Every number on this page has a source and a date, and I flag what still has to be checked for a specific address. That matters more in Pinnacle than in most neighborhoods, because it is a phased community where rules and fees can differ by phase.
What Pinnacle Is
Pinnacle is a Brighton-developed master-planned community in South Meridian, part of the developer’s broader SO|ME District branding. I grew up about three miles from this ground, and I have walked and filmed this community myself. It is one of the larger builds happening in South Meridian right now.
One thing that confuses buyers: the paperwork. The recorded master declaration for this community is titled “Master Declaration of Covenants, Conditions and Restrictions for Pinnacle Master Association a.k.a. Apex Master Association,” recorded with Ada County as instrument 2022-028701. The legal plats underneath Pinnacle carry Apex names, such as Apex South Subdivision No. 1 and Apex Southeast Subdivision No. 1. So the community you visit is called Pinnacle, and the recorded documents and plats often say Apex.
Two rules follow from that. First, the neighborhood’s public name is Pinnacle, and that is what I use. Second, not every Apex-named project in Meridian’s planning records is part of Pinnacle. City files include several other Apex-named applications. A property is only governed by the Pinnacle documents if a recorded chain of declarations and annexation amendments actually connects it. For any specific home, that chain gets confirmed through the recorded plat, the title commitment and the association’s certified package, not through the project name.
Orientation is simple: Lake Hazel and Locust Grove is the practical anchor, with access from Lake Hazel on the Locust Grove side and the Eagle Road side. Amenities: Built, Planned and Public
Keep three buckets straight here, because marketing pages tend to blur them.

Built community features. The official community amenity page lists a southeast community pool, a community center, walking paths, pocket parks, playgrounds and open green space. When I filmed here, the green corridors stood out. These are not thin strips of grass between fences. They are genuine open spaces with paths, and one of those paths leads toward Discovery Park.
Planned features. The same official page labels a second pool, on the northwest side, as planned with an opening date of TBD. Do not buy on the northwest side assuming a pool exists there today. It does not, as of the July 12, 2026 check.
Public amenities that are not HOA property. Discovery Park belongs to the City of Meridian. I said this in my video and it is still true: it is city property, open to the public, with playgrounds, a splash pad, sport courts, a skatepark, a bike and pump track, fields, a dog park, shelters, pathways and a covered stage. The Pinnacle Branch library and the Tomlinson YMCA are also public-facing facilities, not HOA rights. That is mostly good news, since you do not need an HOA credential to use the park or the library, but it also means the HOA does not control their hours, programs or fees.
One caveat on all of it: amenity access for a specific home can depend on association membership, phase, credentials and operating status. Confirm your property’s actual rights in the certified resale package before you count on anything.
Schools for the Representative Address
For the publicly advertised model-home address at 6161 S. Apex Avenue, the official West Ada 2026-27 attendance locator returned:
- Mary McPherson Elementary School, marked bus zone
- Victory Middle School, marked bus zone
- Mountain View High School, marked bus zone
Treat this as a worked example of the lookup, not a promise for every Pinnacle home. Pinnacle is large, boundaries shift, and the district itself describes its map as a general representation. Before you write an offer, run your exact address through the West Ada attendance locator and confirm directly with the district. Gem Prep operates a public charter school in the area, but proximity to a charter school never creates an assignment or a guaranteed seat. Homes, Lots and Design Limits
Pinnacle’s housing mix is broader than a typical single-builder subdivision. Official sources identify three builders: Alturas Homes, Brighton Homes Idaho and James Clyde Homes. Developer marketing describes detached homes, townhomes, apartments and lots generally marketed from 34 to 90 feet wide. In my September 2024 video, the on-site Brighton agent described roughly 2,500 planned homes, which would make Pinnacle one of the biggest communities in this part of the valley. Treat that count as a dated marketing statement, not a recorded fact.
What the verified market data says about what has actually been selling: the 125 homes that closed in the exact Pinnacle subdivision between July 12, 2025 and July 12, 2026 had a median build year of 2025 and a median lot of 0.165 acres, about 7,187 square feet. The 31 active records carried a median build year of 2026 on the same median lot size. In plain terms, this is a new-construction neighborhood with standard city-sized lots. If you want an acre, Pinnacle is not your community. If you want newer construction with real common green space instead of a big private yard, it fits.
Three sub-products deserve their own labels so you do not mix them up:
- Cadence at Pinnacle is Brighton’s separately marketed, gated 55+ active-adult product, described as coming soon. Its maintenance and lifestyle promises apply to Cadence, not to Pinnacle at large.
- Viera at Pinnacle is a separate rental-townhome community. Its amenities and lease terms are not homeowner HOA rights.
- Alturas product labels such as Pinnacle Northwest, Pinnacle Southeast and Pinnacle Vertex are marketing phase names. Legal applicability always comes from the recorded documents, not the brochure.
Design control is real here. The recorded covenants and the Southeast architectural guidelines establish design review and an ACC process for their stated scope. If you plan to add a shop, an RV pad, solar, a fence style you like or a bigger detached structure, get the current guidelines for your specific phase and get ACC approval in writing before you commit. The Southeast guidelines do not automatically govern other phases, so pull the right document for the right lot.
Current Market Evidence
These numbers come from my direct IMLS database work, restricted to the exact subdivision value Pinnacle in the city of Meridian. Lookalike records such as Pinnacle Townho and Pinnacle subdivisions outside Meridian are excluded. Closed data covers July 12, 2025 through July 12, 2026. Active records were evaluated July 12, 2026 from the retained July 11, 2026 import, so they reflect that cutoff rather than a same-day feed.

