Which Treasure Valley Builders Fit Your Budget? Compare the Home, Lot and Buying Path
Start with a specific home and lot package, not a permanent price tier for a builder. My October 20, 2026 review found advertised examples below $400,000 from CBH, Hubble, KB Home and Toll Brothers, plus higher priced examples from Brighton, Alturas, Core, Solitude and Highland. Richmond American has a documented local selection program, but I did not verify a current package price. The right shortlist depends on your complete budget, location, timing and the changes you need.
If you tell me you have $700,000 to spend, I want to know what that money needs to buy. Does it include the lot and a usable backyard? Do you need an office with a door, a main floor guest room or a garage that actually fits your truck? Are you ready to move, or do you want to choose the finishes?
Those answers change the comparison. This guide covers eleven named builders with selected official website examples. It is not every builder in the valley, a quality ranking or a confirmed availability list. I keep the search open across Boise, Garden City, Meridian, Eagle, Star, Middleton, Nampa, Caldwell, Kuna and surrounding areas.
Use my builder quiz to sort your budget and buying paths, then see dated research candidates and the questions still open. You get useful results before deciding whether to share contact details.
First, put the complete budget on the page
A community starting price, an asking price for a specific home and an estimate to build on your land are different numbers. I do not compare them as if they buy the same thing. A starting price below your maximum is a place to investigate. It is not proof that the plan, lot and required features fit.
My comparison starts with the home and land, then identifies lot premiums, required options, site preparation, utility connections, landscaping, fencing and applicable financing and closing costs. For each category, I want either an included item, a written amount or a visible unknown. An unknown cost does not become zero because the advertised home looks affordable.
Leave room for what makes the property work for your life. If you have dogs, fencing matters. If you want to park an RV inside, a garage capacity label is not enough. Door height, clear opening, depth and the approach all belong in the decision. The practical question is whether the complete package works at your maximum, not whether the base plan starts there.
Incentives deserve their own line. Ask which home qualifies, which lender is required, whether offers combine and when the terms expire. A conditional credit is not a lower asking price. I have not included rate offers or monthly payment comparisons in this guide because they need their own current disclosures and buyer assumptions.
Eleven builders and the options worth comparing
These are advertised prices retrieved from official builder pages on October 20, 2026. They are educational snapshots, not offers or guaranteed inventory. Unless explicitly stated otherwise, the complete cost, remaining selections and closing date need confirmation. The locations below describe the example or published program, not a boundary on where the company will work.
| Builder | Example price and type | Example location | Documented path | Key question still open |
|---|---|---|---|---|
| CBH | $391,995 home asking price | Caldwell | Inventory | Complete package and remaining costs |
| Hubble | $390,990 community start | Kuna | Plans and inventory | Which home and lot the price buys |
| KB Home | $344,990 community start | Caldwell | Finish personalization | Homesite premium and selected options |
| Lennar | $399,900 community start, conflicting route held | Caldwell | Inventory and included features program | Resolve current price before matching |
| Toll Brothers | $399,000 home asking price | Kuna | Inventory with advertised future delivery | February 2027 estimate and final total |
| Richmond American | Current price not verified | Nampa program | Finish choices and predefined structural options | Actual open plan, lot and price |
| Brighton | $475,000 home asking price | Nampa | Inventory and separate finish personalization program | Specific package inclusions |
| Alturas | $594,900 and $709,900 home asking prices | Pinnacle Northwest | Inventory | Lot, layout and included package differences |
| Core | $759,900 home asking price | Kuna | Inventory, available soon | Completion and total costs |
| Solitude | $929,000 to $2,846,800 selected home asking prices | Eagle and Star | Inventory, layout changes, original design and owner lot program | Separate quote for a new design or parcel |
| Highland of Idaho | $1,475,000 and $1,850,000 home asking prices | Middleton | Inventory, finishes, early structural changes and owner lot program | Parcel eligibility, selection cutoff and complete price |
CBH Homes
Price example: CBH displayed 4322 Hewitt St in Caldwell at $391,995, with 1,699 square feet, three bedrooms and two bathrooms. That is a specific advertised home price, not a quote for every CBH plan or community.
Why I would include it: it gives a budget focused buyer a concrete inventory home to compare against community starting prices. Confirm the selections already made, completion, exterior package and total closing requirements. Inventory evidence does not prove that a builder offers only inventory or that a buyer can change finishes. Official CBH source.
Hubble Homes
Price example: Hubble advertised Greenmont in Caldwell from the mid $300s and Riverton in Kuna from $390,990. Its community page showed plans and quick delivery homes. These are community starting prices, not the price of a selected finished package.
Why compare it: use the different community locations to test where the budget stretches and which available plan does what you need. Ask for the exact homesite, included package and remaining decisions. A larger plan range does not mean every size fits the starting price. Official Hubble communities.
KB Home
Price example: Maple Hill in Caldwell was advertised from $344,990. KB states that a homesite premium may apply. Its Boise area page also describes local Design Studio selections, including flooring and lighting.
Why compare it: this is a documented starting point for buyers who want finish choices rather than only a completed selection package. Price the choices you actually want before calling it affordable. Finish personalization does not establish original design service or willingness to build on land you own. Official KB Home local source.
