My wife Kathryn and I had our wedding reception at SpurWing, and I have sold and toured homes there. This page separates the public SpurWing name from the private club, legal phases, HOA documents, current market evidence and exact property checks that matter before an offer.
Quick facts
SpurWing is the name buyers know. Underneath that name sit a private club, multiple residential phase names, and at least one separately verified association. The current legal and association structure for a selected home is the single most important thing to establish before you write an offer, because it controls the documents, charges, and any club relationship that apply to that property.

The practical limit: SpurWing is not one uniform property package. Phase, association, club obligation, documents, lot setting, and charges vary by legal lot. Use this page to narrow your questions. Use the exact address, the title commitment, and the current resale package to answer them.
What SpurWing is
SpurWing started as a golf course community in North Meridian and grew into a family of residential phases wrapped around and near the club. Buyers say SpurWing. Recorded documents and MLS records say something more specific, and that specificity matters.
Here is how the names actually work:
The Club at SpurWing is the private club at 6800 N Spurwing Way. It is an affiliate of Concert Golf Partners. Older material calls it Spurwing Country Club, and you will still hear locals use that name, but The Club at SpurWing is the current identity. The club is a business, not a homeowners association.
Spurwing Sub is a recorded subdivision name referenced in Olive Tree’s public recorded documents. That verifies the legal name in the Olive Tree document chain. It does not map every residence.
Olivetree at Spurwing is a resubdivision within Spurwing Subdivision with its own association, Olivetree Homeowners’ Association, Inc., its own recorded restrictions, and its own assessment and design authority. Its 2019 amendment confirms it retains applicable benefits of Spurwing easements, the pressurized water system, and other subdivision amenities, while its own restrictions control for its lots. Olive Tree markets itself as the final phase of new home development at SpurWing, with single level, lower maintenance living.
SpurWing Greens, Spurwing Heights, SpurWing Greens Estates, Carriage House at Spurwing, Spurwing Challenge Estates, Spurwing Grove, and Spurwing The Rim are exact subdivision labels that appear in Meridian MLS records. They are useful for defining a market set. They are not a certified crosswalk to any HOA or plat. One warning worth repeating: the club’s Challenge Course is a nine hole golf course. A home labeled Spurwing Challenge Estates is not automatically tied to that course, a specific HOA, or the club by its name alone.
SpurWing Heights also has a developer identity. Its official site publishes 6670 N Spurwing Parkway and identifies M3 Companies as the developer.

The public records I reviewed do not establish that these named entities share one HOA, assessment, document stack, or amenity package merely because they share the SpurWing name. Olive Tree is verified as a separate association. Treat every other similar name as an unresolved legal and association question until the selected property’s title commitment and current resale package establish the answer.
Club membership vs HOA dues
Direct answer first: these are two different bills from two different kinds of organizations, and neither one has a current public price sheet. The Club at SpurWing publishes its membership categories but no prices. No current certified HOA assessment schedule is public for any broad SpurWing group. A broad SpurWing number without a current, property-specific source is not reliable. A current resale package or written club quotation for the exact property is the evidence that matters.
HOA charges
Olive Tree’s public documents verify that its association can levy assessments under its recorded documents. For every other SpurWing phase, the reviewed public evidence does not establish a complete current association crosswalk or one shared fee schedule. If an association governs the selected lot, its charges may cover common area, irrigation, landscape or snow services, management, insurance, reserves, and other phase specific expenses. The title commitment and current resale package for the exact legal lot must establish the governing association, actual amount, and inclusions.
Here is the evidence that the listing fields do not support a universal number. Every one of the 38 closed and 20 active MLS records in the market set below carried a value in the listing entered annual Association Fees field. Those listing entered values ranged from $167 to $2,600 in the closed set and $240 to $2,198 in the active set, across different phases and possibly different fee components. That is not a current HOA schedule and I will not chart it as one. The raw values are not comparable enough to establish what any selected home actually owes, which is why the phase and current resale package must decide the number.
Club membership
The Club at SpurWing is a private club. Its current public membership page, checked July 12, 2026, lists these categories and privileges:

The club publishes no initiation fees, dues, food minimums, capital charges, taxes, waitlist terms, or transfer rules on that page, and it expressly reserves the right to change terms. Is membership mandatory if you buy in SpurWing?
It depends on the property, and that is the honest answer. The club’s current page calls Lifestyle a resident membership for SpurWing Greens, Estates, and Heights, which establishes an operational relationship. It does not state whether membership is deed mandatory, HOA funded, owner billed, opt out eligible, or identical across phases.
A November 2022 Spurwing Heights HOA newsletter described homeowners holding a Lifestyle Membership by virtue of being homeowners at that time. That is strong historical evidence of a bundled arrangement in Heights in 2022. It is not a current contract, and the management company identified in that newsletter no longer has a working website.
So the rule I give buyers: assume nothing. Before you remove contingencies, get the current resale package for the exact lot and the current club agreement, and confirm in writing whether a membership obligation attaches to the property, what it costs, how it is billed, and whether it transfers.
Amenities
Keep two lists in your head: what the private club operates, and what your residential association or developer provides. They are not the same list, and access to the first depends on your membership category.