Read this table the honest way. Asking prices are not sold prices, and neither number is an appraisal of any specific home. The active median sitting above the closed median does not prove appreciation; the two samples can differ in size, builder mix and finish level, and I have not measured that composition. DOM coverage is partial: only 98 of 125 closed records and 9 of 31 active records reported it, so treat the day counts as directional at best.

Where Pinnacle Sits
Pinnacle runs along the Lake Hazel Road corridor between Locust Grove and Eagle roads in South Meridian. The practical approaches are Lake Hazel from the Locust Grove side and from the Eagle Road side. I will not promise which internal entrance is fastest for a given lot, because construction phasing changes access; drive it yourself before you commit to a specific street.
To make distance concrete, I measured vehicle routes from the representative model address at 6161 S. Apex Avenue to five destinations people actually ask about, using a reproducible routing service on July 12, 2026. These are route distances, not drive times, and the router is not traffic-aware.

The airport run is the quiet advantage of South Meridian. When I filmed here in September 2024, I talked about how you can take Lake Hazel most of the way toward the airport, and that observation matched what buyers kept telling me. For an exact property, remeasure from that driveway in a current mapping app and drive it at your actual commute time, because traffic and construction change and no chart replaces that.

Builders, Products and Phases
Three builders are officially identified in Pinnacle: Alturas Homes, Brighton Homes Idaho and James Clyde Homes. Brighton is also the developer, which is a structure I like as a buyer’s agent: the developer has skin in the game on how the whole community turns out, not just individual lots. I have put clients into Brighton and Alturas homes over the years and had good experiences with both, and I said as much on camera in this community.
The phase structure matters more than the builder logos:
- The legal plats carry Apex names. Apex South No. 1 is the master declaration’s initial property. Apex Southeast No. 1 is the initial property of the supplemental declaration. Later amendments annexed Apex Northwest No. 1, Apex Southeast No. 2 and Apex Northwest No. 2.
- Alturas markets phases as Pinnacle Northwest, Pinnacle Southeast and Pinnacle Vertex. These are product labels. Only the recorded chain tells you which documents govern a lot.
- Cadence at Pinnacle is Brighton’s coming-soon gated 55+ product. The City of Meridian’s development layer showed the Apex Cadence No. 1 final plat, FP-2026-0001, as active and approved when I checked on July 12, 2026, with 112 buildable lots among 139 total lots and units in the City record. A plat approval is not a construction date, an HOA right or an inventory promise.
- Viera at Pinnacle is a separate rental-townhome community, not part of what you would own.
Practical takeaway: when you pick a lot, make your agent pin down which recorded declarations and amendments govern that exact lot, because rules genuinely differ by phase. Rentals are the clearest example, covered next.
HOA Structure and Current Fees
Pinnacle uses a layered association structure. The recorded master declaration creates the Pinnacle Master Association framework, also known in the document title as Apex Master Association, and permits sub-associations. The 2022 supplemental declaration names Pinnacle Homeowners Association, Inc. as a sub-association. Brighton Association Management manages the community, with payments, documents and architectural requests handled through its CINC owner portal.
One oddity you should see coming: public documents spell the association’s name several different ways. The recorded supplemental says Pinnacle Homeowners Association, Inc. The community’s resident page says Pinnacle Homeowner’s Association. The 2026 disclosure uses Pinnacle Owners Association, Inc. in the header and Pinnacle Owner Association, Inc. at the signature. I am not going to tell you which spelling is legally controlling, because that is exactly the kind of thing the certified resale package and title work must resolve for your specific purchase.
Current fee evidence comes from the association’s dated 2026 public disclosure:

