Country Sage Ranches is for the buyer who wants a new home and an acre or more to use, not just a bigger floor plan. The developer markets 30 estate homesites in the Middleton area, with Maddyn Homes and Stetson Homes as builders. The real comparison is what you can do on a particular lot and what it takes to maintain the well, septic and irrigation systems that come with this kind of property.

My quick take: Country Sage offers a different decision from a smaller new home lot in town. You can ask about room for a garden, RV bay, detached building or animals, but the marketing language is only a starting point. Confirm the recorded restrictions, county rules, utility design and the exact home’s written inclusions before buying for any of those uses.

Where is Country Sage Ranches?

The recorded Country Sage tract is in the Middleton area of Canyon County. County residential addresses place homes on Belgian Way, Fjord Street, Haflinger Way and Draft Street. Earlier Canyon County approval materials describe the project within Middleton’s area of city impact, but that historical description does not establish the current city limit for your lot. Ask for the exact address and check its current jurisdiction and route before you travel.

A Middleton mailing address does not settle the utility question. Maddyn Homes describes private well and septic service in Country Sage, so verify what was actually installed for the home you want. My Middleton guide helps frame the wider area comparison, while the property documents answer the lot question.

What homes and lots are being offered?

The Country Sage developer page describes 30 estate homesites of roughly one to one and a half acres and names Maddyn Homes and Stetson Homes. Maddyn’s page describes some lots as large as about 1.75 acres and shows individual floor plans. These are builder descriptions checked October 22, 2026, not a promise that every home has the same acreage, construction path or finished features.

For a buyer, the lot can be as important as the house. Check the usable level ground, driveway, RV bay, setbacks, fencing and landscaping. If animals, a shop or an accessory dwelling unit are central to your plan, ask the county and the developer for the rules that apply to the exact property. General community marketing is not a permit or a recorded right.

What have Country Sage homes sold for?

Among 14 reported single family sales with acreage in my available records for October 22, 2025 through October 21, 2026, the median sold price was about $1.23 million. This is a limited sample, not a complete count of neighborhood sales or a current asking price. The median reported time on market was about 37 days.

I would not use that median to value one Country Sage house. Builder, lot shape, finished space, RV capacity, outbuildings, landscaping and included systems can differ materially. A custom or semi custom home also needs a clear written scope for allowances, change orders and completion timing. Compare the actual properties and contracts, not just the community name.

What should I verify about water and land use?

Maddyn markets private wells, septic, pressurized irrigation and natural gas here. Earlier county approval materials identify Black Canyon Irrigation District as the surface water source. Neither source tells us the exact condition, delivery schedule, fees or maintenance split for a home being sold today. Ask the builder or seller for the well log and water quality results, septic permit and design, irrigation agreement and service map. Confirm who maintains the pump, lines and sprinklers and what happens when a repair is needed.

Large lots can be wonderful if you will use the space. They also bring more mowing, fencing, snow work and system upkeep. Review the recorded plat and have uncertain boundaries located by a licensed surveyor. Look for easements and drainage paths, then check whether your intended use can be approved. The county Recorder is a records route; a current title commitment, permits and physical inspections are the right evidence for a particular parcel.

Open the full Country Sage single family search. A listing label alone does not establish the recorded lot or its service arrangements.

Who manages the association and irrigation?

The public developer page does not identify a current association manager or the exact dues for a specific lot. Start with the Country Sage developer contact and request the current association disclosure, governing documents, budget, account statement and transfer charges for the home you choose. Ask who maintains common areas and the pressurized system. Black Canyon Irrigation District is a route to verify the historic surface water source, but the district is not automatically the operator of every private line or pump here.

Likewise, the developer’s statement that outbuildings, accessory dwellings and some animals are possible should prompt exact lot questions. Check the recorded restrictions and current county requirements before counting on those uses.

Quick answers for Country Sage buyers

I've spent 35 years in the Treasure Valley — born in Boise, raised in Meridian, lived in Eagle for 8 years, now on acreage in Middleton. Before I was an agent, I was an appraiser. That means I see homes differently than most. I've closed over 120 transactions and more than $100M in sales, but the number I'm most proud of is the families who moved here from California, Washington, and beyond and said it was the best decision they ever made. There's a lot more to the story.