These are private club facilities. They are not public amenities, and they are not proven to be included in any HOA assessment. Your access depends on the membership category that applies to you, if any.

No official source I reviewed proved a current separate SpurWing Greens pool, a complete park and path inventory across all phases, or a planned amenity completion schedule. Ask the applicable association, then go look with your own eyes.
Homes and market data
Closed period: July 12, 2025 through July 12, 2026. Active snapshot: generated July 12, 2026 from my retained Intermountain MLS export store, whose latest observed import was July 11, 2026. Geography: city equals Meridian, subdivision exactly matching nine values: SpurWing Greens, Spurwing Heights, Spurwing Sub, Spurwing Olive Tree, SpurWing Greens Estates, Carriage House at Spurwing, Spurwing Challenge Estates, Spurwing Grove, and Spurwing The Rim. Two Eagle records named Spurwing Acres and Spurwing Sub in Eagle were excluded because they are different places. Medians use the midpoint of sorted nonnull values. Sold price and asking price are different things and are labeled as such. Only combined aggregates are shown because phase level sold groups are small enough to identify individual homes.

Read the ranges before the medians. A community that closes homes from $549,990 to $3,350,000 in one year is not one market. Small golf course townhouses, interior single family homes, and multi million dollar estate properties are all in this set, and the medians simply mark the middle of that spread.

Two honest warnings on the market time numbers. First, the denominators are small, especially the nine active records reporting days on market, so do not treat 21 days as a precise reading of current pace. Second, days on market fields are entered by listing agents and can reset or report inconsistently, which is why I show cumulative days beside them.
What this data is not: an appraisal, a forecast, or a substitute for a live comparable analysis on the home you actually want. When you pick a property, I will run the current numbers against it.
Current SpurWing listings
Live inventory changes daily, so check it live. The search below is filtered to the same nine exact Meridian subdivision labels used in the market data above, so the listings and the statistics describe the same place. The two similarly named Eagle subdivisions are excluded on purpose. A listing appearing here does not tell you which association governs it or what the charges are. That still takes the resale package.
Schools
For the representative address 6800 N Spurwing Way, the official West Ada 2026 to 2027 spatial layers returned Willow Creek Elementary, Sawtooth Middle School, and Rocky Mountain High School. Each was a Bus Zone result. The lookup also returned Galileo STEM Academy as a school of choice Bus Zone and Trustee Zone 4.

The warning that matters: that reference address is the club’s commercial address, not a home. SpurWing phases spread across enough ground that I will not promise every residence matches this result. Run the exact home address in the West Ada Attendance Areas lookup and confirm with the district before your contract deadlines. This page does not rank schools, promise enrollment, or promise busing.
Location and map
SpurWing sits in North Meridian on the north side of Chinden Boulevard, which is US 20 26 and the community’s south access corridor. Olive Tree’s published route is a good practical orientation: from Chinden, go north on Long Lake Way, west on Penncross Way, then northwest on Spurwing Way toward Balata Court and Big Cedar Way.
Two verified reference points anchor the map: The Club at SpurWing at 6800 N Spurwing Way and the SpurWing Heights developer address at 6670 N Spurwing Parkway, both Meridian, ID 83646.
Location is a big part of why people consider this spot. North Meridian has shopping, restaurants, and daily services along the Chinden corridor, but the route and travel time depend on the exact home and traffic. One identity point buyers get wrong: SpurWing is in Meridian. Eagle is close, buyers often shop both, and some approach SpurWing from the Eagle side, but the official addresses here are Meridian addresses. The schematic above uses only the verified addresses and the published route. No source I reviewed supplies one surveyed polygon for the whole SpurWing name family, a certified plat inventory, or a complete entrance count, so I will not draw one. For the exact property, the recorded plat and legal description control. Open SpurWing in Google Maps for live navigation, and use the Ada County Land Records search to match recorded documents to a specific lot.
Home types, lots and builders
SpurWing’s variety is real and it is the reason the price range runs from the mid $500Ks to over $4 million asking. Here is what the evidence supports.