Heads up on stale numbers: the community’s public FAQ page still shows an $850 annual assessment, a $250 setup fee and a $150 transfer fee. Those conflict with the dated 2026 disclosure and are not current fee evidence. My own 2024 video discussed an $800 annual figure that was accurate on camera at the time and is likewise superseded. Use the 2026 disclosure numbers as the current public reference, then confirm everything with a certified, address-specific resale package.
Rental rules are phase-specific. The general supplemental declaration restricts leasing except in hardship cases. The first amendment replaced that rule for Apex Northwest Subdivision No. 1 with a minimum six-month, entire-residence leasing regime plus management and notice requirements. That six-month rule belongs to Northwest No. 1 and cannot be assumed anywhere else. If rental flexibility matters to you, get the recorded documents for your exact phase before you write the offer.
Your resale-package checklist. Before closing on any Pinnacle home, order the certified package through Brighton Association Management and make sure it covers: the collecting legal entity’s exact name, every assessment layer that touches the lot, current budget, reserve balance and any reserve study, the association’s insurance certificate, pending or approved special assessments, litigation, violations on the property, amenity rights and credentials, all governing documents and amendments for the phase, and every transfer, setup, resale and demand charge. None of that is publicly verifiable today, which is why the package exists.

These are the recorded instruments and the current public disclosure, downloaded from the official community resident-information page and verified July 12, 2026. Read the applicability column carefully. No single document covers all of Pinnacle.

A second amendment, instrument 2022-082675, annexed Apex Southeast Subdivision No. 2 with its own common-area cost allocation; it is part of the same recorded chain even though it is not separately embedded below. Later-phase declarations, bylaws and consolidated current rules were not available as a complete public package, so treat this set as the verified public core, not the whole rulebook for every lot.