Lennar
Price example: Lennar’s Boise page displayed Jayhawk Creek in Caldwell starting at $399,900. A separate search route displayed a different starting figure, so that price is held out of automatic quiz matching until the discrepancy is resolved.
Why keep it in the conversation: the local site documents inventory and an included features program. Compare the actual included list with the upgrades on another builder’s quote. The program name does not mean every cost, feature or exterior improvement is included. Confirm the exact home and current price before using it in a shortlist. Official Lennar Boise source.
Toll Brothers
Price example: The Tribute at Valor Arbor community page listed the Calla at 10522 W Bravery St in Kuna for $399,000 with 1,389 square feet, three bedrooms and two bathrooms. Its advertised quick delivery timing was February 2027. This is a named home price, not the collection’s starting price.
Why compare it: the specific collection matters more than an assumption about the brand’s price level. This example belongs in a smaller home comparison, not a promise of a finished home within three months. Verify the current selections, total costs and timing. Official Toll Brothers community source.
Richmond American Homes
Price status: I did not verify a dependable current home or community price from the local page checked. I have not assigned Richmond American to a budget band.
Why investigate it: its Nampa page describes choosing a homesite, predefined structural options, exterior styles, fixtures and finishes. That makes the selection process worth comparing if you want decisions before construction. It does not establish an unlimited redesign program. Ask which actual plans and lots are open and what your selected package costs. Official Richmond American Nampa source.
Brighton Homes
Price example: Brighton listed the Scotch Pine at 18109 Cinder Brook Ave in Nampa for $475,000, with 1,945 square feet, three bedrooms, two and a half bathrooms and a listed two vehicle garage. The page marked that home ready to move in.
Why compare it: it offers a specific inventory package to evaluate separately from a presale. Brighton’s published presale program describes choosing the home and lot before construction and personalizing finishes, components and colors. Ask which route fits your timing and how much selection freedom remains. Official Brighton inventory and presale program.
Alturas Homes
Price examples: Alturas listed the Selway at 1027 E Escalation St in Pinnacle Northwest for $594,900, with 2,308 square feet, three bedrooms and two and a half bathrooms. It also listed the Palouse at 5911 S Apex Ave for $709,900 and 2,132 square feet.
Why compare them: the smaller listed home costs more in these examples. That is a reason to inspect the lot, layout and included package, not to turn square footage into a value verdict. Neither price establishes a construction quote on a different parcel. Official Alturas available homes.
Core Building Co
Price examples: Core listed the Fairway at 10734 W Lahinch Ln in Kuna for $759,900 and 2,119 square feet, marked available soon. Its Eagle inventory included 1785 W Lone Mountain Dr at $1,219,900 and 2,801 square feet, with an RV bay label.
Why compare it: the listings give buyers different home and location packages to investigate. An RV bay label still needs dimensions and access checked. Core Building Co is a separate builder from CBH Homes. Do not combine their listings or assume the same programs. Official Core inventory.
Solitude Homes
Price examples: Solitude listed 5394 W Haughburn Dr in Eagle at $929,000, with 2,145 square feet, three bedrooms and three bathrooms. Its page also showed 2153 N Buhrstone Ave in Eagle at $1,100,000 and 11950 W Lanktree Gulch Rd in Star at $2,846,800.
Why compare it: the company separately describes inventory, layout changes, original plan design and owner lot builds. Those are different paths. An inventory price does not price an original design on your land. Confirm the exact scope, site and schedule. Official Solitude inventory and published programs.
Highland Homes LLC of Idaho
Price examples: Highland displayed 13350 Breezeview Ln in Middleton at $1,475,000 and 3,160 square feet, marked available. It listed 13370 Breezeview Ln at $1,850,000 and 3,962 square feet, under construction with a spring 2027 estimate.
Why investigate it: its Idaho FAQ documents finish selection, early structural options and owner provided lot builds subject to location and buildable status. Structural changes typically close once preconstruction starts. This is the Idaho business, not another state’s Highland. A parcel and complete project price still need verification. Official Highland inventory and Idaho program FAQ.
What changes below $700,000 and below $800,000?
Below $700,000, this source set gives us several different conversations. CBH and Brighton provide specific advertised inventory examples. Hubble and KB provide community starting points. Toll provides a particular smaller home with a later delivery estimate. Alturas provides a larger listed floor plan example. These are not equivalent offers, and none is a confirmed complete project fit just because its advertised number is below your maximum.
From $700,000 to below $800,000, the checked examples add the Alturas Palouse and Core Fairway. That does not mean paying more automatically buys a larger home. Compare the extra dollars with your priorities. Is it the location, a different floor plan, a particular lot or an included feature you were otherwise going to pay for?
Between $800,000 and $1 million, the Solitude inventory example adds another option to investigate. Above $1 million, Core, Solitude and Highland show why brand wide price categories break down. The examples reach above $2 million, but this is not a complete upper end inventory review. Empty or thin evidence at a price point means I need more verified options, not that there are no builders there.
Put your exact maximum into the builder quiz and see which checked candidates remain, with missing costs shown. A starting price stays a potential lead for research, not a verified total fit.