On builders: the listing entered builder fields across the closed and active sets included names and spelling variants such as Brighton, Berkeley, Blackstead, Boise Building Co, Cotner, Gallery by Varriale, Hemmer, James Clyde, MacArthur/Moorhouse, NICO, Shadow Mountain, Todd Campbell, Tresidio, and Varriale. Treat that as a record of what listing agents typed into a form over time, not a current roster, a complete history, or an endorsement. If who built the home matters to you, and it should, verify the specific property’s builder, permits, and history directly.
Phase differences are the punchline of this whole section. A golf course patio home in Olive Tree, an estate lot in Heights, and a townhouse near the club can share the SpurWing name and have almost nothing else in common: different associations, different documents, different services, different charges, and different club relationships. Shop the name, but buy the phase.
HOA documents and rules
Only one SpurWing phase has a public governing document stack I can put in front of you: Olivetree at Spurwing. Everything in this section is Olive Tree evidence, applies to Olive Tree lots only, and must never be assumed for SpurWing Greens, Heights, Challenge Estates, Carriage House, Grove, The Rim, Greens Estates, or any master association. For every other phase, the current resale package is your document stack, and ordering it early is the single best move you can make.
What the recorded Olive Tree documents establish, with PDF page references:
Architecture and exterior changes. The 2018 restated declaration, PDF pages 31 through 35, establishes an Architectural Committee with review authority, possible application fees, detailed plan requirements, a stated 30 day decision mechanism after a complete filing, inspection and enforcement powers, and variance authority. Practical translation: in Olive Tree, get written approval before exterior work, and build the review window into your project timeline.
Fencing. The 2018 declaration, PDF pages 12 and 13, requires approved exterior plans and describes wrought iron fencing, a five foot height standard, setback rules, restricted treatment for entry, corner, and view lots, and golf course fence treatment. Reconcile these with current rules and the exact lot’s conditions before pricing a fence project.
Maintenance. The 2018 declaration, PDF page 14, requires owners to maintain their improvements and gives the association enforcement authority.
Accessory structures and storage. The 2020 second amendment, PDF pages 2 and 3, restricts detached garages, sheds, courts, screened storage items, and other exterior improvements.
Animals. The 2020 second amendment, PDF page 3, allows up to two domesticated dogs or cats in any combination, restricts other animals and livestock, requires control and cleanup, and prohibits dog runs and pet enclosures, subject to service animal language. If you have three pets, this is a contract level question, not a detail.
Landscape and snow services. The 2020 second amendment, PDF pages 3 and 4, places listed lawn, fertilizing, trimming, weed and billbug, sprinkler startup, adjustment and winterization, watering schedule, leaf, and contracted driveway and sidewalk snow services under the association, and expressly excludes sprinkler repair, new landscaping, specialty plants, diseased plant replacement, most pest control, ice and compacted snow, and dwelling exterior maintenance. That is the accurate version of low maintenance.
Assessments and transfer fee. The documents authorize regular, special, and limited assessments, a reserve account, and association insurance categories, and the 2018 first amendment, PDF page 3, creates separate uniform assessment groups for named Block 1 and Block 2 lots. The 2020 second amendment, PDF page 5, set a $400 transfer fee, and the same provision expressly allows the board to increase or decrease it. That 2020 number is legal history, not a current fee. Verify the current amount before closing.
Rentals. The public Olive Tree stack references leases and tenants, but I could not locate a reliable minimum lease term, rental cap, or short term rental rule in the reviewed documents. I will not invent one from silence. If rental flexibility matters to you, get the current rules, any board resolutions, and a written answer from the association before you commit.
Hierarchy. The 2019 amendment, PDF pages 2 and 3, states that Olive Tree’s restrictions are the sole restrictions for its lots and common area, confirms its separate assessment and design authority, and describes the continuing applicable benefit of Spurwing easements, the pressurized water system, and other subdivision amenities, referencing the master declaration recorded as Ada County instrument 95045764.

Buyer summary: The day to day living rules. PDF pages 2 and 3 restrict detached garages, sheds, courts, and screened storage, and set the two dog or cat limit with no dog runs. PDF pages 3 and 4 define the association’s landscape and snow services and their exclusions. PDF page 5 sets the $400 transfer fee and expressly lets the board raise or lower it, so treat that number as 2020 history and verify the current fee.

