Falcon Valley in Middleton, Idaho: A Practical Home Buyer Guide
Falcon Valley is an established and still growing single family community in Middleton. The homes are not all from one building period or one recorded plat. That matters when you compare a house on an earlier street with a newer one: the floor plan, yard, irrigation setup, common areas and governing documents may differ. I would start with the actual address and recorded phase before deciding what a listing description means for your daily life or costs.
Where is Falcon Valley in Middleton?
Falcon Valley spans streets around the Duff Lane and East 9th Street area of Middleton. County residential records include Condor Drive, Gold Street, Nugget Court, Gateway Avenue and other streets across its numbered plats. You can use those roads to orient a tour, but a nearby address is not automatically in Falcon Valley. The Canyon County recorded plat index identifies Falcon Valley plats numbered 1 through 9, with recording years from 2007 through 2026. A recorded plat shows the legal division of land; it does not mean every lot has a finished home or the same features.
The distinction with Kestrel Estates is worth knowing. CBH Homes groups “Falcon Valley (Kestrel Estates)” in its Spring 2026 irrigation directory, but Canyon County has separate Falcon Valley and Kestrel Estates plat names. The marketing connection does not make their legal descriptions, association documents or amenities interchangeable. For any house, I would read the legal description on the title commitment and check which declaration applies.
What kind of home might I find?
Because the plats were recorded over many years, compare homes by their actual build date, condition and layout rather than assuming they all feel alike. A resale may offer established landscaping and finished improvements. A newer home may offer a different plan or warranty, but you need the written specifications and a clear list of what is complete. In either case, measure garage space if a vehicle or storage project depends on it, and walk the side yards and rear lot line instead of relying only on a floor plan.
I would also check the lot’s grade, drainage, fence responsibility and any utility or irrigation easement. Those details can change what you can do with a garden, patio or future improvement. The City’s 2023 Falcon Valley No. 7 plat materials show common lots, drainage areas and easements for that phase. Those details in the City’s materials are a reason to read the recorded plat for your specific lot, not an assurance that every Falcon Valley phase has the same configuration.
What should I know about prices?
I am not quoting a neighborhood median here. My available closed sale records for October 22, 2025 through October 21, 2026 do not include enough verified Falcon Valley sales to quote a useful neighborhood median. An asking price on an active listing is not a sale price, and a Kestrel Estates marketing price should not be borrowed as Falcon Valley’s market level. If you send me a home, I can compare recent closings with similar age, condition, lot and phase, then explain where the evidence is thin.
| What to compare | Why it matters |
|---|---|
| Subdivision and phase | Confirm that each sale belongs to Falcon Valley, then compare its phase and setting with the home you are considering. |
| Home and lot | Build date, condition, finished work, yard and garage utility can matter more than a broad neighborhood number. |
| Terms | New home incentives, repairs and concessions can change the meaning of the reported price. |
Who handles the association and irrigation?
CBH Homes’ Spring 2026 irrigation directory lists “Falcon Valley (Kestrel Estates)” with Middleton Mills as the irrigation district, MGM Association Management as the management contact and the HOA as the maintenance route. This is a useful lead, not a current account statement or proof that every older and newer Falcon Valley lot has identical obligations. The MGM contact page is a place to ask which association account and documents apply. Also request the seller’s current association disclosure, budget, dues schedule, transfer charges, insurance and irrigation information, and compare them with the title commitment and documents recorded through the Canyon County Recorder.
For Falcon Valley No. 7, the City’s 2023 plat materials describe common lots for open space and stormwater management and name the Falcon Valley Homeowner’s Association for ownership and maintenance. That statement concerns the phase shown in those historical materials; confirm the final recorded documents and current responsibilities for the property. Ask who maintains the common area nearest the house you are considering, whether a path or landscaped space is private or public, and whether the irrigation service and pump maintenance are included in the same budget. Do not assume a nearby open space is a private amenity you can reserve or alter.
What should I check before choosing a lot or resale?
| Decision | Document or observation |
|---|---|
| Legal identity | Title commitment, recorded plat, lot and block, association declaration and phase amendments. |
| House condition | Inspection, permits or warranty as applicable, written scope of unfinished work and seller disclosures. |
| Yard and irrigation | Delivery and maintenance contact, seasonal operation, pump obligations, easements and actual landscaping condition. |
| Shared spaces | Current rules, ownership, maintenance map and any public dedication rather than a nearby green area on a sales map. |
| Monthly budget | Current association charges, utilities, property taxes and insurance for the exact house, not an estimate from another phase. |

Quick answers for Falcon Valley buyers
Is Falcon Valley the same as Kestrel Estates?
Canyon County records Falcon Valley and Kestrel Estates as separate subdivisions. CBH Homes groups the names in its irrigation directory, but that does not make their governing documents or amenities interchangeable. Check the legal description and governing documents of the exact home.
Are all Falcon Valley homes from the same building period?
No. Falcon Valley’s numbered plats were recorded from 2007 through 2026. Compare the actual home’s build date, condition, floor plan, lot and phase rather than assuming every street is alike.
What is the median Falcon Valley sale price?
I am not publishing a neighborhood median from the available October 22, 2025 through October 21, 2026 records because there are too few verified Falcon Valley sales in those records. Ask me for a comparison built around the house and phase you are considering.
Who should I ask about irrigation and association fees?
Start with the seller’s current disclosure and title documents. CBH Homes’ Spring 2026 directory lists Middleton Mills and MGM Association Management as contacts for its Falcon Valley and Kestrel grouping, but confirm the actual account, fee and maintenance duty for the lot.
Does every home have the same common area rights?
Do not assume so. Review the recorded plat, declaration, phase amendments and current rules for the property. The City identifies specific Falcon Valley No. 7 common lots, but that phase’s layout is not a promise about every other phase.
Want to compare a Falcon Valley home?
Send me the address and what matters most to you, whether that is a more established yard, a newer layout, garage space or manageable upkeep. I can help check the home, recorded phase, documents and relevant sales before you decide. Still deciding where to live in the Treasure Valley? The neighborhood quiz can help us start that conversation.
Sources checked October 22, 2026: Canyon County recorded Falcon Valley plat index and current legal parcel service; historical City of Middleton Falcon Valley No. 7 agenda packet; CBH Homes’ Spring 2026 irrigation directory; MGM Association Management contact page; and my available IMLS closed records for October 22, 2025 through October 21, 2026. The City packet is not presented as the final recorded instrument or proof of current duties. No current inventory count or neighborhood sale median is asserted.

I've spent 35 years in the Treasure Valley — born in Boise, raised in Meridian, lived in Eagle for 8 years, now on acreage in Middleton. Before I was an agent, I was an appraiser. That means I see homes differently than most. I've closed over 120 transactions and more than $100M in sales, but the number I'm most proud of is the families who moved here from California, Washington, and beyond and said it was the best decision they ever made. There's a lot more to the story.
