Idaho’s appeal is space, freedom, and a slower pace. But most people start their search in Boise or Meridian and never realize the best rural value in Ada County is sitting 15 minutes south in Kuna. If you want land, new construction, and a self-contained small town without paying Eagle or Meridian prices, Kuna needs to be on your list.
I’ve been in real estate in the Treasure Valley for over 8 years, was an appraiser before that, and I’ve lived here for 35 years. Over 120 transactions and $100M+ in sales. Here’s my honest breakdown of Kuna’s rural properties and neighborhoods.
Quick Answer: Why Kuna for Rural Living?

- Self-contained town with its own groceries, restaurants, sports leagues, and parks

Where Kuna Is and Why It Works
Kuna sits about 5 to 6 miles south of Meridian. The main corridor is Meridian Road (Highway 69), which takes you straight to the freeway. You can also use Ten Mile Road. Downtown Boise is 25 to 27 minutes with no traffic.
Here’s what makes Kuna different from other rural spots. It’s still in Ada County, which includes Boise, Garden City, Eagle, Star, and Meridian. Ada County land typically fetches more than Canyon County, so your investment holds stronger. But Kuna’s prices are the lowest in Ada County.
The town is separated from Meridian by about 5 miles of farmland. You drive through open fields with views of Bogus Basin, and then you’re in your own little community. It’s secluded but accessible. Lowe’s, Home Depot, Walmart, and Roaring Springs are a 12-minute drive from downtown Kuna.
Schools
The school ratings show mostly C’s and C-pluses across Kuna’s schools, with Falcon Ridge Public Charter School pulling an A-plus. Here’s my take: those letter grades don’t tell the whole story.
My sister taught in Kuna schools. My friends who live there rave about the school system. I had clients move out to Kuna and they love the schools. This is Idaho. We don’t have the issues you’re reading about in other states. The administrators care, the teachers care, and it’s a tight-knit community.
I was with a customer recently who asked about schools. I called up a principal buddy and he offered to personally show them around. That’s the kind of thing you get in a small Idaho town. The ratings don’t capture that.

My Builder Picks
Tresidio is a builder I love. My best friend is building with them in the new Indian Creek subdivision on half-acre lots. Quality work.
Riverwood and Eaglewood in Patagonia are two I recommend without hesitation. I’ve sold their homes and watched them build. Quality is solid.
CBH builds all spec homes and fits a lower budget. They’re production builders, basic finishes, but solid construction. If square footage per dollar matters most, CBH delivers. Neighborhoods include Crimson Point, Arbor Ridge, Ledgestone, Chaperoso, and Malaspina.
Hayden Homes builds tight, efficient homes in the $370K to $425K range. Great if the floor plans work for you. It’s all preference. I walked one and wasn’t sold on the layout, but my customers loved it. A relative of mine works there and can’t stop talking about them.
Todd Campbell and Ted Mason are reputable builders you’ll find across multiple Kuna subdivisions.
What Kuna Has (and What It Doesn’t)
In Kuna: Ridley’s grocery, Albertsons, Tractor Supply, Wendy’s, McDonald’s, Panda Express, Taco Bell, Smoky Mountain Pizza, Idaho Pizza Company (unlimited pizza buffet for $8-9), Enrique’s (a local favorite), gas stations, DMV Supply, and a ton of youth sports including soccer, baseball, football, wrestling, softball, and PAL.
12 minutes away: Lowe’s, Home Depot, Walmart, Roaring Springs, Wahooz Fun Zone, South Meridian shopping.
Not in Kuna: Big box retail, major hospitals (St. Luke’s is about 15-17 minutes on Eagle Road), and high-end dining.
Green Space and Recreation
Kuna has a greenbelt system along Indian Creek that’s like a mini version of Boise’s famous Boise River Greenbelt. People walk it, fish it, and float it. The creek has green trees and lava rock along the banks. It’s surprisingly beautiful for a desert landscape.
Parks include Nicholson, Indian Creek, Winchester, Arbor Ridge, Butler, and Bernie Fisher. There’s disc golf along Indian Creek and Falcon Crest Golf Course, one of the top courses in the Valley.
The One Catch: Meridian Road Traffic
Meridian Road is the main corridor and it backs up after 5 PM. It’s two lanes each direction with a center turn lane. If your normal commute is 25 minutes, expect 40 during rush hour. There are alternative routes, and the city is converting four-way stops to roundabouts, but it’s something to plan around.