Choose the buying path before comparing the promises
Inventory means comparing a specific home that is completed or in progress. You can inspect the selected package, then confirm what is finished and when it can close. Do not assume an inventory page means every home is ready today.
Finish personalization means choosing within an offered selection program. Flooring, counters, fixtures and colors affect the experience of living there, but they do not automatically change the floor plan. Ask for the selection cutoff and a priced list before deciding.
Meaningful plan modifications need separate evidence. Moving walls or changing room sizes is different from selecting a predefined exterior or cabinet color. Highland’s early structural process and Solitude’s published layout flexibility are reasons to ask precise questions, not permission for any change on any homesite.
Original custom design starts with a design and construction scope for your project. Solitude explicitly describes original plan design. That does not make one of its listed inventory prices a custom construction estimate. I want the design process, allowances, site costs, change rules and schedule on the page.
Use the quiz to compare your requested path with clearly labeled alternatives. If your move date is firm and your design starts from scratch, the result should explain the conflict. A ready home is an alternative only if you choose to relax the design requirement.
Owning land changes the questions, not automatically the design
You can own land and still want an established plan with finish choices. You can also want an original design inside a builder community. Land ownership and design freedom are separate decisions.
Highland and Solitude publish owner lot services. That gets them into a feasibility conversation. It does not establish acceptance of your parcel. Before treating a lot as buildable for your plan, verify access, utilities, restrictions, setbacks, site preparation and the approvals that apply. A listing for an acre does not prove the land supports your animals, shop or intended use.
Keep the money separate too. Record what you can spend from here, the land value and any land debt. Do not add land equity to a cash budget or add the land purchase price twice. Ask your lender how the existing parcel and debt affect the financing structure. Then compare a scoped construction estimate with the remaining project money, not with a community home’s asking price.
For the ownership work beyond construction, use my acreage ownership cost checklist and acreage buyer guide. This builder comparison adds the construction and program questions rather than replacing those property checks.
Tell the quiz whether you own land and what remains in the project budget. It keeps parcel feasibility visible and does not force every landowner into original custom design.
What I check before turning research into your shortlist
I start with the things the home must do. A main floor primary bedroom does not prove an accessible route. Listed garage capacity does not prove your vehicles fit. A large lot does not prove privacy, usable acreage or the right to add a shop. If a mandatory need is unknown, I leave it unknown instead of announcing a match.
For community homes, I check the actual home and lot release. For land, I ask who controls the lot, whether there is an approved builder team and whether your plan meets the restrictions. A builder’s recent activity in Eagle does not prove it accepts a Caldwell parcel, and it does not justify excluding that builder from every future Caldwell conversation.
I also help investigate builder held lots, upcoming releases and returned reservations, including options that do not yet appear in public home searches. That is research, not a guarantee of access or a particular unlisted lot. I ask about price adjustments, credits, incentive conditions and representation requirements before you tour or reserve.
For the contract decisions, read my guide to new construction buying mistakes. If the larger question is whether to buy new at all, compare new construction with an existing home. Keep those decisions separate from choosing a builder name.
Build your free new home plan, review the dated candidates and decide whether you want my help verifying a shortlist. You can keep or print the result without providing contact details. You can also contact me directly with your budget, timing and the things the property must do.
Questions buyers ask me
Which Treasure Valley builder is best for my budget?
The useful answer is a specific home, lot and program that meets your priorities at a complete price. Start with the documented examples here, then verify the missing costs and mandatory needs. There is no permanent best builder for every buyer at one price.
Does a starting price include the lot and upgrades?
Do not assume it does. Ask for the selected homesite, any premium, included features, required options, exterior work and closing costs. A starting price below your budget is not proof of an affordable finished package.
Can I find new home options below $700,000 or $800,000?
This review found advertised examples below both amounts. They include different locations, sizes, paths and delivery estimates. Confirm a specific complete package before treating the advertised price as a fit for your maximum.
Does owning land mean I need a fully custom home?
No. An established plan with selections is a separate design choice. The builder must still accept your parcel, and site costs and remaining project money need to be compared independently of land equity.
Can I change the floor plan if I can choose finishes?
Not automatically. Finish choices, predefined structural options, meaningful plan modifications and original design are different scopes. Ask which changes are allowed, what they cost and when decisions close.
What if the quiz does not find a supported home package?
It means the checked evidence does not support a match, not that no builder exists. Keep the path explanation, missing facts and next verification steps. Change a priority only if you choose that tradeoff. Contact is optional.
Are these builder quality rankings?
No. Prices, square footage, brand names and a few reviews do not establish construction quality. This guide compares documented packages and buying processes. Review the specific home, inspection findings, included features and written terms before deciding.

I've spent 35 years in the Treasure Valley — born in Boise, raised in Meridian, lived in Eagle for 8 years, now on acreage in Middleton. Before I was an agent, I was an appraiser. That means I see homes differently than most. I've closed over 120 transactions and more than $100M in sales, but the number I'm most proud of is the families who moved here from California, Washington, and beyond and said it was the best decision they ever made. There's a lot more to the story.
