Kennedy Meadows in Middleton, Idaho: Homes and Buyer Guide
Kennedy Meadows is an established Middleton neighborhood where the house and its setting deserve a close look together. The homes sit along Triumph Drive, Kennedy Drive and Kennedy Court, with different positions relative to streets, neighboring development and a southern greenbelt easement described in City records. I would start with the actual lot: how the driveway works, what is behind the fence, and whether the home’s condition fits the price before assuming a nearby path or open area is part of the property.
Where is Kennedy Meadows?
The Canyon County recorded subdivision index identifies Kennedy Meadows Sub in Middleton from 2005. Current county property records place its lots on Triumph Drive, Kennedy Drive and Kennedy Court. The legal description, not a nearby street name, tells you whether a house is in the subdivision. Triumph Drive also connects toward the separate Mill development described in Middleton’s 2022 planning materials. Those older materials show why street position may matter, but they do not tell us today’s traffic or whether a particular project feature has opened.
For a buyer, I would separate the Kennedy Meadows home from its surroundings. Does the floor plan work without a major remodel? Will the garage and driveway hold your vehicles? Is the back yard sunny or shaded when you would use it? If a fence, shed or garden seems to sit near an easement, ask for a survey and title documents before relying on the apparent space.
What is the story with the path to the south?
Middleton’s April 2022 City record describes a twenty foot greenbelt easement along the southern boundary of two identified Kennedy Meadows lots: Lot 6, Block 1 and Lot 14, Block 2. A separate City planning packet discussed a pathway in that easement as part of The Mill proposal. That is meaningful location history. It is not proof that a path is open today, that every Kennedy Meadows lot backs to it, or that the neighborhood association owns or maintains it.
If you are considering a home near the southern edge, ask the title company to identify the recorded easement on the actual lot. Ask the City about the current route and status of the pathway, and ask the seller or association who maintains nearby landscaping and fencing. Walk the route yourself where access is allowed. A nice view of open ground is not the same thing as a transferable access right or a guarantee it will remain unchanged.
| What catches your eye | Ask for | Why it matters |
|---|---|---|
| Space behind the house | Title exceptions, final plat and a survey if the line matters. | Open ground, fencing and legal ownership can describe different boundaries. |
| A possible path | Current City status, lawful access points and maintenance responsibility. | The 2022 plan does not establish present access or condition. |
| Street setting | A visit at commute and evening times, plus the home’s actual driveway and parking. | Two houses in the same subdivision can feel different day to day. |
What should I know about the association and utilities?
City meeting materials from 2022 record a person identifying as the Kennedy Meadows HOA president. That establishes a historical association reference, not the current board, manager, dues or rules. Ask the seller for today’s association disclosure, budget, governing documents and any notices. Match them against the title commitment from the title company and the recorded declaration available through the Canyon County Recorder. The current board or manager named in those documents is the right route for restrictions, common area maintenance and any planned assessment. I would not quote an old online fee as though it were current.
For the home itself, get current utility bills and ask how lawn water is supplied and billed. The City utility route is useful for municipal account questions, but an irrigation provider or private equipment may have separate responsibilities. At inspection, check the service history of heating and cooling, roof and water heater, irrigation controls, grading and any past moisture issue. A 2005 subdivision plat dates the neighborhood, not every part of a particular home.
What have Kennedy Meadows homes sold for?
I would not give you one neighborhood median from the available dated closed records and call it the answer for a house here. The small group of clearly comparable sales does not capture every difference in upkeep, floor plan, lot position or nearby street activity. If you send me a listing, I can compare its condition and useful living space with appropriate Kennedy Meadows and nearby sales, while keeping The Mill and other recorded subdivisions identified by their own names.
| Buyer question | What I would compare |
|---|---|
| How much work is ahead? | Roof and mechanical age, permits, maintenance receipts and inspection findings. |
| Does the setting fit? | Street position, yard privacy, parking, easements and any verified path access. |
| Is the comparison truly relevant? | Similar layout, usable space and condition, with the recorded subdivision kept clear. |

Quick answers for Kennedy Meadows buyers
Where is Kennedy Meadows in Middleton?
County records place Kennedy Meadows homes along Triumph Drive, Kennedy Drive and Kennedy Court. Confirm the legal description for a particular address because nearby subdivisions are separate.
Does Kennedy Meadows have a usable pathway?
Middleton’s 2022 records describe an easement along two southern Kennedy Meadows lots and a proposed path connection. Those records do not prove current construction, public access or maintenance. Ask the City and review the home’s title documents.
Is there a Kennedy Meadows association?
A 2022 City record mentions an HOA president, but it does not establish today’s officer, fee or rules. Get the seller’s current disclosure, title documents and the present association contact before relying on a listing’s answer.
Who handles irrigation?
That depends on the actual home’s current service and equipment. Ask for recent bills and the seller’s system explanation, then confirm any operator and maintenance duties directly.
What is the median Kennedy Meadows sale price?
I am not publishing a broad median from the limited available dated closed records. I can compare the house you are considering with appropriate sales based on condition, layout and lot setting.

Send me the address and what you care about most, whether it is a quieter street, an easy yard, a practical layout or a possible trail connection. I can help verify the documents and compare the right homes. If you are still choosing a Middleton neighborhood, the quiz gives us a starting point.
Sources checked October 23, 2026: Canyon County’s recorded Kennedy Meadows subdivision and current property indexes; Middleton’s April 2022 City record, The Mill planning materials and utility route; Canyon County Recorder; and my available IMLS closed Single Family records for October 22, 2025 through October 21, 2026. Older City materials do not certify present trail access, association management or an individual home’s utility condition. No current inventory count or neighborhood sale median is asserted.

I've spent 35 years in the Treasure Valley — born in Boise, raised in Meridian, lived in Eagle for 8 years, now on acreage in Middleton. Before I was an agent, I was an appraiser. That means I see homes differently than most. I've closed over 120 transactions and more than $100M in sales, but the number I'm most proud of is the families who moved here from California, Washington, and beyond and said it was the best decision they ever made. There's a lot more to the story.