None of this is meant to scare you off. SpurWing is one of my favorite communities in the valley. The point is that a million dollar decision deserves lot level answers, and every one of these checks has a clear route.
My SpurWing history
Some personal context, with dates attached so you can weight it properly.
My wife Kathryn and I had our wedding reception at SpurWing. Every time I drive past the clubhouse I think about that, so I will admit a soft spot for this community up front.
Professionally, I sold a home in SpurWing Greens before 2020, a nice three bedroom with an office right on a park, and I have toured SpurWing properties across the full price spectrum, including homes in the multi million dollar range. That pre 2020 transaction is personal history, not market evidence. The market section above, dated July 12, 2026, is the evidence.
In May 2024 I published a video ranking my top North Meridian neighborhoods, and I picked SpurWing as my number one, largely for the club lifestyle: the pool, the golf, ordering food by the water on a summer evening. The SpurWing segment runs from about 2:01 to 4:31, with a second aerial look at about 17:01. Watch it for feel and context, and treat every fee, price, pool access, and membership statement in it as a 2024 snapshot. The current club documents and the exact property’s resale package control today.
SpurWing questions buyers ask
What are the SpurWing HOA dues?
I found no current public evidence of one universal SpurWing HOA or fee schedule. Olive Tree is verified as a separate association, while the exact association structure for every other phase must be confirmed from the property’s title commitment and current resale package. Listing-entered annual Association Fees values across recent SpurWing-area listings ranged from $167 to $2,600, spanning different phases and possibly different fee components, so those values are not a fee schedule. The current certified resale package for the exact legal lot is the reliable source for its assessment, inclusions, and fees. I verified the public evidence and listing-field range on July 12, 2026.
Is club membership mandatory when you buy in SpurWing?
It depends on the specific property, and no current public document settles it community wide. The Club at SpurWing currently describes its Lifestyle Membership as a resident membership for SpurWing Greens, Estates, and Heights, and a 2022 Spurwing Heights HOA newsletter described a bundled homeowner membership at that time. Whether an obligation attaches to a specific lot today, what it costs, and how it is billed must be confirmed through the current resale package and the club at membership@spurwing.com or 208-887-1800.
How much does membership at The Club at SpurWing cost?
The club does not publish prices. Its public page, checked July 12, 2026, lists eight membership categories: Full Golf, Individual Golf, Junior Executive Golf, Corporate Golf, Challenge Golf, National Golf, Social, and Lifestyle. It separately describes Premier Date as a dues-reduction provision tied to a member’s existing category. The page publishes no initiation fees, dues, or other charges, and the club reserves the right to change terms. Contact the club directly at membership@spurwing.com or 208-887-1800 for current pricing in writing.
Is SpurWing in Meridian or Eagle?
Meridian. The Club at SpurWing publishes 6800 N Spurwing Way, Meridian, ID 83646, and SpurWing Heights publishes 6670 N Spurwing Parkway, Meridian, ID 83646. Eagle is nearby and buyers often compare the two, but the official SpurWing reference addresses are in Meridian. Confirm the exact property’s city and taxing districts on its title commitment.
What did SpurWing homes sell for in the last year?
Across nine SpurWing named Meridian subdivisions, 38 homes closed between July 12, 2025 and July 12, 2026 in my retained IMLS data. The median sold price was $1,037,500, the range ran from $549,990 to $3,350,000, and the median sold price per square foot was $346.11. These are combined aggregates across all phases and are not an appraisal of any specific home.
Which schools serve SpurWing?
For the representative address 6800 N Spurwing Way, West Ada’s 2026 to 2027 layers returned Willow Creek Elementary, Sawtooth Middle School, and Rocky Mountain High School, each as a bus zone result, plus Galileo STEM Academy as a school of choice. That address is the club’s commercial reference point, not a residence, so run the exact home address in West Ada’s Attendance Areas lookup and confirm with the district before contract deadlines.
Are all SpurWing homes on the golf course?
No. The area includes golf frontage homes, water adjacent homes, view lots, estate lots, interior lots, and townhouses. Listing reported lot sizes in the recent market set ran from 0.079 to 1.183 acres. Golf frontage, water adjacency, and view exposure are lot specific facts verified through the recorded plat, survey, and title exceptions for the exact property.
Can I have pets in Olive Tree at SpurWing?
Olive Tree’s recorded 2020 amendment allows up to two domesticated dogs or cats in any combination, restricts other animals and livestock, requires control and cleanup, and prohibits dog runs and pet enclosures, subject to service animal provisions. That rule is Olive Tree specific and does not apply to other SpurWing phases. Confirm current rules through the association before relying on it.
Can I rent out a SpurWing home?
