigation, and other costs affect closing cash | Current fee schedule and settlement figures |
| Are assessments or rule changes pending? | Future costs and use restrictions can matter more than the regular payment | Notices, minutes, budget, rules, and resale package |
| Who maintains private roads, common driveways, and irrigation? | The recorded documents create several kinds of common and limited use property | Current governing documents, written association response, title, and inspection |
| How does association insurance fit with owner coverage? | Gaps and deductibles can affect risk and premium | Current master policy summary and an address specific owner quote |
Schools
Use the address, move year, and district answer
This page does not lock a home to a school name. Attendance areas can change, and a neighborhood label is not what the district enrolls. Enter the exact property in the current West Ada attendance route, then confirm the result for the school year that applies to your move.
Finish the school check
Ask the district about elementary, middle, and high school assignment, transportation, enrollment paperwork, program access, capacity, and any approved boundary change. A map pin or real estate field is only a lead.
Location and routes
Start at the recorded Spartan entrance, then switch to the driveway
The No. 1 plat shows the connection between East Spartan Street and East Spartan Lane. Google Maps resolved that same intersection during the July 19 check. It is a useful orientation point for the community, not a substitute for the address you are considering.
Open the recorded entrance on your phone. Replace it with the exact driveway before you judge a route.
Builders and home patterns
Recent sales show a focused newer home range
Blackrock Homes was the builder named throughout the 22 closing records. The homes sat on reported lots from 4,704 to 9,365 square feet, with a midpoint of 5,619. Those boundaries help you compare like with like. They do not tell you the plan, orientation, upgrades, drainage, landscape condition, warranty position, or maintenance history of a resale.
Water and sewer
On the No. 1 plat, the lots are stated to receive domestic water from Eagle Water Company, and the plat includes Eagle Sewer District easement language. The current Veolia Idaho and Eagle Sewer routes can start the check. Confirm the provider, meter, connection, account, charges, capacity, and service condition for the address.
Seasonal irrigation
The plat and declaration describe irrigation service and association responsibilities, with New Dry Creek Ditch Company named in the plat. Before relying on the system, confirm the current source, season, schedule, charge, winterization, lot equipment, repair duty, and actual operation at the home.

Recorded documents and plats
Four instruments define the two phase chain
| Instrument | Recorded role | Why a buyer opens it |
|---|---|---|
| 2022 027643 | Estrada Village Subdivision No. 1 plat | Shows the first phase, home lots, common property, private streets, easements, utilities, and the Spartan entrance |
| 2022 029553 | Original community declaration | Names the association and creates the starting framework for assessments, restrictions, maintenance, irrigation, common areas, and later annexation |
| 2023 000265 | Estrada Village Subdivision No. 2 plat | Shows the second phase lots, streets, access, common property, and easements |
| 2023 035254 | First supplement to the declaration | Annexes No. 2 Lots 70 through 124 and describes common area, limited common area, and a common driveway inside that phase |
Open the community packet
Search Estrada Village in Ada County through the TitleOne tract search. The current result contains separate packets for Subdivision Nos. 1 and 2.
Move from community to property
Use Ada County property records and the current title commitment for the home. The tract packet is a research tool. It is not a title report and does not prove every obligation for one address.
My read for buyers
Patience matters more here than speed
The two phase line is manageable
There are only two recorded subdivisions in the current community scope, and the first supplement clearly brings the second one into the declaration. That makes the opening legal question direct. Which plat contains the address, and what later records affect it?
Low inventory changes the search
Zero current homes means the next listing can attract attention simply because it exists. Set the alert early, prepare the financing and document questions, and keep outside Eagle comparisons ready so scarcity does not make the decision for you.
Resale evidence is still thin
Only four of the 22 recent closings were not marked new construction. The community is moving away from builder sales, but the resale record is still small. Condition, improvements, lot position, and seller terms deserve more weight than a simple neighborhood midpoint.

Estrada Village FAQ
The questions buyers ask first
Where is Estrada Village in Eagle?
The No. 1 plat shows the community entrance at East Spartan Street and East Spartan Lane in Eagle. Use that point to understand the general location, then run schools, routes, utilities, flood mapping, permits, and insurance from the exact address.
How many homes are in Estrada Village?
The two recorded phases contain 102 home parcels. Ada County shows 124 parcel records across both plats, with 22 used for common lots, common driveways, private road property, and other property that is not a home parcel.
Are any Estrada Village homes for sale now?
The exact July 19, 2026 search found no Active, Pending, or Coming Soon home in Estrada Village plus Eagle. Inventory can change, so use the live home module and confirm the status of any result with the listing agent.
What did Estrada Village homes recently sell for?
Twenty two closings from July 19, 2025 through July 18, 2026 ranged from $605,000 to $814,800. The midpoint sold price was $684,800. Eighteen of the 22 were marked new construction, so the group still carries a strong builder closing influence.
Who built homes in Estrada Village?
Blackrock Homes was the builder named across all 22 closings in the research period. A November 8, 2025 Blackrock article said only three homes were left at that time. That article is history, not proof of current builder inventory or warranty coverage for a resale.
How much are the Estrada Village HOA dues?
This resource does not publish a periodic dues figure because the available listing field did not prove both billing frequency and current application to each property. Request the current disclosure or resale package, fee schedule, account statement, assessment notices, budget, insurance information, and final escrow figures for the address.
What amenities does Estrada Village have?
No recreation amenity is claimed here. If a common area, path, open space, irrigation feature, private street, or driveway affects your decision, ask for current written proof of ownership, maintenance, access, cost, insurance, and property eligibility. Then inspect it in person.
What should I check before buying an Estrada Village resale?
Confirm the correct plat and recorded chain, title exceptions, current listing status, association package, private access duties, permits, inspection results, repairs, remaining builder warranty, water, sewer, irrigation, schools, flood mapping, taxes, insurance, and final settlement figures. Tie every answer to the home and contract deadlines.
Market, listing, legal, association, builder, school, map, utility, hazard, permit, insurance, source, and canonical checks refreshed July 19, 2026. Property decisions still require the current address and contract documents.

I've spent 35 years in the Treasure Valley — born in Boise, raised in Meridian, lived in Eagle for 8 years, now on acreage in Middleton. Before I was an agent, I was an appraiser. That means I see homes differently than most. I've closed over 120 transactions and more than $100M in sales, but the number I'm most proud of is the families who moved here from California, Washington, and beyond and said it was the best decision they ever made. There's a lot more to the story.