Utilities, Irrigation, Flood and Other Property Checks
I am deliberately not publishing universal answers here, because there are none. What the recorded master declaration does establish, for property it governs: the association framework runs a main irrigation distribution system to lot shutoffs, owners are responsible beyond the shutoff, delivery is not guaranteed, and rotation or rationing may occur. It also distinguishes certain ACHD public right-of-way storm facilities from surface drainage maintenance outside the right-of-way, which may fall to an association or the owner. Everything more specific requires the exact address.
Run these checks on any Pinnacle home you get serious about:
- Water and sewer: confirm service in writing with the City of Meridian Water Division and Utility Billing for the exact address, and identify every other provider, including electric, gas, internet and trash, plus connection or impact fees where relevant.
- Irrigation: identify the water source and rights, the delivery schedule and the condition of the system serving that lot. The declaration framework does not tell you any of that.
- Flood: search the exact address at the FEMA Map Service Center and reconcile with the plat and title work. A neighborhood-level statement means nothing for a specific parcel.
- Drainage and easements: pull the recorded plat, the title exceptions and City or ACHD records, then look at the lot in person, especially grading against neighbors and common areas.
- Wildfire and insurance: get exact-address quotes from carriers. Regional fire maps do not decide your premium or insurability.
- Roads: confirm with ACHD and the plat who maintains each street fronting the lot. Do not assume every road is public.
- Traffic and noise: stand on the lot at your real commute time and on a weekend. Lake Hazel is an active corridor and South Meridian is still building out; no chart substitutes for your own ears.
Planning and Development Nearby
South Meridian is one of the fastest-changing corridors in the valley, so anything I write here decays quickly. Two dated, verified items worth knowing:
- The City of Meridian’s official development layer showed final-plat records for Apex Southeast Nos. 1 through 3 and Apex Northwest Nos. 1 through 6 when checked on July 12, 2026. Planning records are not HOA annexation proof or construction guarantees.
- The same layer showed FP-2026-0001, Apex Cadence No. 1, as active and approved with 112 buildable lots among 139 total lots and units in the City record. Brighton separately markets Cadence at Pinnacle as a coming-soon 55+ gated product. Keep the City count and the marketing pitch in separate mental buckets.
The City states that active applications update nightly and map information monthly, with its own accuracy caveats. Before you buy, recheck the City’s development map for anything new around your specific lot, especially undeveloped ground you can see from the backyard. The northwest pool, remember, remains planned with an opening date of TBD.
Your Pinnacle Due-Diligence Checklist
In priority order, for any specific home:
- Order the title commitment and recorded-document package: plat, master declaration, supplemental declaration and every amendment listed as an exception, so you know exactly which phase rules govern the lot.
- Order the certified resale or demand package through Brighton Association Management covering every assessment layer, budgets, reserves, insurance, special assessments, litigation, violations, amenity rights and all transfer charges, and confirm the collecting entity’s exact legal name.
- If renting the home out ever matters, confirm the leasing rule for that exact phase in the recorded documents.
- Run the exact address through the current West Ada attendance locator and confirm with the district.
- Confirm water, sewer and every other utility provider in writing, plus irrigation source, rights and schedule.
- Check the FEMA flood map for the exact parcel and reconcile easements and drainage with the plat and title exceptions.
- Get insurance quotes for the exact address before your contingency deadlines.
- Verify amenity rights and current operating status, including which pool credentials the home actually carries; do not count the planned northwest pool.
- For new construction, verify permits, final inspections, warranty terms and ACC approvals for anything added after closing, using the guidelines for the correct phase.
- Walk the lot and drive your commute at real times, and recheck the City development map for active applications around the property.
Brian’s Take
I grew up about three miles from where Pinnacle sits, and I was born and raised in South Meridian. I have told my wife that if I were starting over, I would seriously consider planting roots back on this side of town. So take my bias into account: I like South Meridian, and I said on camera in this community that I think this area offers a strong lifestyle setup.
Who should have Pinnacle on the short list: buyers who want newer construction from established builders, standard city-sized lots with real shared green space instead of a big private yard, a public park, library and YMCA within a couple of miles, and direct South Meridian routes toward the freeway and airport. Relocating buyers who want a turnkey home in a community that is still adding features fit this profile well, and the median closed price of $704,900 over the past year tells you roughly where the market has been transacting. The distance chart is not traffic-aware, so drive the route at your actual commute time.
Who should keep looking: anyone who wants acreage, animals or a shop-sized outbuilding, because 0.165-acre median lots and active design review do not support that lifestyle. Buyers who hate construction activity should also think twice, since Pinnacle is still building out and planned features, like the northwest pool, are not finished. And if you need guaranteed rental flexibility, the phase-specific leasing rules mean you cannot assume anything until you have read the documents for your exact lot.
The honest tradeoff is timing. You get newer housing stock and a community still gaining amenities, and you accept ongoing construction, phase-by-phase rules and a fee structure you must verify per address. No. Discovery Park is a public park owned and operated by the City of Meridian at 2121 E. Lake Hazel Road, covering roughly 64 acres. Anyone can use it, and the HOA does not control it. The Pinnacle Branch library and the Tomlinson South Meridian YMCA are also public-facing facilities, not HOA amenities.
Can I rent out a home in Pinnacle?
It depends on the phase. The general supplemental declaration restricts leasing except in hardship cases, while the recorded first amendment gives Apex Northwest Subdivision No. 1 a different rule allowing whole-home leases of six months or longer. You must read the recorded documents for your exact lot before assuming any rental rights.
Why do Pinnacle’s legal documents say Apex?
The recorded master declaration is titled for the Pinnacle Master Association a.k.a. Apex Master Association, and the underlying plats carry Apex names such as Apex South No. 1 and Apex Southeast No. 1. Pinnacle is the community’s public name; Apex appears in the legal instruments. Not every Apex-named project in Meridian belongs to Pinnacle, so applicability must be traced through the recorded chain for each property.
Is Pinnacle a 55+ community?
Cadence at Pinnacle is the only product in the reviewed official sources specifically marketed as a gated 55+ community, and it is described as coming soon. That does not establish one community-wide age regime for every Pinnacle property. Verify the recorded restrictions for the exact home. Viera at Pinnacle is a separate rental-townhome community, not owner housing.

Market data method. Statistics come from my retained Intermountain MLS database using only records where the city is exactly Meridian and the subdivision is exactly Pinnacle. Lookalike values, including Pinnacle Townho in any city and Pinnacle subdivisions outside Meridian, are excluded. Closed statistics cover closings from July 12, 2025 through July 12, 2026, inclusive, with 125 records. Active statistics reflect 31 records evaluated July 12, 2026 from the retained July 11, 2026 import, not a same-day feed. Each median uses its own independent denominator of valid reported values, which is why days-on-market medians rest on 98 closed and 9 active reports. Only aggregate statistics are published; no individual listings, addresses or identifying details are disclosed.
Media. The hero image is a real frame from my own aerial footage at 8 minutes 48 seconds of my Pinnacle video, published September 23, 2024. The embedded video is that same video. Both show the community as of the filming date, and statements in the video about fees, prices and pool plans are dated observations superseded by the current evidence above. No competitor media and no AI-generated homes or people appear on this page.