The public Olive Tree documents reference leases but do not contain a clear minimum lease term, rental cap, or short term rental rule that I could verify, and no other phase publishes its current rules. Do not assume an answer in either direction. Get the current governing documents, rules, and a written association answer for the exact property before you buy with rental plans.
Is SpurWing in a flood zone?
The representative point at 6800 N Spurwing Way returned FEMA Zone X, an area of minimal flood hazard, on July 12, 2026. That is one commercial reference point, not a determination for any home. The area includes ponds and water features, so run the exact parcel through FEMA mapping and get the lender and insurer determinations for the specific property.
Sources, definitions and methodology
Everything material on this page traces to one of the sources below, all accessed July 12, 2026 unless noted. Where a fact could not be verified, this page says so instead of guessing.
Club and operator sources. The Club at SpurWing and its membership, golf, pool, fitness, tennis, and dining pages, plus the Concert Golf Partners location page. These establish the club’s identity, address, amenity categories, membership categories, and contact route. They publish no prices, and the club reserves the right to change terms.
Developer and phase sources. The SpurWing Heights site and its location page, and the Olive Tree at SpurWing site with its documents portal and location page. Developer marketing supports identity, addresses, and marketed concepts, not as built inventory or current contracts.
Recorded Olive Tree documents. The seven PDFs embedded above: Bylaws, Articles, the 2018 Amended and Restated CC&Rs, the 2018 First Amendment, the 2019 Amendment, the 2020 Second Amendment, and Exhibit B, all hosted on the association’s official site. Page references on this page are PDF page numbers, not recorder stamped pages. These documents govern Olive Tree lots only, and later recorded documents or current resolutions may modify them.
Historical HOA evidence. A November 2022 Spurwing Heights HOA newsletter describing the then current manager, a bundled Lifestyle Membership, an anticipated dues increase, and a reserve study in progress. Its details are treated strictly as 2022 history because the management company’s website no longer resolves.
Schools. The official West Ada School District Attendance Areas page and its 2026 to 2027 GIS layers, queried for 6800 N Spurwing Way, returning Willow Creek Elementary, Sawtooth Middle School, Rocky Mountain High School, Galileo STEM Academy school of choice, and Trustee Zone 4, all bus zone results. West Ada is the assignment source, and only an exact address query counts.
Title and legal reference. The Ada County Land Records search is the public route for matching recorded plats and declarations to a specific property. Olive Tree’s 2019 amendment references the Spurwing Subdivision master declaration as Ada County instrument 95045764. The title commitment and current title officer remain the controlling property-specific route.
Flood. FEMA’s National Flood Hazard Layer point query for 6800 N Spurwing Way, returning Zone X, area of minimal flood hazard, within map panel set 16001C. One point, not a parcel determination.
Market method. Source: my retained Intermountain MLS export store, latest observed import July 11, 2026, snapshot generated July 12, 2026. Filter: city exactly Meridian, subdivision exactly one of nine values listed in the market section, with the Eagle subdivisions Spurwing Acres and Spurwing Sub, Eagle excluded. Closed set: sold status with a nonnull sold price and a closing date from July 12, 2025 through July 12, 2026 inclusive, 38 records. Active set: active status with a nonnull asking price at the snapshot, 20 records. Records are counted once. Medians are the midpoint of sorted nonnull values. Reported DOM and CDOM use only records where the field was present: 33 of 38 closed and 9 of 20 active. Sold price and asking price are always distinguished. Only combined aggregates are published because the sold set exceeds the ten record minimum while individual phase groups do not.
Definitions. Median means the middle value after sorting. Asking price is not sold price. MLS designated new construction is the source flag only. Listing entered Association Fees, builder, acreage, and lot area fields reflect what agents typed into listing forms and are not certified schedules, rosters, or surveys.
Dated first person record. My video published May 6, 2024 supports my SpurWing observations, my number one North Meridian ranking at that time, my pre 2020 SpurWing Greens sale, and the wedding reception statement, which a second video published June 25, 2024 independently repeats. All video statements about fees, prices, pool access, and memberships are dated leads, superseded by the current sources above.
What was not verified, stated plainly. No current certified HOA assessment schedule, budget, reserve study, insurance certificate, or manager roster for any broad SpurWing group. No current club price sheet or resident agreement. No surveyed boundary for the full SpurWing name family, no complete plat inventory, and no complete entrance count. No current phase governing documents outside Olive Tree. No builder actively selling new SpurWing homes. No community wide school, flood, utility, internet, noise, or insurance conclusion. Every one of these has a verification route named on this page, and I will help you run it.
