Subdivision story
Two Rivers was developed by Dennis M. Baker and Associates on land between the north and south channels of the Boise River — literally an island in south Eagle. Baker built the 17 ponds and 40 plus waterfalls into the community from the start, along with the gated Pointe and Heron Pointe sections for buyers who wanted an additional layer of privacy within an already private community. The highest single-family home sale in Eagle history occurred in Two Rivers.

Who doesn't fit
If you are sensitive to HOA fees, Two Rivers will bother you every year at $2,000 to $4,000 annually. Also, if you need a large flat lot for a shop or RV storage, the water-centric lots here are not designed for that.
Brian's take
People tell me they want to be in Two Rivers before they’ve ever set foot in it. They’ve seen the photos, read the description, and made up their mind from 1,500 miles away. That almost never happens with a subdivision. It says something about what Dennis Baker built here.
Two Rivers sits between the north and south channels of the Boise River in south Eagle, which means this neighborhood is literally on an island. You enter off Island Woods Drive and the water starts immediately. Seventeen ponds. Over 40 waterfalls. Paved paths, tennis courts, a clubhouse, a pool, gated sections including The Pointe and Heron Pointe, and homesites that range from quarter acre up to a full acre on the water. The highest sale in Eagle in the last 12 months happened in Two Rivers at $6.4 million. The median list price right now is $1.2 million. The lowest sale in recent history was around $650,000 on the smaller end of the community. That range is real and it works because Two Rivers has genuine variety: homes from 1,900 to 8,000 square feet, gated and non-gated sections, waterfront and interior lots, established landscaping that took 20 years to grow in. You cannot replicate this with new construction. What you’re buying is maturity and location that simply cannot be duplicated.
The honest tradeoff is the HOA. Two thousand to four thousand dollars per year depending on your section and lot. That is not a typo. For some buyers that’s a dealbreaker. For the buyers who end up in Two Rivers, it’s the cost of living in the neighborhood that other neighborhoods benchmark themselves against. Eagle Road access makes your daily commute straightforward. North Meridian’s full commercial corridor is five minutes north. The greenbelt is essentially your backyard. If your budget reaches here and the river lifestyle is what drew you to Eagle in the first place, Two Rivers is the answer you were looking for before you knew to look.
The honest tradeoffs
HOA fees are among the highest in Eagle at $2,000 to $4,000 per year. You get a lot for it. But if you resent HOA fees philosophically, this will be a recurring frustration.
Two Rivers is on an island between river channels with one main entry and exit point. During Eagle Road traffic events it can feel congested getting in and out.
The variety in home size and style means the feel changes significantly from one section to another. Walk the specific section you are buying in, not just the overall community.
Insider moves
How I'd price it today
Two Rivers pricing reflects scarcity as much as quality. Waterfront lots on the river or the ponds command a significant premium over interior lots. The $1.2M median masks a wide range. A non-waterfront home in the $700K range and a riverfront estate at $6M are both Two Rivers. Know which Two Rivers you are buying.
What I'd negotiate on
Two Rivers sellers know what they have. Negotiation leverage is limited on waterfront and gated section homes. Your best opportunities are interior lots where the water feature view is secondary, or homes that need cosmetic updating and have been sitting past 45 days.
